AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. Upkeep and response — belongs to whoever runs the building now. From 5 of 6 rated buildings here and 81 in the market.
The market here is Australia: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • REGULATORY April 2026; appeal withdrawn in June 2026; reported July 21, 2026 Building Commission NSW fined Aland’s construction arm $220,000 and imposed licence conditions after finding unauthorised removal of live electricity assets, use of unlicensed subcontractors and false contractor-licence information; Aland and Andrew Hrsto withdrew their appeal, while Aland said the licence-number issue was a genuine administrative oversight and that it was cooperating with the regulator.
  • SAFETY / LABOUR Court judgment and fine in February 2024; incident on August 24, 2020; reported July 21, 2026 Aland B&W pleaded guilty after a worker was crushed by six-metre steel reinforcement bars at an Edmondson Park site; the District Court found substantial injury and foreseeable risk and fined the company $225,000, while a related civil claim by the worker was reported as pending.
  • LEGAL Settlement in July 2022; litigation commenced in 2020 Owners of Sydney’s evacuated Mascot Towers sued an Aland subsidiary for more than $15 million, alleging excavation for Aland’s neighbouring Peak Towers caused structural cracking; Aland denied the allegation and the parties reached a confidential out-of-court settlement on a non-admissions basis.

The market here is Australia: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

BreyniaSchofields, Sydney177 units
9.5/ 10
—/ 10
—/ 10

The largest applicable review aggregate is the Schofield Gardens by ALAND Google listing at 4.7/5 from 23 reviews; it covers the named masterplanned cluster rather than Breynia alone, so it is useful but not building-exclusive evidence. The converted anchor is 9.3/10, with a small upward commentary adjustment for repeated quality praise and no downward adjustment for the single minor event complaint; the result remains subject to the cluster-scope and review-selection caveat.

+ High-standard construction quality+ Good apartment quality+ Durable long-lasting façade materials
+ Highly positive overall resident sentiment+ Community living appeal+ Convenient access to train station and mall
− One disappointing community event report

The resident material describes the construction quality as “of a high standard” and calls the units “very good quality.” A separate technical case study says Breynia was completed with Hebel PowerPattern panels selected for structural support, durability, insulation, acoustic and fire-rating properties; these are published design/material claims rather than independent defect findings.

The cluster page is rated 4.7/5 from 23 reviews, with residents writing “Best ever place to live!” and “Very good units.” The only clearly negative review read said the Christmas community party was disappointing, that nothing was available before the advertised closing time, and that the reviewer felt “so unwelcome”; this is an isolated event complaint, not a recurring management failure.

PandoreaSchofields, Sydney137 units
9.4/ 10
9.3/ 10
9.4/ 10

The largest applicable published rating is the Schofield Gardens cluster rating of 4.7/5 from 23 reviews, which sets the level and converts to 9.3/10 under the supplied curve. The written comments are mostly positive and include repeated praise for quality, while the one event complaint is isolated and does not warrant a material downward adjustment. The rating is for the wider Schofield Gardens cluster, not explicitly Pandorea alone, so the building-level score carries that scope limitation.

+ High-standard construction reported+ Good-quality units reported+ Modern finishes+ Landscaped common grounds described as beautifully maintained
+ Positive community atmosphere reported+ Good location near station and shopping+ Well-maintained gardens+ BBQ and playground amenities praised+ Professional and responsive sales team reported
− Community-event organisation complaint− One report of feeling unwelcome at an event

Residents described the construction quality as “of a high standard” and separately called the units “very good quality” and the development’s quality “excellent.” No published review evidence located in the material read reported leaks, flooding, lift failures, plumbing, HVAC or electrical problems; that is an evidence limitation, not a finding that none exist.

Residents praised the location and general experience, including “Best ever place to live!” and positive comments about the nearby train station and mall. A 2024 review gave the community Christmas party 1/5, saying “nothing was available” before the advertised closing time and the reviewer felt “so unwelcome”; this is a single event complaint rather than a recurring management theme.

JasmineSchofields, Sydney405 units
9.1/ 10
8.9/ 10
9.1/ 10

The largest published review base is the Google Reviews/Maps aggregate for the Schofield Gardens cluster: 4.7/5 from 23 reviews, converted to 9.1/10. The displayed written reviews are mostly positive on unit and construction quality, with one isolated complaint about a community event, so the anchor remains unchanged; structural and living sub-scores reflect the same evidence and are not independent platform ratings.

+ High-standard construction+ Good unit quality+ Modern finishes+ Energy-efficient features+ Water-saving design
+ Positive community atmosphere+ Well-maintained gardens+ Useful communal amenities+ Convenient station and shopping access+ Responsive sales team
− Disappointing community event− Feeling unwelcome at one event

The available resident-facing material is broadly positive on the physical product: one review calls the construction quality “of a high standard,” while another says residents are getting a “better quality product and good quality unit.” The published Jasmine material also describes energy-efficient systems, water-saving designs and modern finishes, but these are developer or portal descriptions rather than independent engineering findings.

Published feedback describes “the best ever place to live,” “very good units,” and a friendly community with well-maintained gardens and useful BBQ areas. The counterpoint is a single 1/5 review saying the Christmas party was disappointing because “nothing was available” and the reviewer felt “really unwelcome”; this is an isolated event complaint, not a recurring management failure.

LotusSchofields, Sydney197 units
8.9/ 10
8.5/ 10
8.7/ 10

Google Reviews/Maps provides the largest building-specific review base, with 4.7/5 from 23 reviews, converting to an 8.5 anchor under the stated curve. The smaller dlook aggregate is also strongly positive, and the written comments contain repeated praise for quality and living experience, supporting a modest upward adjustment; the court-recorded construction-site environmental breach is reported but was not treated as a completed-building resident defect or recurring review theme.

+ High-standard construction reported+ Durable AAC facade panels+ Acoustic and fire-rating properties reported+ Thermal insulation benefits reported
− Construction-stage sediment and erosion-control failure− Mud tracked onto public roads and into stormwater
+ Positive resident sentiment+ Convenient train and retail access+ Communal courtyard and playground+ Secure parking and video intercom+ Contemporary amenities and open space
− Community event dissatisfaction− Reported feeling unwelcome at one event

Resident feedback included, “The construction quality is of a high standard,” while another described the units as “Very good quality.” Separately, the NSW Land and Environment Court recorded that the Lotus construction site had inadequate stabilisation, mud tracked across Isla Street and actual water pollution; this was a construction-stage environmental-control issue, not evidence of a completed-building defect.

The available resident comments are mostly favourable: “Best ever place to live !” and “Very good units,” with location praise describing the development as close to the train station and mall. The main operational criticism was specific to one community event: “nothing was available” and the reviewer said they felt “really unwelcome”; this is a single complaint rather than a recurring management pattern.

Archibald by ALANDGosford, Gosford327 units

4.3/ 10
The Archibald Precinct (Google/Maps listing surfaced in source) 2/5 · 6 reviews · exa.ai
The Archibald Precinct (Google/Maps listing surfaced in source) publishes 2/5 from 6 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 4.3.

The largest published review set located was the mixed-use Archibald Precinct listing at 2/5 from 6 reviews; because it has fewer than 10 reviews, the score is kept within one point of 6.5 and follows the specified 2/5 conversion. The available written comments concern hospitality service and outlet availability, not residential structure or building management, so structure is unevidenced and no commentary adjustment is applied.

+ Central location+ Outdoor spaces+ Resident amenities+ Value for money
− Unfriendly service− Unhelpful service− Limited outlet availability

no notes returned

no links returned

The available feedback is primarily about the mixed-use precinct’s hospitality operations rather than residential management. One reviewer praised the “great food and location,” while others reported that staff were “unfriendly and unhelpful” and that no kitchen or bar food was available during a visit.

The HoxtonLiverpool, Sydney303 units
6.4/ 10
6.0/ 10
6.4/ 10

Google Reviews/Maps supplies the only located building-specific aggregate and sets the level at 4.1/5 from 14 reviews, converted to 7.4/10 under the requested curve. The score is moved down for serious security complaints and the defect report, with a smaller offset for repeated positive comments; the evidence is resident review evidence rather than an independent technical inspection.

+ Positive comment on materials+ Floor-to-ceiling glazing and natural light described positively+ Rooftop garden and barbecue pavilion+ Open-plan kitchens and finishes praised in published descriptions
− Reported poor build quality and defects
+ Loveliest management reported+ Cleanliness praised+ Good access to amenities and transport+ Views praised+ Car-washing spot and rooftop garden mentioned positively
− Basement vehicle-security failure reported− Storage break-ins and theft reported− Security concern involving objects thrown from height reported

One resident wrote, "we are very happy with the materials used," while another reported, "Poorly built units, everything was literally a defect." The available material is largely promotional or individual-review evidence; no independent engineering or maintenance rating was located, so the condition assessment remains uncertain.

Residents described the building as "always clean," close to "all amenities and transport," and praised "the loveliest management" and the views. However, the same review set includes a report that cars were smashed in a "secured" basement, a storage unit was broken into twice with property stolen, and a serious safety complaint about projectiles thrown from the building.

Only buildings that have reached handover are rated. 4 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

REGULATORY April 2026; appeal withdrawn in June 2026; reported July 21, 2026
Building Commission NSW fined Aland’s construction arm $220,000 and imposed licence conditions after finding unauthorised removal of live electricity assets, use of unlicensed subcontractors and false contractor-licence information; Aland and Andrew Hrsto withdrew their appeal, while Aland said the licence-number issue was a genuine administrative oversight and that it was cooperating with the regulator.
SAFETY / LABOUR Court judgment and fine in February 2024; incident on August 24, 2020; reported July 21, 2026
Aland B&W pleaded guilty after a worker was crushed by six-metre steel reinforcement bars at an Edmondson Park site; the District Court found substantial injury and foreseeable risk and fined the company $225,000, while a related civil claim by the worker was reported as pending.
LEGAL Settlement in July 2022; litigation commenced in 2020
Owners of Sydney’s evacuated Mascot Towers sued an Aland subsidiary for more than $15 million, alleging excavation for Aland’s neighbouring Peak Towers caused structural cracking; Aland denied the allegation and the parties reached a confidential out-of-court settlement on a non-admissions basis.
DELIVERY DELAY 2024-09-11 to 2024-10-22 (publication dates); original project failure predates ALAND’s appointment
Skyview at 51–53 Old Castle Hill Road, Castle Hill was left with three unfinished buildings and basement defects after Toplace’s collapse; receivers appointed ALAND to complete Buildings C, D and E and undertake rectification, with the reported 16-month programme beginning in late 2024—this is a legacy stalled-project matter, not evidence that ALAND itself caused the original delay.
PROJECT CANCELLED Work abandoned in 2017; ALAND acquisition reported 2024-10-09
Work on the 189 Macquarie Street, Parramatta site was abandoned in 2017 by Toplace; ALAND later acquired the site from Toplace’s administrators in 2024 and announced a new masterplan, so the abandoned scheme is attributed to Toplace and the matter is documented as a subsequent takeover/restart rather than an ALAND cancellation.
LEGAL Evacuation June 2019; proceedings 2020; settlement reported 2022-07-11
Owners of Mascot Towers alleged excavation for ALAND subsidiary’s neighbouring Peak Towers caused structural cracking and evacuation; ALAND denied liability and the parties reached a confidential out-of-court settlement on a non-admissions basis, so this is resolved litigation rather than an unresolved finding against ALAND.
REGULATORY Disciplinary penalties reported April 2026; article published 2026-09-18
Building Commission NSW fined ALAND’s construction arm $220,000 and founder Andrew Hrsto $40,000 over conduct including use of unlicensed contractors and unauthorised removal of live electricity infrastructure at a St Mary’s site; the regulator also imposed compliance measures, and ALAND said it had cooperated and made changes.
SAFETY / LABOUR Incident 2020-08-24; conviction and penalty 2024; reported 2026-09-18
ALAND B&W was convicted and ordered to pay $225,000 after a worker was struck and pinned by six-metre steel reinforcement bars at an ALAND construction site in Edmondson Park; the worker suffered serious injuries, and the company said it had invested in improved safety processes.
