AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 4 of 4 rated buildings here and 1329 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Awards & recognition

  • COMPANY AWARD Winner January 5, 2020 (reporting the 2019 award)
Bank of America Neighborhood Builders® awardee (Miami, 2019)
Carrfour Supportive Housing was named one of Bank of America’s 2019 Miami Neighborhood Builders awardees for its work developing permanent supportive housing; the award included a $200,000 grant and leadership training.
  • GOVERNMENT RECOGNITION Winner September 22, 2025 (reporting on the earlier 2025 selection)
CoC Builds program award for Apollo Gardens · Apollo Gardens
A HUD CoC Builds award of $5.6 million was identified for Apollo Gardens, an 84-unit Titusville development partnered on by Carrfour Supportive Housing and Brevard Homeless Coalition; the contemporaneous report says the award was subsequently at risk because HUD reissued the program and withheld award letters, so this is an awarded funding commitment rather than evidence of completed construction.
  • RECOGNITION July 31, 2017
Veteran Housing Grants Program grant · Liberty Village
Carrfour Supportive Housing became the first recipient of a new $400,000 Home Depot Foundation Veteran Housing Grants Program grant, supporting construction of its Liberty Village veteran-focused community in Miami.

Risks & source coverage

  • LEGAL Filed September 14, 2026; docket activity through October 2, 2026 A civil-rights accommodations lawsuit was filed against Carrfour Supportive Housing in federal court; the available docket record identifies a complaint and subsequent judge-assignment/order activity, but does not establish the allegations, liability, or whether the case remains active, and no defense filing was identified in that record.
  • SAFETY / LABOUR Reported May 6, 2020; mold was first reported by the resident in December 2019 A television investigation reported recurring mold in a resident’s Karis Village apartment, temporary relocation first to another unit and later to a hotel, and complaints from neighbors that mold odors were present beyond that unit; Carrfour said a professional cleaner attributed the odor to the tenant leaving a sliding door open with the air conditioning off, and the resident later said the mold appeared gone after a second cleaning.
  • RISK Carrfour notice January 13, 2020; county approval October 20, 2020 Carrfour notified Miami-Dade County that it would not renew its agreement to operate and maintain the 145-unit Verde Gardens supportive-housing complex beyond September 30, 2020; the county then approved assignment of the lease and project sponsorship to Camillus House for continued operation, so the record documents a change of operator rather than abandonment of the housing project.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

Hellosection8 publishes a 4.8/5 building listing rating but no review count; because the rating has fewer than 10 reviews reported, the score is constrained to within one point of 6.5 and is set at the permitted upper bound of 7.5. The available published material is strongly positive about inclusion and programming, but it contains no resident-written review corpus and no physical-condition evidence, so structure is unscored and no additional commentary adjustment is applied.

Published reporting describes an affirming environment with “zero tolerance for any behaviors that make someone feel less than part of the community,” alongside meditation workshops, movie screenings, holiday parties and weekly gatherings. A July 2026 directory lists an on-site social worker or care coordinator, an LGBTQ+ resident or member group, affirming social events and an organized social calendar; these are published descriptions, not a body of resident reviews.

5.5/ 10
6.5/ 10

HelloSection8 publishes a 4/5 building rating based on one resident review, which converts to 7/10 under the specified curve but cannot provide a strong anchor because it is below ten reviews. The overall is therefore held at 6.5, with structure lower because the only physical-condition evidence is serious but historical, while living remains near the limited resident rating because current independent review coverage is sparse.

− Mold and rodents reported− Leaks during rain− Defective toilets, windows and showers− Broken elevators− Fire-safety deficiencies reported
+ Resident-reported activities+ Resident-reported community benefits+ Supportive case management described by a resident
− Poor owner response reported− Hostile response to complaints reported− Security concerns− Vehicle break-ins reported− Unprofessional management reported

Older reporting from January–February 2015 described serious physical problems: residents reported toilets that were not attached, missing windows, malfunctioning showers and areas that “leak every time it rains”; another report said “Mold is everywhere, so is trash and rodents.” The same reporting cited missing smoke detectors and fire extinguishers, while a later resident post alleged that elevators were “always out of order/broken”; these are historical reports and do not establish that the conditions remained current on 2026-10-15.

The available resident evidence is mixed and limited. A 2022 HelloSection8 reviewer wrote that the building had “great activities” and “benefits in livin here,” while other resident accounts reported “lack of any help from the owners,” hostile treatment after complaints, absent security and vehicle break-ins; Carrfour’s own testimonial says Liberty Village provided stability and that case managers supplied needed support, but it is promotional rather than an independent review.

Heritage Park at Crane CreekMelbourne108 units
6.3/ 10
5.8/ 10
6.0/ 10

Google’s 4.0/5 rating from 21 reviews is the only qualifying published review aggregate found and converts to 7.0 under the specified curve. The written comments support a downward adjustment for management responsiveness, rats, a reported roof leak, and a serious safety allegation, with limited offset from repeated praise for the modern and peaceful setting. Evidence is concentrated in reviews dated 2022–2024; no newer review evidence was located to establish whether those reported problems were resolved by the research date.

+ Modern construction reported+ Native and sustainable landscaping+ Well-maintained grounds reported by beautification award
− Reported roof leak− Reported delayed maintenance− Reported pest intrusion
+ Peaceful setting+ Modern and attractive community+ Community-oriented affordable housing+ On-site staff and health support praised
− Difficult office access− Reported unresponsive management− Reported rat infestation− Reported security concern

Residents describe the property as “modern up to date,” and an independent 2023 account documented its 2021 completion, native landscaping, rain garden, wetland preserve, and environmentally friendly grounds maintenance. Against that, one resident reported that “the roof is leaking since moving in” and that maintenance was not taken care of; this is a serious but single dated review, not proof of a current building-wide condition.

Daily-life feedback is mixed: residents called the community “peaceful” and “modern,” and one reviewer praised “the daily dedication from on-site staff.” However, other reviews report rats, difficulty contacting the office, and alleged failures to address maintenance and safety concerns; the available reviews are dated mainly 2022–2024, so their current status on October 15, 2026 is uncertain.

5.5/ 10

The Exa place listing is the only located building-specific published aggregate: 3/5 from two resident reviews, which converts to 4/10 under the stated curve. Because the anchor has fewer than 10 reviews, the score is kept within one point of 6.5; the two written comments are mixed but do not establish a recurring theme or a scored structural condition.

+ Staff praised in one review
− Mixed resident feedback

no notes returned

no links returned

The only two resident comments are split: one reviewer wrote “Nice apartments. Good staff,” while another wrote “Seems like a front.” The available material does not provide recurring operational complaints or reliable current evidence about maintenance, security, amenities, or management response.

Only buildings that have reached handover are rated. 4 of 8 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Awards

Awards & recognition

4 found
COMPANY AWARD Winner January 5, 2020 (reporting the 2019 award)
Bank of America Neighborhood Builders® awardee (Miami, 2019)
Carrfour Supportive Housing was named one of Bank of America’s 2019 Miami Neighborhood Builders awardees for its work developing permanent supportive housing; the award included a $200,000 grant and leadership training.
GOVERNMENT RECOGNITION Winner September 22, 2025 (reporting on the earlier 2025 selection)
RECOGNITION July 31, 2017
Veteran Housing Grants Program grant · Liberty Village
Carrfour Supportive Housing became the first recipient of a new $400,000 Home Depot Foundation Veteran Housing Grants Program grant, supporting construction of its Liberty Village veteran-focused community in Miami.
PROJECT AWARD Winner October 28, 2010 (reported before the October 29, 2010 presentation)
Preservation Honor Award · Royalton Hotel
Carrfour Supportive Housing and developer Carlisle were reported as co-recipients of the National Trust’s Preservation Honor Award for restoring Miami’s Royalton Hotel.

Risks

Risk flags

4 found
LEGAL Filed September 14, 2026; docket activity through October 2, 2026
A civil-rights accommodations lawsuit was filed against Carrfour Supportive Housing in federal court; the available docket record identifies a complaint and subsequent judge-assignment/order activity, but does not establish the allegations, liability, or whether the case remains active, and no defense filing was identified in that record.
SAFETY / LABOUR Reported May 6, 2020; mold was first reported by the resident in December 2019
A television investigation reported recurring mold in a resident’s Karis Village apartment, temporary relocation first to another unit and later to a hotel, and complaints from neighbors that mold odors were present beyond that unit; Carrfour said a professional cleaner attributed the odor to the tenant leaving a sliding door open with the air conditioning off, and the resident later said the mold appeared gone after a second cleaning.
RISK Carrfour notice January 13, 2020; county approval October 20, 2020
Carrfour notified Miami-Dade County that it would not renew its agreement to operate and maintain the 145-unit Verde Gardens supportive-housing complex beyond September 30, 2020; the county then approved assignment of the lease and project sponsorship to Camillus House for continued operation, so the record documents a change of operator rather than abandonment of the housing project.
DELIVERY DELAY May 28, 2026 (petition date; original placed-in-service deadline December 31, 2025, later extended to December 31, 2026)
Notre Maison, a 75-unit Miami-Dade development identified in the filing as being developed by Carrfour Supportive Housing, Inc., was documented as materially delayed: Florida Housing had already extended its placed-in-service deadline to December 31, 2026, yet the May 28, 2026 petition said the project would not meet that deadline or be at least 50% complete, with construction financing still expected in summer 2026 and completion forecast for around September 30, 2027; the filing sought a housing-credit exchange to extend the schedule.
