Risks & source coverage

  • RISK Reported November 11, 2025; underlying filings included 2024 and the first half of 2025 A November 11, 2025 investigation reported that American Landmark filed eviction cases at unusually high rates across its portfolio—including 244 filings at Conrad at Concord Mills in 2024 and a reported 67% filing rate there in the first half of 2025—while tenants alleged steep rent increases, mandatory fees and charging for disconnected services; CEO Joseph Lubeck denied that the practices were predatory and said most cases are dismissed when arrears are paid.
  • LEGAL Filed January 14, 2022; settlement notice November 2022; case terminated November 10, 2022 A putative federal class action filed in January 2022 alleged that American Landmark sent unsolicited text messages in violation of the Telephone Consumer Protection Act; the company denied liability, American Landmark LLC was replaced by American Landmark Management LLC as defendant, and the parties later reported a settlement and dismissed the case in November 2022, with the individual claims dismissed with prejudice and putative-class claims without prejudice.
  • DELIVERY DELAY Original commitment: February 2, 2023 (Q2 2025 completion); status update: Q2 2026 report NOA (900 North Rose Avenue), a 355-unit Kissimmee project planned by Prospect Real Estate Group II LLC and American Landmark Communities, was originally forecast for completion in Q2 2025 but was still listed as in pre-lease/lease-up with a June 2026 forecast in the Orlando Q2 2026 pipeline report; the evidence documents delay, not cancellation, and does not establish completion by October 14, 2026.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

RentCafe 4.5/5 · 8 reviews · rentcafe.com
RentCafe publishes 4.5/5 from 8 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 7.5.
7.1/ 10
RentCafe 4/5, 4.5/5, 4/5, 4.5/5, 4.5/5, 4/5, 4/5 · 8 reviews · rentcafe.com
Combined from 7 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.1.

Google’s 3.9/5 aggregate from 280 reviews sets the level and converts to 6.8/10 under the supplied curve. Repeated praise for staff, maintenance and amenities supports the living score, but recurring reports of flooding, open gates, noise, pests and slow or ineffective repairs justify a modest downward adjustment to 6.6 overall; structural evidence is weaker and more negative, so it is scored separately at 5.8.

+ Fast maintenance response reported+ Clean and well-kept pool and grounds reported+ Modern renovated interiors reported
− Flooding and water intrusion reported− Bathroom-wall bubbling and drywall removal reported− Loose or peeling finishes reported− Pests reported− Dirty hallways and exterior upkeep complaints
+ Friendly leasing and management staff+ Responsive maintenance praised+ Resident events and food trucks praised+ Pools, gym and clubhouse praised+ Convenient Tampa location
− Management responsiveness complaints− Gate and security complaints− Airport and highway noise− Parking complaints− Valet-trash communication complaints

Structural feedback is mixed. Positive reviews say the grounds and pool were “maintained and clean,” and that maintenance responded “the same day,” but other residents reported monthly flooding, bedroom-wall leaks, bubbling bathroom walls, loose countertops and persistent pest problems. These are resident reports rather than an engineering inspection, and the evidence spans older reviews as well as 2025–2026 reviews.

Day-to-day experience is polarized. Residents describe staff as “exceptional,” maintenance as quick, and events such as “weekly food trucks” as community-building, while others report unresponsive management, a dryer repair taking more than a month, gates left open and disruptive airport/highway noise. The newest evidence includes both strong 2026 praise and serious 2025–2026 complaints, so the current picture is uncertain rather than uniformly positive or negative.

Deseo Grande — Phase 1International Drive, Orlando365 units
5.5/ 10
5.5/ 10
5.5/ 10

The largest published resident rating is UCF’s 2.9/5 from 7 reviews, but it is below the 10-review anchor threshold, so the score is kept within one point of 6.5. The evidence is mixed: strong praise for staff, amenities and community is offset by repeated reports of nighttime alarms, pests, slow responses and building-system shortcomings. Structure and living are both scored cautiously from the written evidence, not from a published sub-score.

+ Modern finishes+ Well-maintained installations reported+ Spacious apartments+ Pool and fitness facilities+ In-unit laundry
− Pest reports− Thin walls / noise transfer− Non-opening windows− Unvented kitchen hood− Water-pressure complaint
+ Welcoming staff+ Helpful leasing and management staff+ Resort-style pool+ Well-equipped fitness center+ Sense of community
− Recurring nighttime alarms− Slow management response− Unlocked doors reported− Broken clubhouse equipment− Trash and pest complaints

Reviews describe modern, spacious homes and, positively, say the installations are “in very good condition.” Countervailing reports allege that the property was “falling apart,” has “such thin walls,” recurring pests, non-opening windows, an unvented kitchen hood and poor water pressure; these are resident reports rather than independently verified engineering findings.

Positive reviews call the staff “incredibly welcoming,” describe a “gorgeous” pool and a friendly community, and praise the leasing team’s professionalism. Negative reviews report alarms four to five times a month or more, sometimes at about 3:30 a.m., plus slow responses to pest problems; another resident says clubhouse printing and the coffee machine were repeatedly out of service.

Only buildings that have reached handover are rated. 0 of 2 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Risks

Risk flags

4 found
RISK Reported November 11, 2025; underlying filings included 2024 and the first half of 2025
A November 11, 2025 investigation reported that American Landmark filed eviction cases at unusually high rates across its portfolio—including 244 filings at Conrad at Concord Mills in 2024 and a reported 67% filing rate there in the first half of 2025—while tenants alleged steep rent increases, mandatory fees and charging for disconnected services; CEO Joseph Lubeck denied that the practices were predatory and said most cases are dismissed when arrears are paid.
LEGAL Filed January 14, 2022; settlement notice November 2022; case terminated November 10, 2022
A putative federal class action filed in January 2022 alleged that American Landmark sent unsolicited text messages in violation of the Telephone Consumer Protection Act; the company denied liability, American Landmark LLC was replaced by American Landmark Management LLC as defendant, and the parties later reported a settlement and dismissed the case in November 2022, with the individual claims dismissed with prejudice and putative-class claims without prejudice.
DELIVERY DELAY Original commitment: February 2, 2023 (Q2 2025 completion); status update: Q2 2026 report
NOA (900 North Rose Avenue), a 355-unit Kissimmee project planned by Prospect Real Estate Group II LLC and American Landmark Communities, was originally forecast for completion in Q2 2025 but was still listed as in pre-lease/lease-up with a June 2026 forecast in the Orlando Q2 2026 pipeline report; the evidence documents delay, not cancellation, and does not establish completion by October 14, 2026.
DELIVERY DELAY September 28, 2026 (county hearing; earlier September 2026 move-in target reported June 12, 2026)
The Brandon Town Center apartment development, previously branded Cottages at Brandon, had stalled more than once before American Landmark acquired the under-construction community and pursued completion; at the September 28, 2026 Hillsborough County hearing, the applicant said the previous developer left the project in distress, American Landmark had invested $51 million to complete it, and phasing was still being modified to stage certificates of occupancy for financing.
