Awards & recognition

  • PROJECT AWARD Winner 24 October 2013
2013 Arabian Property Award — Best Developer Website, Bahrain · Dilmunia at Bahrain website

Risks & source coverage

  • PROJECT CANCELLED Reported March 11, 2010; status described as indefinite hold at publication. Ithmaar Development Company’s proposed $185 million, 44-storey Al-Seef tower in Bahrain was put on hold indefinitely after the developer could not obtain the required government approval; discussions about relocating it had not produced an agreement at the time of reporting.
  • DELIVERY DELAY Commitment reported 8 October 2019; continued fit-outs/opening activity reported 30 November 2020; subsequent launch reported 7 August 2024. Mall of Dilmunia, developed by Dilmunia Mall Development Company within the Dilmunia development managed by Ithmaar Development Company (IDC), was projected for completion by the end of 2019 but was still undergoing tenant fit-outs and further opening activity in November 2020; it was subsequently operating and relaunched as an outlet mall in August 2024, so the delay is historical rather than an active non-delivery finding.
  • DELIVERY DELAY Original Q4 2020 target published on the project page; July 2024 construction milestone and phase completion recorded by the contractor; research date 13 October 2026. The Dilmunia Grand Canal and Marina, commissioned by Ithmaar Development Company and constructed by Cebarco Bahrain WLL, had an original first-phase completion target of Q4 2020 but remained under construction in July 2024; the contractor records completion of a later canal/marina phase in July 2024, while a contemporaneous update said the marina still required a further connection phase, making this a documented historical delay with incomplete evidence of full overall completion by the research date.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Dilmunia Infrastructure — Phase IIDilmunia Island, Muharraq
10.0/ 10
—/ 10
8.8/ 10
Airbnb 5/5 · 47 reviews · hichee.com
Airbnb publishes 5/5 from 47 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 8.8.

The largest published review base located was the Airbnb aggregate for a Dilmunia short-stay apartment: 5/5 from 47 reviews, which converts to 10/10 under the supplied curve. This is weak evidence for a resident’s year and does not directly rate Phase II infrastructure; the score should therefore be treated as highly uncertain and indicative only, while structure remains unscored because no review-based structural rating was found.

+ Phase II infrastructure reported complete+ Electricity and utility networks+ Road and bridge infrastructure+ Sewer and surface-water systems
+ Peaceful setting+ Extensive leisure facilities+ 24/7 security+ Covered parking+ Central air conditioning
− Limited shopping and retail− Very limited nightlife and dining− Car-dependent access

no notes returned

The accessible short-stay material calls the setting “a quite Peaceful island” and lists pools, gyms, a water park, cinema, children’s areas and a mall walkway. A separate area profile reports 24/7 security, covered parking and central A/C, while its lifestyle indicators show shopping/retail at 4/10, nightlife/dining at 1/10 and access at 6/10; these are area-level indicators, not resident-management review comments.

SeavillaDilmunia Island, Muharraq32 units
7.5/ 10
—/ 10
7.5/ 10

The only building-specific published rating located is 4.3/5 on a page that does not state a review count, so it is treated as a very small evidence base and kept within one point of 6.5 under the stated rule. No structural review evidence was found, so structure remains unevidenced; the living score follows the constrained anchor without additional commentary adjustment.

+ covered parking+ 24/7 security+ central air conditioning+ maintenance service+ backup generator
− car-dependent location− limited nearby retail and dining

no notes returned

no links returned

The independent building listing reports a 4.3 Google rating and lists covered parking, 24/7 security, central A/C, backup generation and maintenance service. It also describes the surrounding area as “Very Car-Dependent,” with limited walkable amenities, and gives the wider 269 area 4/10 for shopping and retail and 1/10 for nightlife and dining; these are area indicators rather than Seavilla resident review comments.

Only buildings that have reached handover are rated. 2 of 4 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Click any row for the sources behind it. Cost basis matters: an estimated cost, a construction loan and a sale price are different numbers. Each row states which one it is, so they are never averaged together.

PROJECT CANCELLED Reported March 11, 2010; status described as indefinite hold at publication.
Ithmaar Development Company’s proposed $185 million, 44-storey Al-Seef tower in Bahrain was put on hold indefinitely after the developer could not obtain the required government approval; discussions about relocating it had not produced an agreement at the time of reporting.
DELIVERY DELAY Commitment reported 8 October 2019; continued fit-outs/opening activity reported 30 November 2020; subsequent launch reported 7 August 2024.
DELIVERY DELAY Original Q4 2020 target published on the project page; July 2024 construction milestone and phase completion recorded by the contractor; research date 13 October 2026.
