Risks & source coverage

  • DELIVERY DELAY Complaint filed March 26, 2026; state-court dismissal reported August 6, 2026; federal case ongoing as of October 14, 2026 Avalon Park Daytona, LLC and Avalon Park Daytona Land Holdings, LP alleged that the Avalon Park Daytona Beach development was stalled because of an unresolved water and wastewater-service dispute with Ormond Beach, leaving the project unable to complete final engineering plans and its first-phase final plat; the related state-court complaint was voluntarily dismissed without prejudice on August 6, 2026, while the federal takings case remained active as of October 14, 2026. The allegations are contested and no final liability finding is reported.
  • LEGAL Lawsuit filed December 2018; court order August 8, 2019; case dismissal November 2020 Residents sued Avalon Park Group Management, Inc. and Beat Kahli in a proposed class action alleging that contamination from the Stanton Energy Center affected homes and public spaces in Avalon Park and nearby communities and that the developers failed to address or disclose the alleged risks; in August 2019 the federal court allowed the pollution-damages claims against Avalon to proceed at the pleading stage while dismissing the request for equitable relief, and the broader case was later voluntarily dismissed in November 2020, with the plaintiffs’ claims disputed and a Florida Department of Health review reported as finding no evidence substantiating a suspected cancer cluster.
  • DELIVERY DELAY 2021–14 October 2026; complaint filed 25 March 2026; status reported 11 August 2026 Avalon Park Daytona Beach—developed through Avalon Park Daytona, LLC and Avalon Park Daytona Land Holding, LP, entities associated with Avalon Park Group—remained stalled because the developers said unresolved water and wastewater-service issues prevented completion of Phase 1 engineering and the final plat; the developers’ state-court claims were voluntarily dismissed without prejudice in August 2026, but reporting stated the related federal takings case remained active, so this is not a finding that the project was cancelled or that the developers’ allegations were proven.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date.

Birdeye reports the building-specific aggregate as 3.3/5 from 8 reviews. Because the review base is below 10, the score is kept within one point of 6.5; the two negative written reviews add modest support for a lower resident-experience assessment, while no reliable management or amenity rating was published.

− Poor sound insulation− Reported defective appliances
− Noise complaints

The available resident feedback raises physical-performance concerns rather than reporting structural failure: one review says, “There is no wall sound blocker,” and describes the appliances as “cheap defectives.” A second review independently warns, “If you move here it will be loud”; no published evidence was found on framework integrity, plumbing, HVAC, electrical systems, leaks or waterproofing.

The limited resident commentary points to a noisy day-to-day environment: one reviewer wrote, “If you move here it will be loud,” while another linked the problem to weak wall sound blocking. No reviewed source supplied resident feedback about management speed, staff attitude, security, cleanliness or common-area upkeep.

Only buildings that have reached handover are rated. 3 of 4 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

4 found
DELIVERY DELAY Complaint filed March 26, 2026; state-court dismissal reported August 6, 2026; federal case ongoing as of October 14, 2026
Avalon Park Daytona, LLC and Avalon Park Daytona Land Holdings, LP alleged that the Avalon Park Daytona Beach development was stalled because of an unresolved water and wastewater-service dispute with Ormond Beach, leaving the project unable to complete final engineering plans and its first-phase final plat; the related state-court complaint was voluntarily dismissed without prejudice on August 6, 2026, while the federal takings case remained active as of October 14, 2026. The allegations are contested and no final liability finding is reported.
LEGAL Lawsuit filed December 2018; court order August 8, 2019; case dismissal November 2020
Residents sued Avalon Park Group Management, Inc. and Beat Kahli in a proposed class action alleging that contamination from the Stanton Energy Center affected homes and public spaces in Avalon Park and nearby communities and that the developers failed to address or disclose the alleged risks; in August 2019 the federal court allowed the pollution-damages claims against Avalon to proceed at the pleading stage while dismissing the request for equitable relief, and the broader case was later voluntarily dismissed in November 2020, with the plaintiffs’ claims disputed and a Florida Department of Health review reported as finding no evidence substantiating a suspected cancer cluster.
DELIVERY DELAY 2021–14 October 2026; complaint filed 25 March 2026; status reported 11 August 2026
Avalon Park Daytona Beach—developed through Avalon Park Daytona, LLC and Avalon Park Daytona Land Holding, LP, entities associated with Avalon Park Group—remained stalled because the developers said unresolved water and wastewater-service issues prevented completion of Phase 1 engineering and the final plat; the developers’ state-court claims were voluntarily dismissed without prejudice in August 2026, but reporting stated the related federal takings case remained active, so this is not a finding that the project was cancelled or that the developers’ allegations were proven.
PROJECT CANCELLED Original project approved October 2024; change of course reported 17–18 August 2026
Carabao Commons in downtown Groveland, a project involving Avalon Park Group and Carabao International LLC, was scrapped in its approved original form after Avalon Park Group said it decided not to develop the expensive downtown project; a proposed land swap and a different, lower-intensity Sampey Road concept were still non-binding and subject to zoning, entitlements and due diligence as of the report.
