Upkeep and response — belongs to whoever runs the building now. From 6 of 6 rated buildings here and 31 in the market.
The market here is Mexico: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Court measure reported May 7, 2025; alleged subsequent issue arose at the April 24, 2025 assembly and was reported May 22, 2025. A Mexico City federal court granted a precautionary measure requested by Desarrollo Turístico del Golfo against Fibra SOMA’s trust, barring guarantees or avals for unrelated third-party credits because the court found they provided no direct benefit to certificate holders and could risk their assets; a May 2025 report said the trust subsequently approved language permitting such guarantees, while its legal adviser maintained that the measure was temporary and not a final ruling, and DGT said it would return to court.
  • DELIVERY DELAY Reported December 30, 2024; underlying works pending since 2003. Infrastructure-remediation works associated with Plaza Artz and attributed by the city official to Artz and its builder, Desarrollo Picacho, remained unfinished and abandoned as of December 2024; the official said the works had been pending since 2003, the 2018 attempt had been delayed by missing German materials, and no completion date had been set.
  • PROJECT CANCELLED Reported cancellation: 2026; source publication: 2026-06-25 Torre Reforma-Colón (Paseo de la Reforma 76), promoted by Grupo Kaluz with Fibra SOMA/Sordo Madaleno as development partners, was reported as cancelled in 2026 after stalled early works; the available account identifies Grupo Kaluz as developer, so parent-company liability is not established.

The market here is Mexico: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Ánima VillageCabo Del Sol, Los Cabos90 units
9.4/ 10

9.4/ 10

Tripadvisor’s building-specific aggregate of 4.8/5 from 32 guest reviews sets the level; on the stated conversion curve, 4.8/5 converts to 9.4/10. The score is guest-based and therefore stronger evidence for visitor experience than for a resident’s year, and there is no published structural rating or structural review evidence to score.

+ Pleasant atmosphere+ Friendly service+ Professional wellness activities+ Family-friendly programming+ Appealing architecture
− High-end pricing− Not fully open during an early visit

no notes returned

no links returned

Published visitor reviews describe a strongly positive day-to-day experience: one visitor reported a “Great atmosphere,” another praised “Wonderful service from everyone,” and another said the space was “super nice.” Reviews also cite professional Breathwork and Yoga sessions and pleasant children’s activities; the main negative feedback was about high pricing and the center being only 70% open in February 2026.

Parque Plaza Satélite
8.9/ 10
—/ 10
8.9/ 10

The 4.6/5 aggregate from 776 reviews sets the level; applying the requested conversion curve gives an 8.8 anchor. The written evidence read is mostly positive about the garden, children’s activities, accessibility and atmosphere, with only isolated concerns about upkeep and shade, producing a 8.9 overall/living score. No published review evidence about structural systems was found, so structure is null.

+ Landscaped green space+ Children’s play area+ Relaxed walking environment+ Accessibility praised+ Pet-friendly access praised
− Limited shade− Garden upkeep concern

no notes returned

no links returned

The day-to-day experience is reported as strongly positive: visitors describe an “Excelente área verde” where they can relax, walk among greenery and use children’s areas, with accessibility and pet access also praised. Operational criticism is limited in the reviews read: one reviewer said, “The gardens are not taken care of,” and another observed that there are not many places to sit without direct sun.

Tripadvisor 4.7/5, 4.9/5, 4.4/5, 5/5, 4.9/5, 4.9/5 · 81 reviews · tripadvisor.com.sg
Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.4.

Tripadvisor's 4.6/5 aggregate based on 81 reviews is the largest directly reported review base and converts to 8.8/10 under the requested curve. The final 8.7 reflects modest commentary adjustment for repeated operational inconsistency and unfinished work, partly offset by repeated praise for staff, food, cleanliness and atmosphere; no structure score is assigned because the reviews do not publish evidence of structural-system performance.

+ New construction+ Spacious, well-designed rooms+ Beautifully designed property
− Ongoing construction− Landscaping still maturing− Some areas not fully finished
+ Warm attentive staff+ Personalized service+ Excellent food+ Spacious pools+ Serene atmosphere
− Inconsistent communication− Slow or missed service requests− Limited dining rotation− High resort pricing− Non-swimmable beach

Reviews describe a very new property with spacious, beautifully designed rooms and generally pristine facilities. However, multiple reviews state that construction was still visible or ongoing: one guest said it was “still partially under construction,” while another reported that the property was “not quite finished yet”; these are completion-status observations, not evidence of a structural defect.

Guests repeatedly praise warm, attentive staff, spacious pools, food and a serene atmosphere; one review said staff were “warm, attentive, and genuinely seemed to care.” The operational picture is not uniformly polished: reviews mention a missed spa shuttle, delayed housekeeping or turndown, inconsistent beach-club service, and limited dining/activity options, while the beach is reported as non-swimmable because of strong surf.

Corporativo Antara IIColonia Granada, Mexico City
8.5/ 10
—/ 10
8.5/ 10

The Google Reviews/Maps aggregate of 4.5/5 from 250 reviews is the largest and only published building-specific aggregate located, so it sets the level at 8.5/10 under the requested conversion curve. The sampled comments contain positive operational praise and one minor access complaint, but no recurring qualifying negative theme; structural scoring remains null because no structural review rating was published.

+ LEED Gold certification+ Energy-efficient design+ Water/resource efficiency+ Integrated building systems
+ Positive workplace experience+ Security praised+ Secure bicycle parking+ Organized operations+ Nearby food and services
− Difficult automobile access in heavy traffic

No sampled review reported a structural or systems failure. Independent project material states that Corporativo Antara II received LEED Core & Shell v4 Gold with 63 points, citing efficiency in energy, water, resources and materials and an integration of design and systems intended to improve operation; this is certification/project evidence rather than a resident maintenance rating.

The published review sample is mainly favorable: reviewers describe it as an “Excelente lugar para trabajar,” call it “Muy organizado” with “excelente seguridad,” and say services are close. The principal operational criticism was access by car, described as being “en medio de una zona de mucho tráfico”; the Google/Maps page reports 4.5/5 from 250 reviews.

Premium Outlets Querétaro — outlet buildingCorregidora, Querétaro103 units
8.4/ 10
—/ 10
8.4/ 10

The 4.4/5 Google aggregate based on 7,803 reviews sets the level; using the specified market conversion between 4/5 = 7 and 4.5/5 = 8.5 gives an 8.2 anchor. Repeated praise for prices, stores and cleanliness supports a modest upward commentary adjustment, while the repeated complaints are minor convenience issues rather than structural or safety failures.

+ Good deals and prices+ Broad brand/store selection+ Clean common areas+ Adequate parking+ Helpful general manager reported
− Limited restaurant options− Limited internal variety− Weak public-transport access− Return-trip taxi difficulty

no notes returned

no links returned

Published reviews describe a generally positive day-to-day visit: guests mention “Really good deals and prices,” a “Very clean mall,” well-distributed stores, a good food area and sufficiently large parking. The main operational drawbacks reported were that “there wouldn't be a cab to take back to our hotel,” limited bus access, insufficient variety and a need for more restaurant options; one visitor nevertheless praised the general manager’s kindness in helping find onward transport.

Plaza Satélite — 2018 expansion and refurbishmentCiudad Satélite, Naucalpan de Juárez
4.0/ 10
—/ 10
4.4/ 10
Google Reviews/Maps (Estacionamiento Plaza Satélite) 2/5 · 21 reviews · exa.ai
Google Reviews/Maps (Estacionamiento Plaza Satélite) publishes 2/5 from 21 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 4.4.

no notes returned

no links returned

Only buildings that have reached handover are rated. 0 of 6 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

GRI Awards Real Estate – Mexico 2025, Best Hotel Project · Waldorf Astoria San Miguel de Allende
Sordo Madaleno, together with Skyplus Developments, Peakair Developments and Hilton, was named first place in the hotel category for the Waldorf Astoria San Miguel de Allende mixed-use development.

Risks

Risk flags

7 found
LEGAL Court measure reported May 7, 2025; alleged subsequent issue arose at the April 24, 2025 assembly and was reported May 22, 2025.
DELIVERY DELAY Reported December 30, 2024; underlying works pending since 2003.
PROJECT CANCELLED Reported cancellation: 2026; source publication: 2026-06-25
Torre Reforma-Colón (Paseo de la Reforma 76), promoted by Grupo Kaluz with Fibra SOMA/Sordo Madaleno as development partners, was reported as cancelled in 2026 after stalled early works; the available account identifies Grupo Kaluz as developer, so parent-company liability is not established.
DELIVERY DELAY Opening estimate published 2019-06-04; status reported July 2026
Torre Reforma-Colón, associated with Fibra SOMA/Sordo Madaleno and Grupo Kaluz, missed the 2022–2023 opening estimate publicly given in 2019; by 2026 reporting still described the project as under development/dictamination rather than completed, although later works had begun, so this is an overdue commitment rather than proof of abandonment.
REGULATORY Investigation admitted 2026-07-25; research position 2026-10-11
For the Reforma-Colón/“Reforma 76 y Atenas 1” development, PAOT opened formal investigation PAOT-2026-4192-SOT-1478 into alleged conservation, urban, environmental, excavation, protection and service-compliance issues after works began; La Silla Rota attributed the project to Fibra SOMA/Sordo Madaleno in association with Grupo Kaluz and ReUrbano, and reported that the project had not received definitive authorization at that point.
SAFETY / LABOUR Collapse: 2018-07-12; prosecutor finding reported 2018-08-07
A section of Artz Pedregal, developed with Grupo Sordo Madaleno as project designer/developer and partner, collapsed on 2018-07-12 four months after inauguration; the Mexico City prosecutor’s reported finding was deficient structural-load design, while Sordo Madaleno said the structural calculations were handled by Vargas de la Rosa and disputed direct responsibility.
