A Madrid court reportedly ruled in favour of 14 Vanian Gardens buyers who alleged that AEDAS Homes marketed materially misleading sea views at the Estepona development, awarding €1,183,284 plus statutory interest; AEDAS defended the claims and has appealed, so the first-instance judgment was not final as of the research date.

About 60 purchasers at AEDAS Homes’ ELARA development in Dos Hermanas reportedly remained unable to occupy homes whose works had finished earlier in 2024, after contractual delivery expected at the end of 2023 was repeatedly deferred; buyers incurred temporary housing costs, while AEDAS attributed the delay to electricity and public-lighting procedures and Endesa disputed responsibility, with AEDAS still forecasting delivery in December 2024.

A Madrid court reportedly ordered AEDAS Homes to pay Vialterra €2,779,562 plus interest—more than €3 million in total—in a dispute over AEDAS’s unilateral termination of the contractor at the Quatre Carreres, Valencia, development and the attempted use of an allegedly technically uncertified façade system; both sides appealed, and the same report says AEDAS obtained a separate €447,749 award against Vialterra over alleged defects in another Carreres promotion.

La promoción ELARA de AEDAS Homes en Entrenúcleos (Dos Hermanas) acumulaba en diciembre de 2024 aproximadamente un año de retraso: aunque las obras habían terminado a comienzos de 2024, unas 60 familias seguían sin poder ocupar sus viviendas por la falta de suministro eléctrico y alumbrado; AEDAS atribuía el problema a trámites de la línea L-12, Endesa discrepaba sobre la responsabilidad y AEDAS aún esperaba entregar en diciembre de 2024. La información recuperada posteriormente confirma entregas de Elara III en mayo de 2026, pero no permite establecer si esa entrega resolvió exactamente la fase afectada ni la situación de todos los compradores de ELARA; por tanto, la persistencia del retraso hasta el 10 de octubre de 2026 queda incierta.
RISK Sentencia: 3 de febrero de 2026; publicación de la información: 8 de agosto de 2026; recurso anunciado ante la Audiencia Provincial de Madrid.
En Vanian Gardens (Estepona), AEDAS Homes OPCO, S.L.U. fue declarada responsable en primera instancia de incumplir obligaciones contractuales al comercializar como garantizadas unas vistas al mar que quedaron obstruidas por la construcción del colegio colindante; la sentencia de 3 de febrero de 2026 condenó a pagar 1.183.284 euros a 14 compradores y AEDAS recurrió, por lo que el resultado no era firme a la fecha de investigación.
RISK Entrega: marzo de 2024; daños comunicados tras lluvias de 2025; reclamación publicada el 23 de julio de 2026.
En una reclamación publicada por la OCU, un propietario de una vivienda AEDAS entregada en marzo de 2024 en Alcalá de Henares denunció desprendimientos crecientes en el techo de la terraza tras las lluvias de 2025 y afirmó que la reparación seguía sin resolverse en julio de 2026; la reclamación es de un consumidor y no acredita por sí sola responsabilidad judicial firme de AEDAS.
