AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Foreclosure auction September 22, 2026; reported September 24, 2026 In a project-level matter involving Alchemy Properties and Clarion Partners, the lender foreclosed on 209–211 East 43rd Street after the owners allegedly stopped paying a loan modified to approximately $57 million; no outside bidder appeared at the September 22, 2026 auction and the lender took title with a $1,000 credit bid. This concerns the property ownership venture, not a finding that Alchemy Properties itself entered insolvency.
  • LEGAL Lawsuit reported November 5, 2020 CNY Construction sued in Manhattan Supreme Court, alleging that Alchemy Properties failed to pay more than $1 million for work on the Woolworth Building conversion and then threatened to disparage the contractor and contacted a prospective client after CNY filed a mechanic’s lien; the report records Alchemy’s lack of response and does not establish that the allegations were proven.
  • DELIVERY DELAY Reported September 6, 2024; status reported August 6, 2026 Alchemy’s proposed redevelopment of West Park Presbyterian Church was reported as a long-delayed project, with the sale and demolition still contingent on Landmarks Preservation Commission hardship approval; as of the August 2026 report, the Commission had not made a final decision, so the project had not reached completion.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date.

The largest qualifying review aggregate located is the building-specific Google Reviews/Maps figure of 4.5/5 from 10 reviews, which converts to 8.5 under the requested curve. No qualifying platform with at least 10 reviews materially disagreed, and no recurring complaint theme was documented; the structure and living components are reported at the same level because the published material is favorable but provides little resident-operational detail.

+ Restored historic tower+ High-end interior finishes+ Radiant-heated marble floors+ Restored 50-foot pool
+ 24-hour doorman+ Full-time concierge+ White-glove service+ Pool, sauna and hot tub+ Personal mail delivery

The published building reviews describe a 1913 landmark conversion with restored historic details and high-end finishes, including solid oak floors, marble, Miele appliances and radiant-heated bathroom floors. CityRealty specifically describes a “restored 50 foot basement pool”; no reviewed source located for this report alleges leaks, flooding, lift failures or other system defects.

Published reviews emphasize “white glove service,” a 24-hour doorman, full-time concierge and personal mail delivery, alongside a pool, sauna, hot tub, lounge, fitness studio and wine cellar. The available user-written entries are sparse but positive—“Edifício lindo” (“beautiful building”) and “aMaZiNg!!!” for nearby takeout—and contain no operational complaint; the current evidence is therefore favorable but limited.

8.4/ 10

The 4.4/5 building rating from 10 reviews sets the level, converting to 8.2/10 under the stated curve. The readable reviews are mostly positive and include repeated praise for the building/location and welcoming staff, with no recurring complaint identified; the resulting overall and living score is 8.4, while structure remains unevaluated because no published structural rating was found.

+ Top contractors reported during construction+ Modern finishes+ Heated bathroom floors
+ Welcoming staff+ Positive building and location feedback+ Full-time doorman+ Landscaped terrace and grill+ Fitness center and library

The available building-specific review material contains no recurring report of leaks, failures, or other physical defects. One older review, written while the project was still being built, called it “Top contractors. Beautiful Condos”; the published building descriptions also report heated bathroom floors and high-end appliance packages, but these are feature descriptions rather than independent condition inspections.

The readable feedback is favorable about day-to-day experience: one reviewer wrote “Welcoming staff, a nice place,” and another called it a “Great building and location!” The property descriptions report a full-time or 24-hour attended lobby, landscaped terrace with outdoor kitchen, library and fitness center; no recurring management or amenity complaint was found in the material read.

Local Guides World is the only located platform publishing a building-specific aggregate: 4.5/5 from 2 reviews. Its standalone curve conversion is 8.5, but the under-10-review rule requires keeping the result within one point of 6.5, so the reported overall/living score is 7.5; structure remains unevidenced.

+ Positive overall review

no notes returned

no links returned

The only building-specific written review visible says “Excelente,” providing a positive but extremely limited signal about the resident experience. The building’s own description reports a staffed concierge and full-time doorman, but that is marketing material rather than resident review feedback, and no published resident commentary about management response, security, upkeep or amenities was found.

125 West 57th StreetMidtown, New York
3.5/ 10
3.5/ 10
—/ 10

No applicable platform published a building rating, so the score is based only on the 23 written comments actually read. Their tone is predominantly negative and concerns design, character, and loss of the historic predecessor rather than resident operations; consequently structure is scored cautiously at 3.5, while living remains unevidenced.

+ Positive exterior comments+ Well-received church entrance
− Bland or underwhelming appearance− Perceived cheap-looking design− Loss of historic predecessor− Lack of character
+ Central location+ Positive fit with location+ Church entrance praised
Not found in sources: No resident-management feedback published · No resident-amenity feedback published

The published comments contain no resident reports about framework, plumbing, HVAC, electrical systems, leaks, waterproofing, or maintenance performance. They are visual and heritage opinions instead: one commenter called the building “underwhelmingly dull and rather cheap looking,” while others said the exterior was an “Excellent job” and that the entrance was well executed.

The material located does not provide resident reviews of management speed, security, staff attitude, cleanliness, or day-to-day amenities. The available comments are largely architectural; positive remarks include “Great location” and “This looks nice and fits the location, bravo!”, while the negative comments focus on appearance and historic replacement rather than operations.

Only buildings that have reached handover are rated. 1 of 5 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

7 found
FINANCIAL DISTRESS Foreclosure auction September 22, 2026; reported September 24, 2026
In a project-level matter involving Alchemy Properties and Clarion Partners, the lender foreclosed on 209–211 East 43rd Street after the owners allegedly stopped paying a loan modified to approximately $57 million; no outside bidder appeared at the September 22, 2026 auction and the lender took title with a $1,000 credit bid. This concerns the property ownership venture, not a finding that Alchemy Properties itself entered insolvency.
LEGAL Lawsuit reported November 5, 2020
CNY Construction sued in Manhattan Supreme Court, alleging that Alchemy Properties failed to pay more than $1 million for work on the Woolworth Building conversion and then threatened to disparage the contractor and contacted a prospective client after CNY filed a mechanic’s lien; the report records Alchemy’s lack of response and does not establish that the allegations were proven.
DELIVERY DELAY Reported September 6, 2024; status reported August 6, 2026
Alchemy’s proposed redevelopment of West Park Presbyterian Church was reported as a long-delayed project, with the sale and demolition still contingent on Landmarks Preservation Commission hardship approval; as of the August 2026 report, the Commission had not made a final decision, so the project had not reached completion.
PROJECT CANCELLED 2024-12-06 (status reported); research position as of 2026-10-15
At 165 West 86th Street, Alchemy Properties’ proposed redevelopment of West-Park Presbyterian Church remained blocked by landmark and preservation proceedings; reporting in December 2024 said the church had withdrawn its landmark-status application and was awaiting a court ruling, so no completed redevelopment was documented by the research date.
DELIVERY DELAY 2021-06-21 original 2024 target; 2025-06-10 later status
The Alchemy-ABR/Cain International redevelopment at 125 West 57th Street suffered a pandemic-era lender withdrawal and missed its originally stated 2024 completion target; later reporting documented construction nearing completion in June 2025 and an anticipated completion in summer 2025, so this is historical delay rather than evidence that the project remained stalled as of the research date.
LEGAL 2020-11-04 to 2020-11-05
A contractor sued over Alchemy Properties’ Woolworth Building conversion, alleging more than $1 million in unpaid bills and retaliation after a mechanic’s lien; the allegations were reported as claims in litigation, not adjudicated findings of liability.
PROJECT CANCELLED 2006-10-23 (older unresolved material failure)
Alchemy Properties abandoned its planned condominium conversion of the former Sutton East Hotel at 300 East 56th Street and sold the property to Korman Communities, after notifying prospective purchasers—including buyers with signed contracts—that the condominium plans would not proceed.
