The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Court liability finding: April 8, 2024; final settlement approval and judgment: July 24, 2026. A federal court found Equity Residential’s California standard late-fee provision—5% of monthly rent, with a minimum of $50—null and void and an unlawful business practice; on July 24, 2026, the court finally approved a settlement providing $22,707,238.38 in restitution to nearly 200,000 class members, while Equity continued to dispute the claims and denied wrongdoing.
  • LEGAL Complaint filed March 27, 2025. Private plaintiffs alleged that Equity Residential and related entities charged California tenants separate pest-control and trash fees that should have been included in rent, seeking class-wide damages, restitution and injunctive relief; the complaint alleged the practice was ongoing when it was filed, and no resolution was established by the retrieved source.
  • REGULATORY Judgment and order filed October 8, 2021; liability judgment entered April 23, 2021. Following a non-jury trial, the District of Columbia court found Equity Residential Management and a project entity liable for misrepresenting or omitting material information about apartment rents and ordered $869,344.19 in restitution plus 2% prejudgment interest and $1,010,493 in costs and attorneys’ fees; the court rejected other pleaded claims, including the allegation that rents exceeded the statutory maximum.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Google’s building-level aggregate of 4.6/5 from 68 reviews sets the level; applying the requested market conversion gives an 8.9 anchor. The four written excerpts read were all positive and repeatedly praised staff responsiveness and helpfulness, supporting a 0.3 commentary uplift to 9.2; no structural evidence was published, so structure remains null.

The published Google excerpts shown by Zumper are consistently positive about day-to-day interaction: reviewers describe staff as “incredibly responsive and friendly,” “extremely helpful,” and “always just a call or email away.” One review also says the community was “currently under construction,” while the resident reported that this had not prevented them from relaxing at home; this is an old 2024 observation rather than a current-status finding.

Combined from 10 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.7.

Brightplace’s 4.7/5 overall rating from 100 reviews is the largest qualifying review base and converts to 9.1 under the requested curve. The score is held near that anchor because the published review synthesis is strongly positive overall, while recurring trash, pet-waste, internet, parking and amenity-upkeep complaints produce only a modest downward adjustment. Structure is separately evidenced by Brightplace’s 2.4/5 building-quality rating, while living is supported by its 4.5/5 management rating and the written operational feedback.

+ Fast maintenance response+ New construction+ Units ready at move-in
− Building-quality score 2.4/5− Occasional HVAC repair delays− Elevator-condition complaints− Hallway odors from trash valet− Pool-cleanliness inconsistency
+ Responsive leasing staff+ Fast maintenance+ Modern amenities+ Quiet neighborhood+ Safe-feeling area
− Pet waste in grounds− Valet-trash scheduling and odors− Peak-hour parking pressure− Internet reliability issues− Inconsistent pool upkeep

The published building-quality rating is 2.4/5 from eight reviews, materially weaker than the overall 4.7/5, and the same review synthesis mentions elevator conditions, hallway trash odors and deterioration in common-area upkeep. Maintenance is rated 4.8/5 from eight reviews, with most work orders reportedly handled the same day or within hours, although one HVAC repair reportedly took nearly a week during peak summer heat.

Residents repeatedly praise the staff and maintenance: one reported that “every maintenance request was fixed within 24 hours,” while another called the leasing team “friendly” and the gym “super nice and always clean.” The main operational complaints concern pet waste, trash bins and odors, parking after 8 p.m., internet reliability and occasional pool or amenity-maintenance inconsistency.

Google Reviews/Maps provides the largest applicable review base and sets the level at 4.6/5, converted to 8.8/10 under the requested curve. The current written feedback is predominantly positive about staff, maintenance, quietness and amenities, with recurring but moderate communication concerns; the older Apartments.com evidence is materially less comparable and is excluded from the score.

+ Quiet courtyard-facing units+ Double-glass windows praised for noise isolation+ Hard-surface flooring+ Responsive maintenance reported
− Hard-water mineral staining− One report of unclear water charges
+ Helpful leasing staff+ Responsive maintenance+ Quiet community+ Well-kept grounds+ Strong amenity appeal
− Application-processing delays− Poor front-office communication− Unclear utility charges

Reviewers praised the “double glass windows” for noise isolation and described courtyard-facing apartments as “very quiet.” One resident reported hard water and “white mineral stains throughout the apartment,” while another complained that water charges were $113.64 per month; these are isolated infrastructure or utility observations rather than evidence of a broad structural failure.

Day-to-day feedback is mixed but leans positive: residents describe the community as “very quiet and always well kept,” and praise staff who were “helpful, patient, and thorough.” The main operational criticisms are “substantial delays” and repeated questions during application processing, plus a separate complaint that leasing staff could not explain high water charges.

The Google Reviews/Maps aggregate of 4.3/5 from 43 reviews sets the level; under the requested conversion curve this is 7.9/10. The written feedback is predominantly positive about staff, amenities, location and security, so the reported score moves modestly upward to 8.1; the evidence does not support a separate structure score.

− Manager turnover− Leasing communication issues− Occasionally unreliable automated doors− Unreliable lobby coffee machine

Residents repeatedly describe the staff as “friendly and always helpful,” say issues are handled quickly, and praise the gym, amenities, location and security. The main operational criticism is that the property experienced “high turnover rate of managers,” with new leasing agents appearing frequently; isolated comments also mention “automated doors are wonky” and an unreliable lobby coffee machine.

Google Reviews/Maps provides the qualifying anchor at 4.5/5 from 160 reviews, which converts to 8.5/10 under the stated curve. The written evidence contains repeated moderate complaints about noise, maintenance and management, balanced by repeated praise for staff and amenities, producing an overall 8.0/10; the structure sub-score is lower because the published comments specifically report poor sound insulation and construction-related noise.

− Poor sound insulation− Thin walls and floors− Construction/service-area noise
+ Helpful leasing and community staff+ Strong amenities+ Convenient train access+ Quiet/secluded setting reported+ Responsive individual service praised
− Persistent resident noise complaints− Slow maintenance response− Management communication complaints− Billing discrepancies− Security concerns

Residents reported that the apartments are “built like complete trash,” with “paper thin” walls and floors and noise audible from units above and adjacent areas. Another review described recurring early-morning trash/maintenance-garage noise, while no published review supplied a structural or systems rating separate from the overall property rating.

Positive reviews call the amenities “great” and staff “incredibly helpful and supportive,” with one reviewer praising staff for handling requests “efficiently and effectively.” Negative resident feedback reports “CONSTANT noise,” billing discrepancies, delayed maintenance and “canned, deflective responses,” so the day-to-day experience appears materially uneven despite the strong aggregate rating.

The Google/Maps 4.2/5 aggregate, based on 188 reviews, sets the level and converts to 7.6/10. Yelp is materially lower but has a much smaller review base, while the sampled written reviews contain repeated praise for staff, maintenance and amenities; those positive themes support a modest upward adjustment to 7.9. No structure score is assigned because the published material does not provide a building-wide structural or systems rating.

− Reported cockroach infestation− Reported smart-lock/keypad access concern− Reported unreliable internet connectivity
+ Friendly leasing staff+ Responsive management+ Prompt maintenance response+ Well-maintained common areas+ Strong amenity experience
− Cockroach complaint− Application/holding-deposit complaint− Internet-connectivity complaint

The published reviews do not provide a building-wide structural or engineering assessment. One reviewer reported "SIX MONTHS of COCKROACHES" and another described network connectivity as the "Worst Network Connectivity in these apartments," while the latter review says speed later improved after a provider change.

Daily-life feedback is mixed but mostly favorable: residents describe staff as "very accommodating and friendly," say maintenance "responded immediately," and call the amenities "top notch." Countervailing reports include a reviewer describing six months of cockroaches and another criticizing internet connectivity; the Apple/Yelp listing also shows a lower 3.2/5 aggregate than the 4.2/5 Google/Maps listing.

Apartment List’s 4/5 resident rating sets the anchor at 7/10 under the specified conversion, but it is based on fewer than 10 reviews, so the result is kept at the anchor rather than treated as robust. Apartments.com reports 5/5 from one renter review, while the only negative operational comment is not recurring and there is no published structural evidence to score.

The published resident feedback is mostly favorable but very limited: one reviewer called the building “such an amazing apartment building” near Lake Quannapowitt. Another reported, “Everything is ok except the washer that runs on and on,” which is a single operational complaint rather than a recurring theme; the property listing also publishes amenities including lounges, a fitness center and pool.

6.0/ 10

Google Reviews/Maps provides the largest qualifying review base at 3.7/5 from 151 reviews, which converts to an anchor of 6.1/10. The score is held near that anchor after accounting for strong staff, maintenance and amenity praise alongside one serious mold/HVAC complaint; structure remains unscored because no defensible structure rating was published.

+ Well-maintained conditions reported+ Same-day maintenance reported
− Unchecked mold reported− Faulty HVAC reported− Dangerously high humidity reported
+ Responsive leasing staff+ Fast maintenance response+ Quiet environment+ Safety praised+ Strong amenity feedback
− Car-break-in complaints mentioned− Severe mold/HVAC complaint− Mixed resident experiences

Most sampled resident comments describe good living conditions and prompt repairs; one resident specifically said maintenance was “quick to respond and diligent in correcting the issue.” However, a dated October 2, 2025 review reported “unchecked mold growth,” “dangerously high humidity levels,” and a “faulty HVAC system,” describing the problem as continuing after attempted remediation. This is a serious single-review report rather than a demonstrated recurring building-wide pattern.

The sampled reviews generally describe responsive staff and a positive daily experience: residents called the office “pleasant and responsive,” reported same-day maintenance, and described Lyle as “safe, well-maintained.” Amenities also drew praise, including the gym, sky lounge and common areas. The main negative evidence is a serious October 2025 mold/HVAC account and a resident reference to neighbors complaining about car break-ins.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.7.

Yahoo Local’s 4.0/5 building rating, based on 11 reviews, is the anchor and converts to 7.0 under the requested curve. Yelp’s 3.8/5 rating is a same-sized but lower dissent, while recurring complaints and praise produce a small net downward adjustment. Structure remains unscored because the published material does not provide sufficient systems evidence.

+ Modern finishes+ Working appliances reported
− Thin walls reported
+ Friendly concierge and leasing staff+ Responsive management+ Strong amenities+ Good location near Howard and transit+ Views praised
− High rent− Poor value concerns− Noisy study areas− Utility-fee complaint− Parking-garage access inconvenience

The published resident material contains little direct evidence about structural systems. One Yahoo Local review alleges “walls so thin you hear every move your neighbors make,” while another VeryApt review says the appliances “work perfectly”; no recurring structural failure, leak, HVAC, plumbing or lift complaint was published in the material read.

Day-to-day feedback is mixed but often positive: residents describe the staff as “kind and effective,” say they have been “very communicative,” and praise the amenities and location. The main complaints are cost and value, with one reviewer reporting “junk illegal utility fees,” while VeryApt reviews also mention noisy study areas and complicated garage access.

Only buildings that have reached handover are rated. 1 of 10 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.
