In July 2016, Aristo announced a debt-for-assets swap with Bank of Cyprus to settle €283 million of group loans, transferring properties valued by the bank at at least €310 million; a July 2025 report confirms that Venus Rock had been transferred from Aristo to the bank in 2016 through that debt-to-asset swap and remained in the bank’s recovery portfolio until its sale.
REGULATORY November 29, 2019
In November 2019, Cyprus parliamentary scrutiny reported that an Interior Ministry administrative probe was examining the Kouklia rezoning that increased the value of land associated with Aristo’s chief executive and enabled a tract to be transferred to Bank of Cyprus in settlement of a reported €90 million developer debt; the source does not report the probe’s final outcome.

On November 23, 2021, the Paphos District Court annulled an interim decree obtained by Aristo Developers to block demolition of its buildings on Evagoras Pallikarides Avenue, rejected the company’s argument that expropriation was required, and ordered it to bear the legal-proceeding costs.

The Paphos Marina project was stalled by legal and financing setbacks: in April 2017, the Poseidon consortium, in which Aristo Developers was a major stakeholder, was rejected after reportedly failing to demonstrate €122 million of required financing; as of January 2026 the project remained unbuilt and was only at a relaunch/tender stage, with construction merely projected for April 2027.

Venus Rock Golf Resort in Paphos was a long-stalled development after Aristo Developers handed the 6-million-square-metre site to Bank of Cyprus in a 2016 debt restructuring; the site remained in the lender’s portfolio until its June 2025 sale to Columbia Group, which is a subsequent change of ownership and planned redevelopment—not evidence that Aristo completed the originally envisaged resort.
