The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Complaint filed January 23, 2023; amended complaint filed February 7, 2023 A putative class action alleged that Alliance Residential Company participated with RealPage and other apartment managers in an agreement to share sensitive rental information and use algorithmic pricing that allegedly inflated rents; the complaint identifies Alliance as a RealPage client, while the allegations remain unproven and the company’s ultimate liability is not established by this complaint.
  • LEGAL Claims covered May 30, 2015 through May 30, 2021; settlement agreement and final-order materials published June 2022 Prospective California tenants alleged that Alliance failed to refund holding fees when they did not rent an apartment; the court-approved settlement created a $110,950 fund, dismissed the claims with prejudice as to the named plaintiff, and expressly recorded Alliance’s denial of wrongdoing and liability.
  • SAFETY / LABOUR February 4, 2020 ruling; alleged unpaid work principally occurred February-November 2017 Two former employees alleged unpaid overtime under the FLSA and Maryland wage laws; in a February 4, 2020 opinion, the federal court found genuine factual disputes and denied their partial-summary-judgment motion, while recording Alliance’s denial that managers directed off-the-clock work and leaving the merits unresolved.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date.

10.0/ 10

The largest published review base located was 40 reviews at 5/5, which converts to 10/10 under the specified curve and sets the overall level. The available written comments reinforce positive service, amenities and appearance, but several are from prospects or future residents; no published structural rating or physical-condition complaint was found, so structure is unevidenced rather than marked down.

+ Helpful leasing staff+ Responsive communication+ Resort-style pool and gym+ Modern finishes+ Clean, attractive areas

no notes returned

no links returned

The published reviews are uniformly positive about the day-to-day service experience: reviewers call staff “very attentive, caring and responding quickly,” and describe the team as “friendly and down to earth.” Reviewers also praised the “resort style pool,” gym, modern finishes and clean-looking apartments, although several comments concern tours or future move-ins rather than established resident experience.

Broadstone Mission ValleyMission Valley, San Diego497 units

9.4/ 10

Wanderboat reports the largest published review base found for the building, 4.8/5 from 17 reviews, which converts to 9.4/10 under the stated curve. The smaller Yelp result is also positive at 5.0/5 from one review, and the written comments contain repeated praise for leasing staff; no structural review evidence was published, so structure remains unevidenced.

+ Friendly leasing staff+ Professional leasing service+ Accommodating staff+ Peaceful environment+ Aesthetically pleasing design

no notes returned

no links returned

Published reviews describe a strongly positive leasing and day-to-day impression. One reviewer said the staff was “knowledgeable, friendly and very accommodating,” while another called the experience “professional, friendly” and said the agent made them feel “welcomed or valued”; Apartment List likewise characterizes the setting as peaceful and aesthetically pleasing, but says it is still collecting verified resident reviews.

Broadstone Seventh StreetPhoenix258 units

—/ 10
9.4/ 10

The largest published review base is the building-specific 4.8/5 rating from 33 reviews, which sets the level and converts to 9.4/10 under the requested curve. Apartments.com also reports 5.0/5, but its four-review base is below the ten-review anchor threshold; the written comments otherwise provide strong living-quality support but do not establish a separate systems score.

+ New construction+ Well-kept building+ Efficient maintenance
+ Friendly staff+ Attentive management+ Fast maintenance+ Clean shared spaces+ Secure property
− Guest-parking charge complaint

Published resident feedback describes the building as “well-kept” and “beautifully maintained,” and one resident says the maintenance team is “friendly and efficient.” The available Apartments.com score is a blended property rating rather than a separate structural or systems score, so no independent plumbing, HVAC, electrical, leak or waterproofing finding is established.

Resident and visitor feedback is strongly positive: one reviewer called the team “top notch,” another said staff were “friendly and efficient,” and another reported that amenities were “well maintained/cleaned daily” and issues were addressed promptly. The main negative was a January 2026 complaint that charging guests $7 per day for garage parking was a “money grab” and that resident feedback was not taken seriously.

No published figure or notes for this part — too thin to score

Google Maps is the only platform found publishing a building-specific rating, reporting 4.7/5 from 47 reviews; using the stated market conversion curve, that sets the level at 9.3/10. No recurring themes were established from individually read reviews, and no separate structural rating or evidence-based structural score was published.

Broadstone Marina BayWestshore Marina, Tampa325 units
9.2/ 10
—/ 10
9.2/ 10

Google Reviews/Maps supplies the largest review base and sets the level at 4.7/5, converted to 9.2/10 under the stated curve. The published commentary is predominantly favorable, while the isolated move-in and hallway-pet complaint does not meet the recurring-theme threshold for a score adjustment; structural scoring remains null because the sources do not publish a substantive structural assessment.

+ Prompt AC repair+ Modern interiors and finishes+ Well-maintained property
+ Responsive management+ Helpful leasing staff+ Clean common areas+ Quiet atmosphere+ High-quality amenities
− Move-in readiness delay− Hallway pet-urine complaint

The published reviews contain limited systems evidence rather than an engineering assessment. One resident reported that the AC was out on arrival but said maintenance restored it “in less than 5 minutes”; other reviews describe “beautiful finishes” and a property that is “very clean,” with no published reports of structural failure, leaks, plumbing problems or lift failures.

Daily-life feedback is strongly positive: residents describe the community as “clean, modern, and peaceful,” with “top notch” amenities, well-kept grounds and streamlined management communication. The main adverse review reported that the apartment was not ready on the promised date and that a dog repeatedly urinated in the hallway for roughly two weeks, although this was a single review rather than a recurring theme across multiple reviewers.

The 305Waltham314 units
8.5/ 10
—/ 10
8.5/ 10

Apartments.com supplies the scoring anchor at 4.5/5 from 11 renter reviews, which converts to 8.5 under the specified curve. Google’s larger 4.2/5 aggregate from 62 reviews is directionally lower but does not differ by more than one converted point, so no disagreement adjustment is applied. Structure remains unscored because no published building-wide structural rating was found.

+ Well-maintained property+ Modern interiors+ Nest thermostats+ In-unit washers and dryers
− Reported garage-door damage to vehicles− Reported disputed/malfunctioning water billing
+ Helpful staff+ Responsive management+ Clean common areas+ Well-kept amenities+ Resident security praised
− Garage-door incident− Disputed high water charges

Most available physical-condition commentary is positive: residents describe the property as “well-maintained,” while another says maintenance requests are handled “quickly and professionally.” One December 2025 review alleges that a garage door damaged two cars and attributes very high water charges to malfunctioning utilities; this is a serious single-review allegation, not a verified engineering finding.

Residents commonly praise the staff: one says they “go above and beyond,” while another says Rosangela responds “quickly” and handles requests professionally. Other reviews call the building clean, peaceful and well-maintained, and praise the amenities and security; the main negative account alleges vehicle damage from the garage door and excessive water bills.

Only buildings that have reached handover are rated. 0 of 6 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

5 found
LEGAL Complaint filed January 23, 2023; amended complaint filed February 7, 2023
A putative class action alleged that Alliance Residential Company participated with RealPage and other apartment managers in an agreement to share sensitive rental information and use algorithmic pricing that allegedly inflated rents; the complaint identifies Alliance as a RealPage client, while the allegations remain unproven and the company’s ultimate liability is not established by this complaint.
LEGAL Claims covered May 30, 2015 through May 30, 2021; settlement agreement and final-order materials published June 2022
Prospective California tenants alleged that Alliance failed to refund holding fees when they did not rent an apartment; the court-approved settlement created a $110,950 fund, dismissed the claims with prejudice as to the named plaintiff, and expressly recorded Alliance’s denial of wrongdoing and liability.
SAFETY / LABOUR February 4, 2020 ruling; alleged unpaid work principally occurred February-November 2017
Two former employees alleged unpaid overtime under the FLSA and Maryland wage laws; in a February 4, 2020 opinion, the federal court found genuine factual disputes and denied their partial-summary-judgment motion, while recording Alliance’s denial that managers directed off-the-clock work and leaving the merits unresolved.
PROJECT CANCELLED February 9, 2023 publication; Alliance’s negotiations and project withdrawal were reported as occurring by then, following a July 2022 Henrico utilities letter.
Alliance Residential Co. scrapped the proposed Broadstone West Broad apartment project at 4400 W. Broad St. after a utility-service dispute between Richmond and Henrico County could not be resolved; the site was subsequently marketed to other developers.
DELIVERY DELAY November 1, 2023 publication; stalled since 2021, with no construction start date announced as of publication.
The Broadstone apartment project in Boynton Beach, originally called Legacy, was reported as stalled since 2021; after Alliance Residential became the listed developer, demolition had occurred and permits were under review, but no construction start date had been announced as of the report.
