AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. Upkeep and response — belongs to whoever runs the building now. From 3 of 3 rated buildings here and 1330 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • REGULATORY Suit filed September 6, 2024; consent decree entered May 2026 The Maryland Department of the Environment sued Forestar and D.R. Horton over alleged stormwater-compliance issues and violations at a Maryland project dating from 2022 through 2024; the matter was resolved by a May 2026 consent decree requiring additional best-management practices and Forestar payments of $637,500 in civil penalties, $840,000 to a restoration trust and $325,000 in attorneys’ fees.
  • PROJECT CANCELLED Approval reversed December 2025; reported July 15, 2026 Greenville County’s planning commission overturned its prior approval of Forestar’s nearly 300-home Owens Glen project after the county sought reconsideration; Forestar appealed, and as of the July 2026 report a judge had taken the legality of the revocation under advisement with no decision timeline.
  • LEGAL Complaint filed April 29, 2025; status disclosed January 22, 2026 A verified stockholder filed a Delaware Chancery Court derivative lawsuit alleging breach of fiduciary duty by D.R. Horton, Forestar’s executive chairman and certain directors in connection with lot-sale transactions; Forestar disputes the alleged wrongdoing and reported that the outcome and any loss were uncertain.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Star Farms at Lakewood Ranch — The Resort Club, phase oneLakewood Ranch
9.1/ 10
—/ 10
9.1/ 10

The largest published review aggregate located is 4.6/5 from 150 reviews, which converts to approximately 8.9/10 on the stated curve and sets the level. The accessible written reviews were positive and current independent coverage confirms that phase one is operating, but also records active construction and incomplete future phases; those are reported caveats rather than a structural score reduction.

+ Helpful, professional staff+ Welcoming community atmosphere+ Resort-style pool and spa+ Fitness and wellness facilities+ On-site coffee and dining
− Active construction− Noise and dust during buildout− Incomplete roads and landscaping− Some planned amenities not yet open− Distance from Lakewood Ranch’s social core

no notes returned

no links returned

The accessible Google-place reviews emphasize service: reviewers describe staff as “very helpful, professional, and easy to work with,” and praise the community as welcoming, family-oriented, and equipped with “5-star amenities.” Independent 2026 buyer coverage adds an important current caveat: the community remains an active construction zone with “noise, dust, heavy equipment, and incomplete roads,” while later phases and some other campuses remain future or unannounced commitments.

Google Reviews/Maps (The Club at Ocala Preserve) 4.5/5 · 135 reviews · wanderlog.com
Google Reviews/Maps (The Club at Ocala Preserve) publishes 4.5/5 from 135 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 7.6.

The 4.5/5 Google aggregate for The Club at Ocala Preserve has the largest reported review base and sets an 8.5 converted anchor. Positive amenity and ambience commentary slightly outweighs the recurring service criticism, while the single sinkhole/condemnation allegation lowers the structure assessment but is not treated as a recurring theme.

+ Well-built homes reported+ High-quality materials and fixtures+ Well-maintained grounds reported
− Sinkholes reported− Three homes reportedly condemned on one block− Occasional loud indoor acoustics
+ Extensive clubhouse amenities+ Scenic pool and lake views+ Active events and clubs+ Friendly staff reported+ Pleasant restaurant ambience
− Slow service reported− Inconsistent food quality reported− High HOA fees− Limited restaurant menu− Noise in crowded dining room

Most physical comments were favorable: one reviewer called the homes “outstanding” in quality, while another said the homes and grounds were “very nice.” A later review alleged “SINKHOLES ALL OVER” and that three homes on the reviewer’s block were condemned; this is a single reviewer report, not independently verified in the material located.

Published reviews describe a socially active community with strong facilities: the club’s “employees, the facilities, and scheduled events are nice,” and the clubhouse, pool, restaurant, spa and views receive repeated praise. Operational feedback is mixed, however: one Google reviewer wrote that “Staff is slow” and food quality and quantity were inconsistent, while another said the dining room could be “just short of deafening” when crowded.

Harrier Point — amenity complexWoodruff
7.4/ 10
—/ 10
6.7/ 10

Harrier Point has one located building-specific published rating, 5/5 from one review, so it cannot serve as an anchor under the stated ten-review rule. The score is therefore kept near 6.5 and modestly lifted by the sole positive comment and documented amenity offering; no structural score is assigned because no published review evidence on physical systems was found.

+ Pool+ Pickleball courts+ Playground+ Splash pad+ Cabana

no notes returned

no links returned

The only located review was positive, calling Harrier Point a “Beautiful subdivision located in a great area!” and assigning 5 out of 5. Published community information lists a pool, pickleball courts, playgrounds, splash pad and cabana; this is amenity information rather than a resident management or upkeep rating.

Only buildings that have reached handover are rated. 0 of 3 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

REGULATORY Suit filed September 6, 2024; consent decree entered May 2026
The Maryland Department of the Environment sued Forestar and D.R.
PROJECT CANCELLED Approval reversed December 2025; reported July 15, 2026
Greenville County’s planning commission overturned its prior approval of Forestar’s nearly 300-home Owens Glen project after the county sought reconsideration; Forestar appealed, and as of the July 2026 report a judge had taken the legality of the revocation under advisement with no decision timeline.
LEGAL Complaint filed April 29, 2025; status disclosed January 22, 2026
A verified stockholder filed a Delaware Chancery Court derivative lawsuit alleging breach of fiduciary duty by D.R. Horton, Forestar’s executive chairman and certain directors in connection with lot-sale transactions; Forestar disputes the alleged wrongdoing and reported that the outcome and any loss were uncertain.
DELIVERY DELAY Reported March 29, 2023; requested deadline extended to September 30, 2024
Forestar requested and received a second extension for recording the Phase 4 final plat at Huntley’s Cider Grove subdivision, stating that rising interest rates and slower home sales had reduced the pace of lot sales and that Phase 4 development was not expected until late 2024.
PROJECT CANCELLED Published April 1, 2016; abandonment and work stoppage reported in early 2016; site sale reported by the publication as completed by March 31, 2016.
Forestar Group abandoned and stopped construction on Music Square Flats, a planned 230-unit Nashville apartment project, then sold the site; The Dinerstein Cos. subsequently redesigned and pursued a replacement project, so this is historical resolved abandonment rather than a current Forestar project.
PROJECT CANCELLED City memorandum dated August 23, 2023; underlying amendment process and right-of-way coordination had been ongoing since 2020.
Forestar USA Real Estate Group, Inc., the WildHorse PUD applicant, was required to abandon the planned private amenity center and reduce the originally planned public parkland in the Austin WildHorse PUD to accommodate the future East Braker Lane right-of-way; the City memo describes replacement parkland and a revised plan, not cancellation of the broader development.
