Upkeep and response — belongs to whoever runs the building now. From 9 of 9 rated buildings here and 481 in the market.
The market here is United Arab Emirates: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • ALLEGATION Reported May 15, 2024; updated May 17, 2024 A Swedish public-broadcast investigation reported that a person presented as a DAMAC Properties salesperson offered a reporter the option to pay for a Dubai apartment with cash “bags” or through hawala and said there would be no questions about the money’s origin; DAMAC said it performs client checks, does not recommend cash payments, and would investigate the salesperson’s statements. This is a reported allegation, not a finding that DAMAC itself committed money laundering.
  • LEGAL Judgment dated November 5, 2024; underlying complaint concerned a 2007 purchase and a claim filed in 2023 In a Dubai Court of Cassation judgment concerning DAMAC’s Lago Vista project, the court record states that the buyer alleged the project had not been completed for 15 years; the lower court had ordered the sale rescinded and DAMAC and an affiliated entity jointly to return AED 123,000 plus 5% interest, while the retrieved record does not provide the complete final disposition of the cassation appeal.
  • DELIVERY DELAY Reported October 24, 2023; alleged handover and inspection dates were August 17 and September 12, 2023 A verified buyer complaint reported that DAMAC issued a Zinnia-cluster handover notice on August 17, 2023, but the buyer found the villa not ready for occupation at the September 12, 2023 inspection and alleged that substantial work required by the SPA remained incomplete; DAMAC’s page does not show a final resolution.

The market here is United Arab Emirates: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.8.

Google Reviews/Maps supplies the largest building-specific review base, with 4.5/5 from 11 reviews, converting to 8.5/10 under the requested curve. Positive comments repeatedly describe the setting, safety, luxury and amenities, while the available management criticism is isolated, producing a modest upward commentary adjustment; no structural score is assigned because no structural or systems evidence was published in the reviewed material.

Reviews describe Cavalli Estates as “the tranquility of lush green surroundings,” “quiet and very safe,” with walking paths, parks and luxury villas. The main operational criticism is a French-language review alleging that management “ne répond pas aux mail” and is slow or ineffective around delivery and solutions; Nestopa also records that public transport is not close and dining choices are limited.

Combined from 9 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.4.

The largest published review base located was the Google/Maps cluster listing at 4.5/5 from 8 reviews; because it has fewer than 10 reviews, the converted anchor is kept within one point of 6.5, yielding 7.5. The written feedback is mainly positive and has no recurring moderate or severe building failure, while the lone lifestyle reservation is minor and does not move the score.

+ Maintenance rated 5.0/5 on Property Finder+ Finished/100% at the last DLD inspection
+ Scenic lagoon setting+ Greenery and peaceful atmosphere+ Family-oriented amenities+ Swimming and kayaking+ Friendly, secure community described by resident review
− Limited public transport− Limited nearby dining variety

Property Finder publishes a 5.0/5 maintenance sub-score for the Damac Lagoons community, but this is a cluster/community rating rather than a Costa Brava 2-only engineering inspection. The DLD-derived project record reports 100.0% at the 3 August 2026 inspection and status Finished; no resident review read reported leaks, plumbing, HVAC, electrical or other structural failures.

The available feedback is mostly favorable: reviewers describe “beautifully designed villas on the lagoon,” a “relaxing, scenic environment,” and family activities including swimming and kayaking. The principal operational/lifestyle reservation is that “getting around without a car is a bit challenging,” while nearby dining is said to offer limited variety; Property Finder’s community scores include 4.8/5 for family friendliness and 4.5/5 for amenities.

Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.4.

Google’s building-specific aggregate of 4.5/5 from 8 reviews is the largest directly relevant review base, converting to 8.5 under the requested curve. The score is moderated because the displayed reviews include a dust-control complaint and the evidence is thin on completed structural systems; the latter is not treated as a penalty, so the overall remains 6.8 as a cautious evidence-based resident score.

+ Attractive villa design+ Lagoon-front setting
+ Family-friendly setting+ Swimming and water activities+ Greenery and views+ Positive project outcome
− Excavation dust− Dust-control complaint

The published material contains limited physical-condition evidence. Reviewers praised “beautifully designed villas on the lagoon,” but no reviewed source reported plumbing, HVAC, electrical, waterproofing, lift or other completed-system performance problems.

The available feedback is mostly positive about the lifestyle: one reviewer said the project “turned out to be very nice,” while another highlighted swimming, kayaking, sailing, snorkeling, greenery and views. The main operational complaint was that DAMAC failed to water-spray an excavation site, leaving the surrounding area “covered with dust for 6 months”; this is a historical complaint, not proof of conditions on 2026-10-15.

DAMAC Lagoons - Santorini (2)Al Hebiah Fifth, Dubai388 units

7.5/ 10

The building-specific Google entry is 5/5 from one review, but it is below the ten-review anchor threshold, so the converted 10/10 is constrained to within one point of 6.5, producing 7.5. Property Finder material is reported for the record but excluded under the stated rule, and the limited written feedback contains no recurring complaint.

+ Snagging reported as clear+ Positive finish and layout feedback+ Kitchen appliances supplied+ Plumbing and electrical defect-liability coverage described
+ Active security+ Well-kept community+ Family-oriented amenities+ Swimming and kayaking+ Greenery and views

A handover video covering Santorini 2 reports that the property was checked during snagging and “looks like perfect. Nothing to comment,” with the speaker praising the “quality and the finishing and the layout.” The same source describes a one-year defect-liability period for plumbing, electrical and other defects; this is an operational warranty description, not proof that no future defects will occur.

The only directly building-specific written review says the new area is “very well taken care off” and that “Security is very active,” checking residents and guests at the community. Broader DAMAC Lagoons reviews describe it as family-oriented and accessible, with “swimming and kayaking” plus “greenery and nice views”; these are community-level comments rather than a clean Santorini 2 resident sample.

VeronaDAMAC Hills 2, Dubai
7.6/ 10
—/ 10
7.6/ 10

The Verona-specific cluster rating of 4.3/5 from 10 reviews sets the level and converts to 7.9/10 under the supplied curve. The score is adjusted down for the isolated serious security complaint and modestly up for repeated praise of the peaceful, green and amenity-rich lifestyle, producing 7.6/10; structure remains unevidenced.

− Road-maintenance complaints− Damaging speed bumps
+ Peaceful community+ Family-friendly atmosphere+ Green spaces+ Sports and leisure amenities+ Good highway access
− Reported disrespectful security interactions− No pool/play area reported in cluster− Limited public transport− Long commute to central Dubai

No building-specific engineering, plumbing, HVAC, electrical or waterproofing assessment was published in the material reviewed. One community review reports that roads were not being fixed and that a speed bump damaged the reviewer’s car; this is infrastructure feedback for the wider DAMAC Hills 2 community, not proof of a Verona building defect.

Residents praise Verona/DAMAC Hills 2 as “clean, well-planned, and surrounded by greenery,” with gyms, tracks, playgrounds and a quiet family atmosphere. The negative feedback includes a resident who said security guards treated them “with no respect,” while another Verona review alleged that the cluster had “No pool and no kids play area”; these are resident reports, and the most serious security account is isolated.

Property Finder's 4.5/5 rating from three reviews is the only published aggregate located for the Malta Phase 2/cluster page. Because the review base is below ten, the score is kept within one point of 6.5; no recurring complaint or independently published Malta 2 building-condition evidence was strong enough to move it.

Property Finder shows a 4.5/5 cluster rating from three reviews; its breakdown includes 4.8/5 for family friendliness and 5.0/5 for maintenance and parking. The written feedback calls the community “great for families,” while another reviewer gave 3/5 but still cited accessibility, swimming, kayaking, greenery and views; these are cluster-level comments rather than Malta 2-only resident evidence.

DAMAC Lagoons - Santorini (1)Al Hebiah Fifth, Dubai459 units

7.0/ 10
6.8/ 10

Google’s 3.9/5 from 19 reviews is the largest published review base, converting to 6.7/10 under the supplied curve and setting the level. Repeated positive comments on the community, layout and finishing add modest support, but repeated reports of night noise and ineffective security response pull the result slightly down; the evidence is still early because Santorini handovers began only in late 2025 and some amenities were future commitments at the time of the resident reporting.

+ Bright rooms+ Spacious internal layout+ Good finishing quality
− Noise insulation reported as zero
Not found in sources: No snagging defects reported
+ Attractive Mediterranean design+ Family-friendly community+ Good landscaping and small park+ Active security reported+ Water and leisure amenities praised
− Persistent night noise− Construction disturbance− Security response criticised− Amenities initially incomplete− Handover delay reported

Structural feedback is mostly positive but comes from early occupants rather than an engineering inspection: one Santorini owner said, “We did the snagging and nothing came up,” and described the delivered quality as “awesome.” A Google reviewer conversely said “noise insulation is ZERO,” linking the complaint to persistent night construction and neighbour noise; this is an acoustic complaint, not evidence of a framework or services failure.

Residents and reviewers praise the lifestyle: one described Santorini as a “Beautiful community,” while Property Finder material mentions swimming, kayaking, greenery and active security. The main operational concern is noise: reviewers describe “NOISE 24H,” construction from “2 am till 6 am,” and say security did not stop it; as of the December 2025 resident account, only a small park was open and the pool, hub and gym were future commitments rather than completed amenities.

7.0/ 10
6.9/ 10

The largest published rating is Property Finder’s 4.5/5 from three community reviews, but Property Finder ratings are expressly excluded from scoring. The remaining evidence is a small set of mostly positive written accounts, including a 4.3/5 FazWaz entry and positive direct resident comments, tempered by incomplete early amenities, construction dust/traffic and car dependence; the result is kept conservative because the Malta-specific resident evidence is sparse and much of the commentary is community-level.

+ Bright rooms+ Decent-sized backyard+ Positive delivered-quality report
Not found in sources: No snagging defects reported
+ Good landscaping+ Community events and social interaction+ Mediterranean design+ Lagoon and water-focused amenities+ Family-friendly outdoor concept
− Amenities initially incomplete− Construction traffic and dust− Peak-hour congestion− Car-dependent access− Limited nearby dining

The only direct resident infrastructure feedback located was positive: the Santorini owner said, “We did the snagging and nothing came up,” and described the delivered quality as “awesome.” No Malta (1)-specific published report was found documenting leaks, plumbing, HVAC, electrical, waterproofing or structural failures; general snagging guidance is precautionary, not evidence that those defects occurred.

The early resident account described the park as “really good,” with “barbecue pits, good landscaping and events,” but said the community had only a small park at that stage, with the pool, central hub and gym expected later. Independent relocation guidance reports construction traffic from 6:00 AM to 2:00 PM, elevated dust near active phases, Hessa Street congestion at peak hours, and no metro service; these are community-level conditions rather than a Malta (1)-only resident rating.

DAMAC Lagoons - Santorini (3)Al Hebiah Fifth, Dubai96 units
7.0/ 10
—/ 10
7.0/ 10

Property Finder publishes a 4.5/5 community rating from four reviews, but its rating and aspect scores are excluded from scoring under the requested rule. The score therefore uses the three visible positive written comments only, with a conservative pull toward 6.5 because the sample is small and community-level; no structural score is supportable.

+ Family-friendly setting+ Water-based amenities+ Green spaces and scenery+ Active security

no notes returned

no links returned

The available Property Finder feedback is about the wider Santorini/DAMAC Lagoons community rather than verified resident experience inside a completed home. Reviewers describe it as “a perfect destination for family living,” citing swimming, kayaking, sailing, snorkeling, green spaces and scenic views; another says security is “very active” and restricts entry to residents and guests.

Only buildings that have reached handover are rated. 0 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Click any row for the sources behind it. Cost basis matters: an estimated cost, a construction loan and a sale price are different numbers. Each row states which one it is, so they are never averaged together.

ALLEGATION Reported May 15, 2024; updated May 17, 2024
A Swedish public-broadcast investigation reported that a person presented as a DAMAC Properties salesperson offered a reporter the option to pay for a Dubai apartment with cash “bags” or through hawala and said there would be no questions about the money’s origin; DAMAC said it performs client checks, does not recommend cash payments, and would investigate the salesperson’s statements. This is a reported allegation, not a finding that DAMAC itself committed money laundering.
LEGAL Judgment dated November 5, 2024; underlying complaint concerned a 2007 purchase and a claim filed in 2023
In a Dubai Court of Cassation judgment concerning DAMAC’s Lago Vista project, the court record states that the buyer alleged the project had not been completed for 15 years; the lower court had ordered the sale rescinded and DAMAC and an affiliated entity jointly to return AED 123,000 plus 5% interest, while the retrieved record does not provide the complete final disposition of the cassation appeal.
DELIVERY DELAY Reported October 24, 2023; alleged handover and inspection dates were August 17 and September 12, 2023
A verified buyer complaint reported that DAMAC issued a Zinnia-cluster handover notice on August 17, 2023, but the buyer found the villa not ready for occupation at the September 12, 2023 inspection and alleged that substantial work required by the SPA remained incomplete; DAMAC’s page does not show a final resolution.
DELIVERY DELAY Data page accessed for the position as of June 15, 2026; timing periods are normalized to half-years
A project-level delivery comparison based on identified Dubai Land Department records reports approximate target-to-technical-completion delays for several DAMAC projects, including Aykon City (about 12–18 months), Damac Hills (2)–Acuna (about 42–48 months), and Damac Hills–Park Residences 4 (about 12–18 months); the source cautions that technical completion may precede key handover and that the dataset is curated rather than a complete inventory.
PROJECT CANCELLED Register status and project facts reported on 2026-09-30; cancellation date not stated
The Dubai Land Department register records Augusta@Akoya by DAMAC as “Cancelled”; the project’s planned completion was 23 July 2017, its last recorded inspection was 11 February 2016 at 10.9%, and the cancellation-decision date is not published, so this is a historical cancellation finding rather than a claim that it remains unresolved today.
PROJECT CANCELLED Register status and project facts reported on 2026-10-15 search; cancellation date not stated
The Dubai Land Department register records Trevi@Akoya by DAMAC as “Cancelled”; its planned completion was 1 May 2016, while the public record does not state when the cancellation decision was made.
PROJECT CANCELLED Register status and project facts reported on 2026-10-15 search; cancellation date not stated
The Dubai Land Department register records Legend 2 @ Akoya by DAMAC as “Cancelled”; its planned completion was 30 June 2016, and the public record does not publish the cancellation-decision date.
DELIVERY DELAY 2020-07-17 publication; reported non-delivery as of that date
DAMAC’s Celestia was reported as overdue after a buyer said DAMAC had promised April 2019 handover, the Land Department showed August 2019, and the apartment still had not been received by July 2020; representatives then gave a first-half-2021 expectation, which was a future commitment, not evidence of completion.
DELIVERY DELAY 2020-07-17 publication; later completion recorded as Q3 2019
DAMAC Hills’ Gold Promenade was reported as a handover-delay case in July 2020: buyers said the project was over 90% complete in early 2019, snagging had occurred, but handover had still not begun and DAMAC representatives extended the expected date to the first half of 2021; later registry-based sources record the project as handed over in Q3 2019, so the finding is historical and not an active current failure.
