The market here is Saudi Arabia: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • DELIVERY DELAY 8 March 2026 (reported status); redevelopment review noted as beginning in March 2021 Al Akaria’s Al Widyan project land remained under study for a full redevelopment as of 8 March 2026; the project had originally been launched in August 2018, so the source documents an unresolved development hold rather than actual completion.
  • PROJECT CANCELLED 28 October 2020 (report); expected expiry 31 October 2020 Al Akaria’s initial memorandum with Arabian Dream KSA for a mixed-use entertainment and shopping complex at Al Widyan expired in October 2020 without an agreement being reached; the source also states that no relevant financial impact was recorded.
  • PROJECT CANCELLED 6 August 2026 (effective termination; reported 10 August 2026) Al Akaria terminated its partnership with Al Tahaluf Real Estate for a residential-villa project within the Al Akaria Park master plan after specified conditions precedent were not met within the contractual timeframe; each party bears SAR1.12 million of pre-incorporation expenses.

The market here is Saudi Arabia: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Al Olaya Gate 9 development and rehabilitationAl Olaya, Riyadh138 units
8.2/ 10
—/ 10
7.9/ 10

The Google Reviews/Maps building aggregate of 4.3/5 from 92 reviews is the anchor and converts to 7.9/10 under the specified curve. Yango Maps reports 4.5/5 from only 9 ratings, so it cannot replace the anchor under the ten-review rule; structure remains unscored because the published material describes completed works but does not provide a resident structural rating.

+ Completed rehabilitation+ Updated finishes+ Electromechanical works completed+ Architectural facades renewed+ Boundary fences renewed
Not found in sources: No independent systems testing published · No resident plumbing rating published · No resident HVAC rating published · No resident electrical rating published · No leak or waterproofing feedback published
+ Peaceful atmosphere+ Swimming pool+ Gardens and parking+ Family playground+ Gated access and services
− Poor gym equipment− Rude security reported− Small flats− Rent perceived as overpriced− Missing sports court

Al Akaria's 2021 annual report states that Gate 9's rehabilitation and modernization were completed, covering finishes, some electromechanical works, facades and surrounding fences; it also records 138 apartments, a new gym/cafe building and 24-hour security, maintenance and cleaning. The contractor describes the work as renovation of the compound, while resident reviews praise the recent renovation and describe the result as “more like a resort type plan”; no independent resident review located a specific structural, plumbing, HVAC, electrical or leak failure.

Residents commonly praise the renovated setting and amenities: one described it as “Very peaceful and relaxing,” and another listed parking, a swimming pool, playground and BBQ seating. The main operational criticism was specific: “The gym is very poor,” with a report that some security staff used “abusive communication”; these are individual reports rather than recurring themes in the material read.

Al Olaya Gate 7 residential compound rehabilitationAl Olaya, Riyadh128 units
7.6/ 10
—/ 10
7.6/ 10

The building-level Google aggregate of 4.2/5 from 39 reviews sets the level and converts to 7.6/10 under the specified curve. The review commentary is mixed: amenities and location are repeatedly praised, while security is a recurring moderate complaint. Rehabilitation evidence is historical and confirms an intended Q2 2022 completion, not verified completion by 2026-10-08, so no independent structure score is assigned.

+ Rehabilitation contract awarded+ Finishes included in scope+ Electromechanical works included+ Architectural facades included+ Compound fences included
− Older residential buildings− Some electromechanical works required− Modernization was still described as underway in the source− Completion not independently confirmed− No lift in each building
+ Central Al Olaya location+ Kingdom Tower views+ Sports court+ Garden+ Pool and parking
− Security complaints− Perceived disrespect toward expatriates− Unresolved issues− No lifts in buildings− Stairs difficult for groceries

Al Akaria’s 2021 board report says Gate 7’s buildings were old and that rehabilitation had begun, covering finishes, some electromechanical works, façades and surrounding fences, with expected completion in Q2 2022; the report does not establish that completion actually occurred. A resident review separately says there is “no lift in each building,” while the available building-level aggregate is 4.2/5 rather than a structural sub-score.

Reviews praise the location and amenities: one calls Gate 7 “Perfectly located and good for families,” with a “nice sports court” and “beautiful garden,” while another reports a “Huge outdoor swimming pool,” tennis and basketball courts, parking and 24-hour security. The negative operational feedback includes “Security system” rated 1/5, a complaint that guards “behave like land lords,” and “Looks good but lot of issues unresolved.”

Al DhahiyaAl Rimal, Riyadh557 units
4.8/ 10
6.0/ 10
5.0/ 10

No platform-published aggregate rating was located, so the score is based on the 32 written reviews read on the local review page. Their overall tone is mixed but slightly negative: 13 positive, 15 negative and 4 mixed, with recurring lifestyle complaints offset by substantial praise for security, the garden, organization and construction/finishing. The 2021 company report confirms project completion and infrastructure provision, but it is not a resident rating and does not establish current condition in 2026.

+ Good reported finishing+ Attention to detail+ Organized streets+ Internal infrastructure completed+ Well-kept gardens and external layout
− Reported bathroom odour− Reported inadequate construction quality− Standing water at entrance− Small internal layouts in some units− Questions about drainage and utility-meter placement
+ High security+ Organized management+ Quiet environment+ Resident garden+ Good neighbour community
− Remote from daily services− Amenities still developing in early reviews− Inconsistent sales information− High perceived prices− Disputed garden access and upkeep

Structural comments are mixed rather than conclusive. Several reviewers described the construction and finishing as “ممتاز جدا” and praised “الاهتمام بالتفاصيل الدقيقة,” while other reviews alleged “بناء اقل من العادي,” bathroom odour, and standing water at the entrance. Al Akaria’s 2021 annual report states that the complex was completed at the end of September 2021 with water, sewage, electricity, lighting and rainwater drainage infrastructure; that is a completion disclosure, not a current engineering inspection.

Daily-life feedback praises “high security and great environment” and “organised management,” as well as a quiet compound, internal garden and strong neighbourly atmosphere. Negative reviews repeatedly say the project was far from everyday services and that shops, restaurants and cafés were missing or still under development; another reviewer complained that different salespeople quoted different prices. These comments are mostly dated 2021–2023, so they establish lived experience in that period but do not prove that every issue remained current on 2026-10-08.

Only buildings that have reached handover are rated. 3 of 6 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risk flags

6 found
DELIVERY DELAY 8 March 2026 (reported status); redevelopment review noted as beginning in March 2021
Al Akaria’s Al Widyan project land remained under study for a full redevelopment as of 8 March 2026; the project had originally been launched in August 2018, so the source documents an unresolved development hold rather than actual completion.
PROJECT CANCELLED 28 October 2020 (report); expected expiry 31 October 2020
Al Akaria’s initial memorandum with Arabian Dream KSA for a mixed-use entertainment and shopping complex at Al Widyan expired in October 2020 without an agreement being reached; the source also states that no relevant financial impact was recorded.
PROJECT CANCELLED 6 August 2026 (effective termination; reported 10 August 2026)
Al Akaria terminated its partnership with Al Tahaluf Real Estate for a residential-villa project within the Al Akaria Park master plan after specified conditions precedent were not met within the contractual timeframe; each party bears SAR1.12 million of pre-incorporation expenses.
REGULATORY 10 February 2026 (company disclosure)
Al Akaria disclosed that white-land-fee invoices issued against it totaled SAR61,644,472.71, including SAR56,806,511.81 for the 10% band and SAR4,837,960.90 relating to land in Al Akaria Park; the company said it would complete the applicable regulatory procedures and did not expect an additional material effect based on information then available.
PROJECT CANCELLED Q3 2026 termination; reported in the H1 2026 earnings presentation published August 2026
Vyda Residential Project in Riyadh was a planned joint venture between Al-Akaria and Al-Tahaluf; Al Akaria’s H1 2026 presentation reports that the partnership agreement was terminated in Q3 2026 and that Al Akaria plans to exit the land through a sale, so this is a terminated JV/project plan rather than a completed development (the JV event does not by itself establish liability beyond the stated entities).
DELIVERY DELAY Suspension reported 24 May 2022; continuing unresolved status reported in 2025–2026 company materials, as of 8 October 2026
Al Widyan, Al Akaria’s Riyadh residential project, remains stalled: activities were reported suspended in May 2022, and Al Akaria’s 2026 presentation says the land remains subject to government study that may fundamentally change the original project while management discusses its treatment with government agencies; no completion is reported, and the company’s 2025 interim statements say the wholly owned Al Widyan SPV conducted no business during the fiscal year.
