Resident experience

5 of 7 buildings rated · scale 1–10

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 5 of 5 rated buildings here and 1326 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • DELIVERY DELAY Reported June 16, 2025; alleged storm damage occurred during Hurricanes Helene and Milton in 2024. Siesta Promenade, a Benderson-associated mixed-use project approved in 2018, remained largely undeveloped as of June 16, 2025; a report said construction was not imminent, demolition permits had existed since 2020, and two houses plus another building on the site still had not been demolished. Residents alleged the derelict buildings caused storm debris damage, while Sarasota County said the structures did not meet its code definition of unfit or unsafe; Benderson did not respond to the publication's inquiry.
  • SAFETY / LABOUR Hazard observed October 12, 2021; citation issued November 15, 2021; final order April 18, 2022. OSHA issued a serious fall-protection citation to Benderson Development Company, LLC for exposing an employee to a 12-foot fall hazard at a Williamsville, New York worksite; the citation was contested and an administrative-law-judge decision left a current penalty of $3,022.
  • REGULATORY Reported August 24, 2023; Department of Revenue demand concerned tax years 2019–2020. Florida tax authorities alleged that Benderson-linked 9395 CH LLC improperly claimed bonus-depreciation subtractions and demanded $318,872, including interest, for 2019–2020; the subsidiary sued the Florida Department of Revenue and denied that it lawfully owed the amount, so the reported tax allegation was disputed rather than established here.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 7 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.1.

Hotwire’s 9.8/10 aggregate from 930 guest reviews sets the level and converts to approximately 9.6/10 under the supplied guest-rating curve. Booking.com’s 9.4/10 from 211 reviews corroborates a very strong experience, while the reported praise and limited adverse incidents produce a small net upward adjustment. No structural score is assigned because the reviewed material did not publish building-fabric or systems evidence.

Guest reviews repeatedly describe spacious, clean rooms and helpful staff: “Rooms were spacious and clean” and “Front desk staff is wonderful.” The main adverse evidence is two December 2025 reports of dirty socks and a soiled towel left under a sofa bed, alongside complaints that management did not respond or told the guest there were “many hotels around”; these are isolated serious service incidents against a much larger positive guest record.

Combined from 7 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.8.

Google’s 4.6/5 from 469 reviews is the largest review base and converts to an 8.8/10 anchor under the supplied curve. Booking is also strongly positive at 9.1/10 from 402 guest reviews, with high staff, facilities, cleanliness, comfort and location sub-scores, and does not materially disagree. The reported praise slightly outweighs the isolated minor breakfast complaint, producing an overall and living score of 8.9.

+ Clean rooms+ Well-maintained property+ Spacious rooms+ Comfortable beds+ Well-equipped kitchenettes
− Carpet disliked by one reviewer
+ Friendly staff+ Helpful front desk+ Clean common areas+ Good breakfast+ Outdoor pool and fitness center
− Breakfast queue

Reviews repeatedly describe the property and rooms as clean or spotless, with one guest calling the suite “extremely well maintained.” Guests also praised spacious rooms, comfortable beds, refrigerators and dishwashers; the only physical-condition criticism located was that carpeting was “a negative in my opinion,” characterized by the reviewer as small. No published evidence located here establishes structural defects, leaks, plumbing failures, HVAC failures or electrical problems.

Day-to-day feedback is strongly favorable: one guest wrote that staff were “very pleasant and helpful,” another said everyone was “helpful and smiling,” and Booking’s published staff score was 9.4/10. Amenities were also praised, including breakfast, the heated/outdoor pool and gym; the main operational complaint found was a line caused by the waffle maker placement at breakfast.

The largest published review base is the 4.6/5 Google Reviews/Maps aggregate from 345 reviews, which converts to 8.8/10 on the specified curve. Repeated praise supports a high living assessment, while the repeated slow-service complaint prevents an upward adjustment; no physical-condition evidence was published.

− Slow deli service− Slow hot-food service

Published reviews frequently praise the operational experience: one reviewer called the employees “very nice and always helpful,” while another wrote “Very clean, nice staff.” The main repeated operational criticism was slow deli/hot-food service—one reviewer said, “Putting half a pound of fries in a bag shouldn’t take four minutes”—alongside isolated complaints about a rude seafood interaction and a meat-quality problem.

8.7/ 10

Google Reviews/Maps is the only identified published aggregate for the specific headquarters/distribution-center listing and sets the level at 4.5/5, converted to 8.5/10. The visible feedback adds a small positive operational adjustment, while no structural evidence was published in the material reviewed, so structure remains unscored.

+ Helpful customer service+ Efficient receiving/drop-and-hook experience

no notes returned

no links returned

The Google listing shows a 4.5/5 aggregate from 39 reviews, with visible operational feedback including “Great customer service — easy drop and hook !” and “Super cool experience.” The available material is mostly office/receiving and business-related feedback rather than resident-style commentary, so it supports a positive operational impression but does not establish detailed evidence about amenities, security, or long-term upkeep.

Google's 4.5/5 aggregate from 358 reviews sets the level and converts to 8.5/10 under the specified curve. Booking.com's 9.1/10 from 124 verified guest reviews corroborates a high-quality stay, while Yelp's 3.9/5 from only 14 reviews is a weaker dissent; the resulting resident-experience score is 8.4/10, with structure held at the anchor because the available physical-condition evidence is positive but guest-based.

+ Clean rooms+ Modern, up-to-date rooms+ Spacious suites+ Comfortable beds+ Clean indoor pool
+ Friendly staff+ Helpful service+ Good breakfast+ Indoor pool+ Convenient Allentown location

Published guest feedback is strongly positive on the physical accommodation: one reviewer called the room “exceptionally clean and really modern and up to date,” while another described it as “very spacious.” Booking.com published a 9.4/10 facilities score and 9.4/10 cleanliness score from 124 reviews; no specific recurring structural failure was established from the written material read.

The published day-to-day experience is predominantly favorable: guests wrote that the staff were “friendly and helpful,” praised the breakfast variety, and called the lobby atmosphere cozy. Google’s review summary reports 73% positive service mentions and 86% positive cleanliness mentions, while Booking.com published 9.4/10 for staff and 9.3/10 for location.

Only buildings that have reached handover are rated. 2 of 7 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risk flags

6 found
DELIVERY DELAY Reported June 16, 2025; alleged storm damage occurred during Hurricanes Helene and Milton in 2024.
SAFETY / LABOUR Hazard observed October 12, 2021; citation issued November 15, 2021; final order April 18, 2022.
OSHA issued a serious fall-protection citation to Benderson Development Company, LLC for exposing an employee to a 12-foot fall hazard at a Williamsville, New York worksite; the citation was contested and an administrative-law-judge decision left a current penalty of $3,022.
REGULATORY Reported August 24, 2023; Department of Revenue demand concerned tax years 2019–2020.
FINANCIAL DISTRESS Foreclosure proceedings instituted December 2015; auction held January 24, 2017; reported March 2, 2017.
The Landings Shopping Center was acquired by a Benderson-linked LLC at a January 24, 2017 foreclosure auction after U.S. Bank, as trustee for Morgan Stanley Capital Inc., had initiated foreclosure proceedings against the project owner, Landings of Sarasota FL LLC; the foreclosure was against that project entity, not reported as a foreclosure of Benderson Development itself.
DELIVERY DELAY 2015-2025 (reported June 16, 2025)
Siesta Promenade, the Benderson Development project (formally overseen by affiliate Siesta 41 Associates LLP), remained undelivered as of June 2025: despite the site having been proposed since 2014 and approved in 2018, reporting found no sign that construction was imminent; an earlier Benderson statement had targeted a spring 2015 start, so the project was substantially overdue, while the report did not establish cancellation.
DELIVERY DELAY 2016-2022 (completion deadline August 30, 2019; status reported February 25, 2022)
The Fruitville Road/Coburn Road light-industrial project, owned through Benderson affiliate Coburn Road LLC, missed successive commencement and completion milestones: Sarasota County records reported that the affiliate was unable to meet the initial-development requirements and construction timeline, received a third delay in April 2018, and still had a completion deadline of August 30, 2019; a February 2022 report described the relevant Benderson/Coburn property as having no structures, documenting continued non-delivery rather than completion.
