Risks & source coverage

  • LEGAL September 24, 2026 decision; underlying judgment and November 20, 2024 fee ruling A CMC affiliate, Gables Investment Holdings LLC, remains subject to a judgment arising from the failed Collection Residences joint venture: court filings state that Shoma obtained a judgment of nearly $15 million based on breach-of-operating-agreement claims, and Florida’s Third District Court of Appeal affirmed the denial of the affiliate’s post-trial motions on September 24, 2026; the trial court declined to award Shoma attorney fees because both sides prevailed on significant claims, and the judgment is against the affiliate rather than CMC’s founder individually.
  • FINANCIAL DISTRESS Foreclosure reported January 14, 2019; dismissal and repayment reported January 29, 2019 The project entity Coral Gables Luxury Holdings LLC, the joint venture associated with CMC and Shoma for Collection Residences, faced a lender’s $16.2 million foreclosure suit over alleged nonpayment after the loan came due in December 2016; the foreclosure case was later dismissed with prejudice after the property was sold, with the lender reported to be repaid, so this is a historical project-entity event rather than evidence that CMC Group itself was foreclosed on.
  • LEGAL Filed May 17, 2024; open with docket activity through March 27, 2025 Brickell Flatiron Condominium Association filed a real-property construction-defect lawsuit naming CMC Group, Inc. among the defendants; the case was still listed as open, with mediation and discovery activity recorded through March 2025, and the retrieved record does not establish liability or a final resolution.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date.

8.8/ 10

The largest published review base is the 4.6/5 Google rating from 14 reviews, which converts to 8.8/10 under the specified curve. The visible written feedback is mostly favorable, but no complaint meets the recurrence threshold for a commentary adjustment, and no structural condition evidence was published in the reviewed material.

+ Positive location and views+ Restful atmosphere+ Strong aesthetic appeal
− Parking-voucher complaint− Perceived unprofessional policies− Price concern

no notes returned

no links returned

Visible feedback is mostly positive about the setting and experience: one reviewer called it a “good place to rest” with a good bay view, another wrote “Beauty at its best,” and another simply said “Stunning!”. The main operational criticism came from a delivery visitor who said the parking voucher treated drivers badly and described the building’s policies as “unprofessional”; this is a single report, not a recurring theme.

Wheree 9/10, 6.5/10, 7.5/10 · no review count · brickell-flatiron-condominiums.wheree.com
Combined from 3 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.5.

The largest published review base is Birdeye’s 4.2/5 from 140 reviews, converted to 7.6/10; Google Maps is closely aligned at 4.3/5 from 131 reviews. The score is reduced for the reported leak-related elevator outages and recurring operational complaints, with a small offset for repeated praise of amenities, design and front-desk service.

+ Praised construction quality+ Elegant architecture and finishes+ Italian-designed interiors
− Stairwell water leaks− Elevator outages associated with leaks− Poor shower water pressure
+ Penthouse-level pool and spa+ Friendly front desk+ Positive customer service+ Some favorable management reports+ Modern amenities
− Unprofessional front desk reports− Inconsistent rule enforcement− Rude or incompetent security/staff− Package-handling confusion− Inconsistent maintenance scheduling

Wheree reports generally praised construction quality, architecture and finishes, including scores of 8.5/10 for construction quality and 9.5/10 for design and architecture. A resident review, however, reported that “water frequently leaked from the stairwells” and that this caused elevator outages on multiple occasions; the same review reported extremely poor shower water pressure.

Residents praised the amenities—one wrote, “The only thing we liked from this building was amenities”—and other reviewers described the front desk as friendly and customer service as “amazing.” Negative feedback is substantial: residents reported “bad management,” package staff sending them “back and forth,” rude or incompetent staff, and management that was “impolite and unprofessional”; Allioo likewise summarizes complaints about front-desk service, security staff and strict rules.

Only buildings that have reached handover are rated. 1 of 3 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

5 found
LEGAL September 24, 2026 decision; underlying judgment and November 20, 2024 fee ruling
A CMC affiliate, Gables Investment Holdings LLC, remains subject to a judgment arising from the failed Collection Residences joint venture: court filings state that Shoma obtained a judgment of nearly $15 million based on breach-of-operating-agreement claims, and Florida’s Third District Court of Appeal affirmed the denial of the affiliate’s post-trial motions on September 24, 2026; the trial court declined to award Shoma attorney fees because both sides prevailed on significant claims, and the judgment is against the affiliate rather than CMC’s founder individually.
FINANCIAL DISTRESS Foreclosure reported January 14, 2019; dismissal and repayment reported January 29, 2019
The project entity Coral Gables Luxury Holdings LLC, the joint venture associated with CMC and Shoma for Collection Residences, faced a lender’s $16.2 million foreclosure suit over alleged nonpayment after the loan came due in December 2016; the foreclosure case was later dismissed with prejudice after the property was sold, with the lender reported to be repaid, so this is a historical project-entity event rather than evidence that CMC Group itself was foreclosed on.
LEGAL Filed May 17, 2024; open with docket activity through March 27, 2025
Brickell Flatiron Condominium Association filed a real-property construction-defect lawsuit naming CMC Group, Inc. among the defendants; the case was still listed as open, with mediation and discovery activity recorded through March 2025, and the retrieved record does not establish liability or a final resolution.
PROJECT CANCELLED 2015 failure; site sale in 2019; liquidating-trustee ruling reported 2025-05-12
The Collection Residences, a Coral Gables joint venture involving CMC Group founder Ugo Colombo’s affiliate and Shoma Group, failed after the partnership broke down in 2015; construction never started, the site was sold to Baptist Hospital in 2019, and a 2025 Delaware ruling called for a liquidating trustee to wind down the venture. The court record and reporting concern the affiliate/JV entity and do not establish personal liability by Colombo or the CMC parent.
PROJECT CANCELLED Abandoned during the 2008 recession; property sold in 2014; reported 2023-11-10
CMC Group and Lionstone abandoned the planned adjacent 1.2-acre development at 300 Biscayne Boulevard Way in Miami because of the 2008 recession; the partnership sold the property in 2014, and the site was subsequently redeveloped by another ownership group as Aston Martin Residences.
