AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. Upkeep and response — belongs to whoever runs the building now. From 10 of 10 rated buildings here and 1285 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • SAFETY / LABOUR Event: April 4, 2024; OSHA report: October 29, 2024; lawsuit reported: April 14, 2026 On April 4, 2024, a worker at the Gables Riverwalk multifamily construction project in Fort Lauderdale died after falling about 30 stories during a tower-crane operation; Gables Residential Services and its project affiliate CG Riverwalk were later named as defendants in a Broward County negligence suit, while OSHA cited the crane contractors for five serious violations and proposed $61,299 in penalties. The reported claims and citations concern the construction team and contractors, not a finding that Gables itself committed the cited safety violations; the litigation was reported as ongoing.
  • SAFETY / LABOUR Event: April 9, 2024; inspection opened May 8, 2024; case closed November 14, 2024 OSHA recorded a fatal workplace accident at Gables Residential Services Inc.’s Austin establishment: on April 9, 2024, an employee moving a dumpster fell backward, later died from his injuries, and OSHA opened an inspection; the inspection record shows the case closed on November 14, 2024, with an initial $11,524 citation later deleted through an informal settlement, so the record documents the fatality but not a continuing penalty.
  • SAFETY / LABOUR Event: April 4, 2024; OSHA findings published October 29, 2024; Broward County suit reported April 14, 2026; the building was reported completed by April 14, 2026. At Gables Riverwalk in Fort Lauderdale, a 2024 crane-collapse death and injuries led to OSHA citations against Phoenix Rigging & Erecting and Maxim Crane Works for five serious safety violations, while Broward County and an injured person separately sued Gables Residential Services, CG Riverwalk and other project participants; the reports attribute the citations to the contractors and do not establish parent-company liability.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 4 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.2.

The anchor is Point2Homes’ 5/5 building rating from 12 resident reviews, which converts to 10/10 under the specified curve. RentCafe independently reports the same 5/5 overall result from 11 reviews and 5/5 maintenance, while Find My Place is lower but below the 10-review threshold. The written evidence is predominantly positive, with one isolated management/noise/oven complaint and no recurring severe failure.

+ High maintenance rating+ New building+ Quiet surroundings+ Well-maintained amenities
− One report of poor-quality microwave oven
+ Responsive staff+ Friendly staff+ Helpful move-in support+ Positive common spaces+ Convenient location and amenities
− Management complaint− Resident noise complaint− Poor microwave/oven complaint

RentCafe published a 5.0/5 maintenance score from 11 reviews, while Find My Place published a 4.5/5 quality score from six reviews. The building is described in resident feedback as new, but one July 2026 reviewer complained about a “No oven/poor quality microwave ‘oven’”; this is an isolated report, not evidence of a broader structural or systems failure.

The dominant day-to-day feedback is favorable: residents describe “Quick, easy, friendly staff,” “Super staff to help me at every step,” and “Beautiful common spaces.” A July 30, 2026 review is a clear dissent, alleging that management “ignores complaints” and that residents were “loud and disrespectful”; Find My Place also records one “Poor management” mention.

Google Reviews/Maps provides the largest published resident review base, 4.8/5 from 110 reviews, which converts to 9.4/10 under the specified curve. RentCafe is directionally lower at 4.5/5 from 38 reviews, but its smaller base is a dissent rather than the anchor. The written feedback read was uniformly positive and repeatedly praised operations, maintenance, amenities and location, producing the capped 10.0 overall result.

+ Well-maintained building+ Responsive repairs+ Fast AC replacement+ Clean common areas
+ Responsive management+ Friendly concierge and staff+ Well-kept amenities+ Walkable Seaport location+ Clean and safe-feeling common areas

Published resident feedback is strongly positive on physical upkeep: RentCafe reports 5.0/5 for maintenance, while a Google review says the building is “beautifully maintained.” Another resident reported that an AC compressor failed but the “whole AC unit” was replaced “in under an hour”; this is a single service anecdote, not evidence of a recurring systems defect.

Residents consistently describe a positive day-to-day experience: RentCafe lists 5.0/5 for amenities and staff, and Google reviews call the concierge “helpful and courteous” and the maintenance team “super responsive.” The main lifestyle benefits reported are the pool, gym, lounges, outdoor spaces, walkability and a “very safe feeling, clean” environment; no recurring operational complaint was found in the reviews read.

The Google building aggregate of 4.7/5 from 153 reviews sets the level and converts to 9.1/10 under the requested curve. Repeated praise for staff responsiveness, maintenance, cleanliness and amenities supports a +0.6 commentary adjustment, while the one safety-related complaint does not meet the recurring-complaint threshold.

+ Well insulated+ Quiet+ Elevators rarely break+ Elevator repairs reportedly quick+ Well maintained
+ Helpful concierge+ Fast maintenance response+ Clean building+ Strong amenities+ Walkable location
− Perceived safety concern near park− Some residents described as standoffish

Resident feedback describes the building as “well insulated and quiet” and “maintained well.” Another review says the elevators “rarely break and are fixed quickly”; no recurring leak, plumbing, HVAC, electrical or waterproofing failure was published in the material read.

Published resident feedback repeatedly praises the concierge team—one resident called Ryan “the heart and soul” of the team—and says maintenance issues were resolved “in a timely manner” or “almost immediately.” The main negative account says safety is an issue near Republic Square Park and that other residents were “cliquey and very standoffish”; this is a single review rather than a recurring complaint.

Residents repeatedly praise quick, effective maintenance—one wrote that requests were handled “quickly and effectively”—and describe the staff as “super friendly and helpful.” Countervailing feedback includes “a lot of noise,” a report of “violent persistent noise,” and a complaint that it was “utterly impossible to get ahold of someone in leasing” through the AI phone service.

Google Reviews/Maps provides the largest reported review base, 4.2/5 from 141 reviews, which converts to 7.6/10 and sets the level. ForRent.com / Apartments.com reports a higher 4.7/5 from 45 renter reviews, so the score is moved toward that dissenting result, with a modest additional lift for repeated positive themes in the written feedback. No physical-condition rating or qualifying recurring structural complaint was published in the reviewed material.

Published resident feedback is mostly favorable: reviewers describe the staff as “extremely friendly and welcoming,” say amenities are “well kept and up to date,” and report that maintenance is “SUPER fast and efficient.” Counterpoints include a February 2026 review saying, “I have never seen a courtesy officer or any type of security presence,” plus a move-out review warning that staff “may not communicate via email” and recommending an itemized damage list.

Point2Homes is the only located published building rating: 4.9/5 from three resident reviews, all of which were positive. Because the review base is below ten, the result is constrained to within one point of 6.5; the three written reviews support the upper end of that constrained range, but the limited and very recent evidence warrants caution.

+ Helpful staff+ Strong amenities+ Downtown location+ Smooth move-in experience
− High total monthly cost− Traffic and event-related congestion

The three Point2Homes resident reviews praise the daily experience: “superb amenities, helpful staff,” “Very happy with our move-in,” and a “Seamless process.” A July 2026 resident-feedback synthesis also identifies New River views, extensive wellness/work/social amenities and concierge-oriented service as draws, while reporting concerns about the all-in cost and downtown traffic or event congestion.

The 198-review Google aggregate of 4.5/5 sets the level and converts to 8.5/10. The lower Yelp sentiment and recurring complaints justify a downward adjustment, partly offset by repeated praise.

+ Well-built building+ Noise control and privacy+ Quality interior finishes+ Quality appliances
− Summer AC performance complaints− Maintenance explanations/delays
+ Professional staff+ Responsive concierge and valet+ Clean public areas+ Strong amenities+ Resident events and community
− Management responsiveness concerns− Security complaints− Limited communication− Maintenance response concerns

Residents described Crimson as “well-built,” with “privacy” and “noise control,” and praised its quality interiors and appliances. The principal systems complaint was that “the AC never runs properly in the summer,” with maintenance reportedly offering excuses rather than resolving the cooling problem.

Day-to-day reviews often praise “professional, responsive, and friendly” staff, clean public areas, attentive concierge service and community activities. Negative accounts cite management and communication shortcomings, while a serious review described multiple break-ins and an attempted apartment break-in.

Apartments.com is also favorable at 4.7/5 from 74 renter reviews, while the smaller ApartmentRatings and VeryApt sets are materially more negative but do not qualify to overturn the anchor. Recurrent repair, communication and noise complaints slightly outweighed the repeated praise for staff, amenities, cleanliness and location.

+ Effective insulation/windows reported+ Clean and well-designed building+ Well-maintained amenities reported
− Two-week elevator outage reported− Gym equipment repairs delayed− Noise intrusion reported
+ Friendly staff and concierge+ Strong amenities+ Clean common areas+ Secure access reported+ Convenient Metro/location access
− Delayed maintenance− Inconsistent concierge experience− Poor office communication− Noise complaints− Rent increases and move-out charge complaints

Residents generally describe the building as clean, modern and well designed; one wrote that the insulation and windows make it "impossible to hear Route 50." Countervailing infrastructure-related feedback includes an elevator reportedly out for two weeks, gym equipment taking months to repair, and ApartmentRatings sub-scores of 3/5 for grounds and 1/5 for maintenance; these are resident reports rather than an engineering inspection.

Daily-life reviews often praise the concierge and staff—one resident called Dana "the absolute heartbeat of the building"—along with the amenities, cleanliness and location. Negative reviews repeatedly mention delayed gym repairs, unanswered emails, inconsistent amenity closing times and noise; another resident described the front office as "powerless" and "unhelpful."

The largest published review base is LocalityBiz’s 4.2/5 aggregate from 109 reviews, converted to 7.8/10 and used as the anchor. Apartments.com is materially more positive but has a smaller base; the reported recurring operational complaints outweigh the recurring praise slightly. The WYL single-review ratings are reported but cannot anchor the score under the ten-review rule.

+ Responsive staff+ Helpful concierge+ Strong amenities+ Walkable location+ Friendly community
− Recurring fire alarms− Management responsiveness complaints− Package theft concerns− Pet odors and barking− Lease-renewal and deposit complaints

Physical comments are mixed. Positive reviews call the apartments “beautiful,” “clean and well maintained,” and report maintenance response times under 24 hours, while others describe upstairs walking as “the equivalent of a hammer,” recurring fire alarms, tripping circuits and elevators “consistently out of service.” These are resident reports rather than an engineering inspection, and the evidence is uneven across dates.

Day-to-day feedback is predominantly favorable: residents praise staff as “super responsive,” describe the pool, gym and cinema as well cared for, and call the location unbeatable. The negative reports are consequential, including “impossible to reach management,” repeated fire-alarm evacuations, package theft concerns, pet odors/barking and reported 20% renewal increases.

+ Helpful staff reported+ Friendly staff reported+ Clean amenities+ Community events+ Concierge and controlled access praised
− Security incidents− Poor communication− Slow maintenance− Revolving staff− Amenity outages

Residents reported serious infrastructure incidents, including failed pipe repairs, flooding, multi-day water outages and gas leaks. One resident described water “coming down out of the ceiling,” while another alleged “pipes throughout the building burst”; these are resident reports and news coverage, not an engineering inspection. Some positive reviews nevertheless describe the apartments as “well built” and quiet.

The daily experience is divided: residents praise “friendly and helpful” staff, clean public areas, amenities and community events, but multiple reviews describe slow repairs, staff turnover, security incidents and weak communication. A resident said management communication was “lackluster,” while another called the property “unlivable” after broken elevators, outages, leaks and stolen cars.

Only buildings that have reached handover are rated. 0 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

SAFETY / LABOUR Event: April 4, 2024; OSHA report: October 29, 2024; lawsuit reported: April 14, 2026
On April 4, 2024, a worker at the Gables Riverwalk multifamily construction project in Fort Lauderdale died after falling about 30 stories during a tower-crane operation; Gables Residential Services and its project affiliate CG Riverwalk were later named as defendants in a Broward County negligence suit, while OSHA cited the crane contractors for five serious violations and proposed $61,299 in penalties. The reported claims and citations concern the construction team and contractors, not a finding that Gables itself committed the cited safety violations; the litigation was reported as ongoing.
SAFETY / LABOUR Event: April 9, 2024; inspection opened May 8, 2024; case closed November 14, 2024
OSHA recorded a fatal workplace accident at Gables Residential Services Inc.’s Austin establishment: on April 9, 2024, an employee moving a dumpster fell backward, later died from his injuries, and OSHA opened an inspection; the inspection record shows the case closed on November 14, 2024, with an initial $11,524 citation later deleted through an informal settlement, so the record documents the fatality but not a continuing penalty.
SAFETY / LABOUR Event: April 4, 2024; OSHA findings published October 29, 2024; Broward County suit reported April 14, 2026; the building was reported completed by April 14, 2026.
RISK Rezoning decision reported August 21, 2024; the former resort was purchased and demolished in 2022; status reported as uncertain as of the publication date.
Gables Residential’s proposed Gables Weston redevelopment of the former Bonaventure Resort & Spa site suffered a material regulatory setback when Weston’s City Commission rejected the requested rezoning on first reading; the project’s subsequent cancellation was not documented, and the site’s future was reported as uncertain rather than resolved.
