Upkeep and response — belongs to whoever runs the building now. From 5 of 5 rated buildings here and 53 in the market.
The market here is Thailand: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • REGULATORY 1 May 2024 (court ruling; reported 1 May 2024) On 1 May 2024, Thailand’s Supreme Administrative Court ruled in the Aspire Ngam Wong Wan case that AP (Thailand) subsidiary The Value Property Development Co. had not complied with the project’s approved environmental-impact mitigation and monitoring conditions, and directed the local district authority to enforce those conditions strictly; the court otherwise upheld the EIA and construction notification and rejected the claim for damages against the authority.
  • DELIVERY DELAY 13 February 2015 (court/status report); later completion reported as 2011/2012 or 2016 by property databases, with conflicting completion-year records Aspire Ngamwongwan, developed by AP (Thailand) subsidiary Value Property Co., was reported in February 2015 as about 90% complete and two years behind its earlier transfer schedule; the court upheld its EIA and construction permit, and later property records describe the project as completed, so this is resolved historical delay rather than an active failure.
  • PROJECT CANCELLED Original completion commitment: approximately November 2015; cancellation/disposition reported 14 September 2020 COO South Pattaya, launched by AP (Thailand), was reported in 2020 as having had its project approval revoked, after which AP sold the plot to another developer; the 2013 launch announcement had forecast completion around November 2015, so the planned AP development was abandoned rather than delivered as originally announced.

The market here is Thailand: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 4 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date.

Daryl Lum property review publishes 4.5/5 from 1 review. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 7.

The only located scored review evidence is a single detailed property review: quality 4/5 and location 4.5/5, with no resident aggregate reaching the ten-review threshold. The 4/5 quality rating converts to 7/10; under the rule for a rating base below ten, the overall score is kept within one point of 6.5, and the limited structural and living evidence supports 7.0 for both sub-scores without an additional commentary adjustment.

+ Reported satisfactory finishing+ AP Code construction checks reported+ Seismic elevator sensor+ Dedicated duct floor for maintenance access+ Face-scan and floor-lock elevator access
+ Very close to BTS On Nut+ Strong rental demand reported+ Convenient main-Sukhumvit location+ Large rooftop and common facilities+ Flexible layouts with enclosed kitchens

The available physical-condition material is largely inspection and project-review reporting rather than resident defect reporting. Propholic says the completed units passed intensive AP Code checks and describes the structural system, duct floor and seismic elevator sensor; Daryl Lum rated quality 4/5 and wrote that AP Thai had “rarely disappointed clients with its finishing.” These are positive published observations, but they are old or developer-adjacent evidence and do not establish a current defect-free condition as of 2026-10-12.

The published lifestyle evidence is positive but thin: Daryl Lum calls the project “very close to BTS On Nut,” rates location 4/5, and reports strong rental demand. Project reviews describe roughly 4,700 sq m of facilities, rooftop views, 24-hour fitness/work areas and enclosed kitchens; these are published project observations, not a current resident-management survey, and no recurring staff or maintenance complaints were located.

—/ 10
7.0/ 10

Google Reviews/Maps is the only qualifying published aggregate found for the building: 4.2/5 from 36 reviews, which converts to 7.0 under the specified curve. The written comments support positives about location, design and facilities and identify isolated complaints about construction noise, security conduct and a separately reported crane incident, but the available evidence does not establish a repeated failure or justify changing the anchor.

− Reported crane impact− Unresolved structural-disclosure concern
+ Central location+ Modern design+ Good facilities
− Construction noise− Security-conduct complaint

One Pantip poster says an earthquake caused a crane to hit the building and reports that sales staff said it did not affect the structure, while questioning the lack of an external engineer's sign-off. This is a single resident/prospective-buyer report, not an independent engineering finding, so the current structural condition remains uncertain as of the research date.

Google reviewers describe the location as very good and the condominium as modern, with one saying, “The facilities are very good for an Aspire entry brand.” A separate review says adjacent rooms were still being built and that work from 8 a.m. made sleeping past that time impossible; the Google summary also quotes a complaint about rude and disrespectful security.

Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.7.

No qualifying aggregate reached the ten-review anchor threshold, and fewer than three individual written resident reviews were available. The available material is mainly editorial/project coverage and developer marketing, so no defensible resident-living score is assigned.

+ Good reported materials+ Fully fitted units+ High ceilings+ Earthquake-resistant design stated by developer
+ ICONSIAM within walking distance+ Gold Line BTS access+ Extensive sky facilities+ River and skyline views+ Concierge and co-working facilities reported

The editorial review rated materials 8/10 and described the units as “Fully Fitted ใช้วัสดุและเครื่องใช้ไฟฟ้าดี” (good materials and appliances). The developer states that the condominium is designed to meet earthquake-resistant standards; no resident-reported leaks, plumbing, HVAC, electrical, lift or structural failures were found.

The editorial review described the location as close to ICONSIAM and the Gold Line and rated location 8.75/10 and public-transport access 8.25/10. It also reported that the common areas were complete and distinctive, while the developer lists a pool, gym, sky lounges and private-club spaces; these are amenity descriptions, not resident operating reviews.

Combined from 2 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.6.

No qualifying aggregate rating with at least 10 reviews was found for the specific ASPIRE Sukhumvit-Rama 4 building. The only building-specific written review located was one pre-completion investor/property review, so under the rule requiring at least three written reviews when no platform rating exists, the score is null; the 2025 completion and site-visit material does not supply resident review evidence.

+ Quality rated 4/5

+ Pricing rated 4.5/5+ Walking distance to BTS+ Shuttle service+ Practical shared facilities+ Quiet and pleasant reported by PropertyHub reviews for a different project exclu
− Not directly beside BTS− About 600 metres from BTS Phra Khanong

The available building-specific review rated quality 4/5 and said the reviewer had struggled to find a major complaint with AP's developments. This is an early, non-resident assessment published before completion, so it does not establish long-term performance of plumbing, HVAC, electrical systems or waterproofing.

The building-specific review rated pricing 4.5/5 and described the project as within walking distance of BTS Phra Khanong, but specifically noted the 600-metre distance. A 2025 site visit described the shared areas as practical for urban workers, including co-working and meeting spaces, a pool, gyms, security controls and shuttle access; these are editorial observations rather than resident-service reviews.

5.8/ 10

The only located review aggregate for this specific building is Keller Henson’s 3.6/5 from 12 ratings, which sets the level and converts to 5.8/10 under the requested curve. The available written material adds positive observations about views, facilities, access and nearby food, plus a future traffic concern, but no recurring resident complaint or praise theme that warrants a score adjustment. As of 2026-10-12, the evidence base remains thin and much of the project material is recent launch/completion coverage rather than long-term resident experience.

+ Riverside views+ Rooftop facilities+ Convenient BTS access+ Nearby food and cafés
− Future traffic risk

no notes returned

no links returned

Published material highlights the building’s 270-degree river-view rooftop facilities, pool, fitness area and lounge, alongside access to BTS Krung Thon Buri and nearby ICONSIAM. The detailed location review liked the plentiful food and cafés and said the approximately 600 m walk to the BTS was manageable, but warned that new condominiums and nearby development could make traffic “definitely” heavy; this is a location observation rather than a resident management complaint.

Only buildings that have reached handover are rated. 4 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

REGULATORY 1 May 2024 (court ruling; reported 1 May 2024)
On 1 May 2024, Thailand’s Supreme Administrative Court ruled in the Aspire Ngam Wong Wan case that AP (Thailand) subsidiary The Value Property Development Co. had not complied with the project’s approved environmental-impact mitigation and monitoring conditions, and directed the local district authority to enforce those conditions strictly; the court otherwise upheld the EIA and construction notification and rejected the claim for damages against the authority.
DELIVERY DELAY 13 February 2015 (court/status report); later completion reported as 2011/2012 or 2016 by property databases, with conflicting completion-year records
Aspire Ngamwongwan, developed by AP (Thailand) subsidiary Value Property Co., was reported in February 2015 as about 90% complete and two years behind its earlier transfer schedule; the court upheld its EIA and construction permit, and later property records describe the project as completed, so this is resolved historical delay rather than an active failure.
PROJECT CANCELLED Original completion commitment: approximately November 2015; cancellation/disposition reported 14 September 2020
COO South Pattaya, launched by AP (Thailand), was reported in 2020 as having had its project approval revoked, after which AP sold the plot to another developer; the 2013 launch announcement had forecast completion around November 2015, so the planned AP development was abandoned rather than delivered as originally announced.
