Upkeep and response — belongs to whoever runs the building now. From 9 of 9 rated buildings here and 1295 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Reported April 2020; resolved by City Commission vote reported May 11, 2023 The Allen Morris Company, through 1000 Brickell Ltd., litigated against the City of Miami over Allen Morris Brickell Park after alleging that the city allowed neighboring restaurant Perricone’s to expand beyond authorized use; the city’s 2020 litigation report recorded a judgment for the city, with the plaintiffs appealing, and later reporting said the dispute ended in a 2023 agreement that returned the property to the company and ended the appeal.
  • REGULATORY August 2021 Coral Gables’ planning and zoning board rejected all seven requested approvals for Allen Morris Company’s proposed Ponce Park Residences mixed-use tower after opposition from residents and staff recommendations for denial; the developer said it would return with revised plans, and later reporting confirmed it went back to the drawing board.
  • DELIVERY DELAY 2019-07-22 publication; 2019-07-10 verdict; delay occurred before the reported verdict The Hermitage St. Pete apartment project, developed through The Hermitage St. Pete LLC whose parent was Allen Morris Co., was reported completed more than a year late after construction-management problems; a court awarded the developer $4,215,802 in liquidated damages against Cambridge Swinerton Builders, while the contractor denied wrongdoing and blamed the developer’s alleged mistakes.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 4 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Google Reviews/Maps supplies the anchor at 4.8/5 from 125 reviews, which converts to 9.4/10 under the stated curve. The written feedback is uniformly positive and supports strong living quality, while the single resident’s lower temperature-control and elevator-wait scores support a lower but still positive structure assessment; the isolated noise and pricing comments are not recurring themes.

+ Well-maintained apartment community+ Strong water pressure+ Good sound insulation+ Modern luxury finishes+ High-quality communal spaces
− Temperature control rated 3/5− Elevator wait rated 3/5
+ Professional staff+ Responsive leasing experience+ Luxury amenities+ Rooftop pool and skyline views+ Friendly concierge/doorstaff
− Noise from traffic, nightlife and construction− Premium rent and parking costs− Limited guest parking

The one resident review describes the community as “beautiful, well-maintained” and reports water pressure at 5/5 and sound insulation at 4/5. The same review rated temperature control 3/5 and elevator wait 3/5; no flooding, leaks, major structural failure, or prolonged lift outage was reported.

Published reviews are strongly positive about daily experience: one reviewer called the leasing process “seamless” and said employees were “really what makes it stunning,” while another praised the “friendly staff,” gym and salt-water pool. The resident review’s main reservations were that the area “can be noisy” and that “Rent and parking are expensive,” with guest parking sometimes limited.

8.6/ 10
—/ 10
8.5/ 10

Google's 4.5/5 from 503 reviews is the largest applicable review base and converts to 8.5/10 under the specified curve. Apartments.com reports a higher 5.0/5 from 70 renter reviews, but the smaller base does not overturn the anchor; recurring complaints about noise, management and condition are balanced by repeated praise for concierge service, maintenance, amenities and location.

+ Beautiful apartments+ Well-kept property+ Responsive maintenance
− Loose toilet and insufficient hot water− Unit finish and fixture defects− Odor and cleanliness complaints
+ Helpful concierge+ Responsive maintenance+ Rooftop pool and gym+ Walkable location+ Community events
− Persistent noise− Unresponsive leasing team− Parking and hidden-fee complaints− Common-area cleanliness concerns− Inconsistent management

Published reviews contain limited direct evidence about physical systems. One September 2026 review said the water “wasn't hot enough” and the toilet was loose; another reported that the unit smelled of “ozone and cigarettes,” had floor stains and burns, no shower-door handle, and loose baseboards. These are individual or small-number reports, not evidence of a building-wide structural failure.

Residents and guests repeatedly praise the concierge, maintenance and amenity package: one reviewer said staff were “second to none,” while another said maintenance was “thorough, prompt, honest and empathetic.” The negative feedback is also concrete: one four-year resident described constant noise from “the train, the airbnb guests, the club” and “very thin walls,” while other reviews reported hidden fees, parking problems and management that did not respond promptly.

7.6/ 10

Google Reviews/Maps provides the largest published review base found, at 4.4/5 from 492 reviews, which converts to an anchor of 7.8/10. The score is adjusted modestly downward for the reported repeated false alarms and maintenance/management complaints, partly offset by repeated praise for staff, amenities and location; no structure score is assigned because the reviewed material did not publish structural-systems evidence.

− False fire-alarm disruptions
+ Helpful staff+ Friendly front desk+ Rooftop pool+ Walkable downtown location+ Pet-friendly community
− Repeated false fire alarms− Recurring mandatory maintenance− Reported sexist maintenance interaction

The reviews read do not publish a structural, plumbing, HVAC, electrical, leak or waterproofing rating. One resident did report repeated false fire alarms—“people have stopped leaving for these emergencies”—which is an operational life-safety concern, not evidence of a broader structural defect.

Residents praised the staff and amenities: one wrote that “Staff is always so friendly and helpful,” while another called the front desk “TOP TIER” and said employees greeted residents by name. The principal negative account described a “3-5 month” period of biweekly mandatory maintenance and frequent false alarms, saying complaints produced no concessions; the property response said it was working with vendors and that two incidents involved tampering.

The Google Reviews/Maps aggregate of 4.3/5 from 13 reviews sets the level and converts to 7.0/10 under the requested curve. Repeated praise modestly outweighs the single documented service complaint, while no separately published structural rating or infrastructure complaint was found.

Reviews describe a generally pleasant daily experience, with praise for “amazing views and great restaurants,” a well-regarded seventh-floor meeting space, and staff who went “above and beyond with service and security.” The main operational criticism was a 1-star account in which a reviewer said a receptionist responded, “I'm not going to help you with that”; the available written material is mixed in audience and is not a resident-only review set.

Combined from 11 published figures on 3 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.9.

Hotwire supplies the largest qualifying single-platform guest review base among the directly comparable overall ratings, at 8.8/10 from 1,001 reviews, which converts to 7.6 under the specified guest curve. The published evidence is mixed: strong location, amenities and staff praise is offset by repeated housekeeping, service, noise and room-condition complaints, so the reported overall score is 7.4; structure is lower because the physical-failure reports are concentrated there, while living remains somewhat stronger because of the location and service praise.

+ Spacious rooms+ Kitchenette and washer/dryer+ Balconies+ Well-equipped pool and fitness facilities
− Room deterioration and stained furniture− Electrical outlet safety report− Air-conditioning failure− Noise insulation complaints− Wallpaper peeling
+ Walkable Brickell location+ Attentive staff+ Rooftop pool+ Spa+ Restaurants and nightlife nearby
− Delayed check-in− Rude staff reported− Poor housekeeping reported− Early room-service closing− Valet and luggage-service complaints

Published guest feedback is generally positive about room size and amenities, but it also reports concrete physical failures: one guest said several outlets did not work and a monitor nearly caught fire, while another said the air-conditioning did not work until about 6:00 AM. Other reviews mention stained furniture, deteriorated rooms, wallpaper coming off, poor cleanliness and weak noise insulation; these are guest observations rather than an engineering inspection.

The daily experience is strongly location- and amenity-led: reviews call the property “in the middle of everything,” praise the pool, spa and helpful staff, and describe it as clean and professional. Countervailing feedback includes “the room was not ready until around 4:40 PM,” a report that “the cleaning of the room is very bad,” and complaints about rude service, valet handling and limited room-service hours.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.

Point2Homes provides the largest applicable aggregate shown, 4/5 from 21 reviews, converting to 7.0/10 under the specified curve. The score is moderated by repeated complaints about noise, management responsiveness and parking, partly offset by repeated praise for amenities, staff and maintenance. Structural scoring is limited because the published material contains resident observations about thin ceilings/noise but no major systems or failure evidence.

+ Modern and clean design+ Building upkeep praised by some residents
− Thin ceilings− Noise transmission from neighbors
+ Modern, clean apartments+ Strong gym and amenity offering+ Friendly staff+ Prompt maintenance+ Controlled-access security
− Noise complaints− Inconsistent management communication− Parking and guest-parking issues− Payment and fee disputes− Package-handling gaps

Residents repeatedly describe noise transmission and thin ceilings: one review says, “The ceilings are thin so you will definitely be able to hear your neighbors above you,” while another reports that a downstairs resident bangs on the ceiling because the floors are thin. No published review located in the reviewed material reports flooding, leaks, HVAC failure, plumbing failure, electrical failure, or a major structural incident.

Positive reviews call Bryn House “a wonderful quiet home” with a “top notch gym,” pool, grilling and strong internet, and say the staff is “super friendly.” Negative reviews report that management is “a mess,” cite unclear parking communication and guest parking charges, and describe office staff who require residents to “pretty much harass them” for an answer.

Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.2.

The largest published review base is Google Reviews/Maps at 4.1/5 from 108 reviews, which converts to 7.3/10 and sets the level. The result is moderated downward for the severe single report of leaks, ceiling collapses and flooding and for noise/maintenance complaints, with recurring positive feedback on staff, amenities and location providing a limited offset. The severe infrastructure account is from December 2023 and no later source confirms whether it was remedied, so the structural assessment remains uncertain as of the research date.

+ Modern building+ Good natural light+ Well-maintained areas+ Excellent maintenance praised by residents
− Reported roofing/structural issue− Multiple leaks− Ceiling collapses reported− Hall flooding and water damage− Noise attributed to thin walls
+ Friendly staff+ Responsive management+ Strong amenities+ Walkable location+ Resort-like common areas
− Outside/event noise− Some maintenance delays− Cleanliness complaints− Staff turnover/communication complaint− Pest complaint

Most available structural commentary is positive: RentCafe reviewers describe the property as “modern” and “well-maintained,” and one review reports having no issues in the unit. However, a December 2023 review alleges “multiple leaks,” “two minor ceiling collapses,” hallway flooding, subfloor rotting and water damage; this is a serious but single dated report, so its current status as of October 14, 2026 is uncertain.

Daily-life reviews frequently praise the staff—“prompt, professional, caring and efficient”—and the pool, gyms, co-working areas and walkable location. The main operational drawbacks are outside and event noise, occasional slow maintenance, and newer complaints alleging chronic urine smells, neglected common areas and fruit flies; those more negative reports are current to late 2025/early 2026, while some positive RentCafe reviews are from 2023–2024.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.

Google's 3.9/5 rating from 377 reviews is the anchor, converting to 6.6 under the specified curve. The score is reduced for the repeated fire-alarm, AC and communication complaints, while the limited VeryApt evidence is reported but cannot displace the much larger anchor base.

+ Modern apartments+ Good build quality reported+ Well-maintained apartments reported+ Natural light+ Modern appliances
− Repeated fire-alarm activations− AC outages− AC not working properly− Pool furniture collapse
+ Friendly staff+ Helpful leasing staff+ Rooftop pool+ Fitness center+ Walkable downtown location
− Poor communication reported− Slow problem resolution− Sleep disruption from alarms− Management disclosure complaint− Pool-area amenity deterioration

Residents praised the apartments as “beautiful, spacious, and well-maintained,” and one review called the “build quality and appliances ... fantastic.” However, multiple reviews describe repeated fire-alarm activations and AC problems, including alarms occurring “upwards of five” times and AC outages lasting days; these are resident reports, not an engineering inspection.

The positive reviews repeatedly describe staff as “friendly,” “professional,” and helpful, and praise the gym, pool deck, cleanliness and downtown location. The negative reviews are materially different: residents report that management “barely communicate[s],” that problems are slow to resolve, and that repeated alarms disrupt sleep and quality of life.

Apartments.com’s 4.9/5 blended score is tied to one review and therefore cannot serve as an unconstrained anchor; under the rule for samples below 10, it is capped within one point of 6.5, yielding 7.5 before commentary. The September 2026 E. coli/cross-connection report and the resident’s unresolved water account are severe failures, warranting the permitted larger reduction and resulting in 5.5 overall; the structure and living figures are separate evidence-based judgments from the reported sub-scores and written accounts.

− Potable/reuse-water cross-connection− Yellow/brown water− Egg-like odor− Positive E. coli water sample− Recurring water discoloration after tank flushing
+ Prior manager communication+ Prior event/vendor transparency+ Residents initially felt safe and comfortable
− Management transparency concerns− Poor follow-through− Common-area hygiene/upkeep concerns− Delayed application-fee refund− Water disruption affecting daily life

Published reporting in September 2026 said Toho Water Authority found a cross-connection between potable water and reuse irrigation systems, and that the Florida Department of Health knew of an E. coli-positive sample. A resident reported that yellow/brown water returned after the hot-water tank was flushed, saying, “we can’t brush our teeth with the water from the sink”; the building subsequently issued a precautionary boil notice.

The most recent resident account says management and transparency deteriorated after the first year, with the resident reporting that issues were passed to engineering and that “I don’t feel the property has been managed with the level of communication or follow-through I’d expect.” A separate verified renter review said, “I do not recommend it!” after an application-fee refund remained unpaid for almost 60 days; the manager later said a refund check had been mailed.

Only buildings that have reached handover are rated. 0 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.
