Risks & source coverage

  • DELIVERY DELAY Original completion commitment reported December 21, 2022; status and revised listed dates as of October 5, 2026 Alliance Group said in December 2022 that Alliance Centropolis would be completed in late 2026, but a construction-status page updated in August 2026 recorded all three blocks as still under construction, with completion listed for Q4 2028 (Blocks B/C) and Q4 2029 (Block A); these later dates are commitments/estimates, not actual completion.
  • DELIVERY DELAY November 27, 2021 Alliance Group reported that construction had not started on its Kobuleti health-resort project and that it had decided to delay the project while concentrating on Alliance Centropolis.
  • SAFETY / LABOUR Inspection July 19, 2022; reinspection due October 17, 2022 A labor-rights inspection of Alliance LLC, a construction employer in Batumi, recorded two violations: failure to properly record working time and employment-contract provisions that worsened employees’ conditions; a warning was issued and reinspection was pending.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 5 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 5.4.

Yandex Maps provides the largest building-specific review base, with a published 4.9/5 from 395 ratings, which converts to a 9.8 anchor under the requested curve. Tripadvisor is materially lower at 4.4/5 from 155 reviews, while recurring complaints about smells, elevator congestion, noise and inconsistent upkeep justify a moderate downward adjustment. The evidence is predominantly from short-stay guests, so the result is stronger evidence of guest experience than of a resident’s full-year experience.

+ Modern rooms+ Good air conditioning+ Useful kitchenettes+ Daily cleaning reported+ Fast elevators reported
− Sewage or damp smells− Inconsistent room condition− Poor sound insulation− Elevator congestion− Some worn areas
+ Beachfront location+ Strong views+ Friendly reception staff+ Daily housekeeping+ Convenient nearby shops and restaurants
− Elevator queues− Street and construction noise− Limited breakfast variety− Inconsistent communication− Dirty corridors or restaurant tables

Reviewers commonly describe the apartments as modern, clean and comfortable, with working air conditioning, kitchenettes and washing machines; one wrote that the rooms had “high-quality repairs” and that “nothing is broken or scuffed.” The physical-condition evidence is mixed, however: other reviews report damp or sewage smells, “everything shabby in the rooms,” poor sound insulation and elevator waits of 15–20 minutes. Yandex’s published aspect figures were 65% positive for room amenities, 50% for room renovation and 35% negative for silence in the room.

The daily experience is strongest on location, views and staff: reviewers repeatedly mention the beach, promenade, clean rooms and helpful reception, while Yandex reports 95% positive location feedback and 65% positive staff feedback. The main operational drawbacks are congestion and inconsistency: one reviewer said elevator waits reached “15-20 minutes,” another described restaurant tables as “sometimes a real pigsty,” and multiple reviews criticized breakfast variety and room or bathroom smells.

9.1/ 10
—/ 10
9.1/ 10

The 4.7/5 Google Reviews/Maps aggregate from 114 guest reviews is the anchor and converts to 9.1/10 on the specified curve. The written sample is predominantly positive, but the available criticism is not recurring or severe enough under the rules to move the anchor; the building-fabric score remains null because no structure-specific published rating was found.

+ Modern high-rise design+ Elegant finishes+ Clean apartments+ Well-furnished units+ Air conditioning reported
− Construction noise reported− Unfinished areas reported
Not found in sources: No plumbing evidence published · No HVAC-failure evidence published · No electrical-failure evidence published
+ Beachfront location+ Boulevard access+ Lake and walking access+ Luxury apartment experience+ Fully equipped kitchens and washing machines
− Lobby guest restrictions reported− English-language management complaint− Construction noise reported− Unfinished common areas reported− Some amenities may not yet be operational

The available building-related reviews describe a modern, stylish tower and say apartments are "clean, well-furnished" with air conditioning and strong views. One review cautions that "some parts are still under development," with possible construction noise or unfinished areas; no published review evidence located here addresses leaks, plumbing, electrical systems or other engineering failures.

Guest reviews repeatedly praise the beachfront/Boulevard setting, views and apartment facilities: one called the apartment "honestly better than a hotel" and highlighted its fully equipped kitchen and washing machine. Operational feedback is not uniformly positive: one guest said, "They do not allow guests in the lobby" and that management did not speak English, while another warned of construction noise and unfinished areas; later published material also describes some facilities as future commitments rather than completed amenities.

Only buildings that have reached handover are rated. 0 of 2 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

5 found
DELIVERY DELAY Original completion commitment reported December 21, 2022; status and revised listed dates as of October 5, 2026
Alliance Group said in December 2022 that Alliance Centropolis would be completed in late 2026, but a construction-status page updated in August 2026 recorded all three blocks as still under construction, with completion listed for Q4 2028 (Blocks B/C) and Q4 2029 (Block A); these later dates are commitments/estimates, not actual completion.
DELIVERY DELAY November 27, 2021
Alliance Group reported that construction had not started on its Kobuleti health-resort project and that it had decided to delay the project while concentrating on Alliance Centropolis.
SAFETY / LABOUR Inspection July 19, 2022; reinspection due October 17, 2022
A labor-rights inspection of Alliance LLC, a construction employer in Batumi, recorded two violations: failure to properly record working time and employment-contract provisions that worsened employees’ conditions; a warning was issued and reinspection was pending.
DELIVERY DELAY 2020 promise; status updated August–October 2026
Alliance Centropolis in Batumi, developed by Alliance Group, was originally publicly promised for completion by 2024; as of the latest retrieved status before October 10, 2026 it remained under construction, with Blocks B and C listed for Q4 2028 and Block A for Q4 2029—an apparent schedule slippage, not evidence of cancellation.
DELIVERY DELAY 2018 original target; summer 2022 and end-2023 revised targets; later status reported October 1, 2026
Alliance Highline in Tbilisi, carried out by Alliance Group, was initially announced for completion in 2018 and later targeted for summer 2022, but the developer subsequently moved apartment and hotel entry into operation to the end of 2023; later October 2026 reporting says Towers A and B were fully realized while Tower C was the remaining Wyndham Grand Residences component, so the documented delay appears partly resolved rather than an active failure of the whole project.
