The market here is Australia: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Reported 3 September 2021; entity liquidation in 2012; defects and rectification costs arose over the preceding decade. A Holdmark-related project entity, 82–84 Belmore Street Pty Ltd, was liquidated in 2012; ABC reported in 2021 that Bayview apartment owners had incurred several million dollars addressing defects, including $2.8 million for replacement hot-water piping, while investigations found legal action against the wound-up developer was highly unlikely; Holdmark said it was willing to assist and disputed responsibility, describing many issues as outside warranty.
  • ALLEGATION Reported 15 December 2014; liquidation commenced in April 2012; ATO audit was reported as ongoing at that time. In 2014, liquidators of Holdmark-related 82–84 Belmore Street Pty Ltd alleged in Supreme Court examination proceedings that properties had been sold to related parties at depressed values and that sales tax had not been paid on apartment sales; the reporting also described an ATO audit and tax claims, while Sarkis Nassif expressly rejected the allegations and the court material was noted not to constitute proof.
  • PROJECT CANCELLED 15 July 2025 (sale reported); 16 July 2026 (change-of-plan report) Holdmark’s planned 1,400-apartment mixed-use project at Talavera Road, Macquarie Park was taken off the table after Holdmark agreed to sell the site to Macquarie Technology for conversion to a data-centre campus; this documents abandonment of the original residential scheme, not a failure of the replacement project.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 14 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.9.

Booking.com’s largest published review base is 791 reviews at 9.0/10, which converts to 8.0 under the specified guest curve and sets the level. The score is held just below that anchor because the written evidence includes recurring minor operational shortcomings and two systems-related complaints, while strong praise for cleanliness, staff and location prevents a larger reduction. This is guest evidence from an aparthotel, not a resident-management survey.

+ Clean and modern rooms+ Spacious bathrooms+ Well-equipped kitchens+ Washer/dryer facilities+ Good soundproofing reported by one guest
− A/C buzzing reported− Bathroom exhaust reportedly not working− Water dripping after showering− Limited storage− Road noise affecting sleep
+ Friendly staff+ Helpful 24-hour reception+ Easy check-in+ Convenient metro access+ Clean common and guest areas
− Road and truck noise− Limited room-service hours− Limited restaurant or bar options− Limited storage for longer stays− Some missing kitchen or bathroom supplies

Guests generally describe the rooms as “clean,” “modern,” “bright and airy,” and well equipped, with one reviewer calling the acoustic window glass “excellent.” Isolated systems-related complaints included “a buzzing noise from the A/C” and an “air exhaust not working leaving water dripping everywhere after showering”; these are reported guest observations, not an engineering assessment.

Daily-life feedback is predominantly favourable: guests describe the staff as “friendly,” “helpful, polite and friendly,” and the property as “very well managed,” with easy metro access. The operational criticisms are mostly minor—“Limited room service hours,” limited food or bar choices, and missing supplies—although one guest reported a billing dispute as “Robbery.”

Shepherds Bay — Stages 8 and 9Meadowbank / Ryde, Sydney422 units
7.2/ 10
—/ 10
—/ 10

The only building-specific aggregate located was dlook’s 5.00/5 from two reviews, which cannot be used as the anchor under the stated rules. No individual written reviews were readable, so the minimum evidence required for a prose-based score was not met; the serious defect reporting is therefore recorded but does not produce a numerical score.

− Fire-safety defects reported− Waterproofing defects reported− Basement cracking reported− Upper-floor cracking reported− Critical transfer-beam cracking reported

A September 2024 report described Kingston Quarter at 20 Nancarrow Avenue as having serious issues involving fire safety, waterproofing and structural faults, including cracking in the basement and on the 10th floor. It also quoted evidence of “uncontrolled cracking of a critical transfer beam supporting the upper floors”; this is an inspection/reporting finding, not a resident-review score, and no later source located here establishes that all defects were rectified.

The building’s resident-management website says common areas are maintained and cleaned by building management and that residents can report and track maintenance through Buildinglink, but these are operational descriptions rather than resident reviews. No independently published resident comments about staff attitude, response speed, security, amenities or cleanliness were readable in the located sources, so no positive or negative lifestyle theme is asserted.

Shepherds Bay — Stages 4 and 5Meadowbank / Ryde, Sydney511 units
7.1/ 10
5.5/ 10
6.5/ 10

dlook publishes a 5/5 aggregate from only two reviews for the Shepherds Bay–Kingston Quarter cluster, so the scoring rule requires keeping the result within one point of 6.5 rather than accepting the raw conversion of 10. The written evidence is mixed but weighted toward negative physical-condition and delivery complaints, including reported flooding/plumbing failures, waterproofing concerns, changed layouts and delayed settlement; positive reports concern views, transport, modern finishes and responsive representatives.

+ Modern finishes reported by some residents+ Ducted heating and air conditioning advertised+ Secure car parking and lift access advertised
− Flooding and exploded pipes reported− Nil waterproofing reported− Tiles coming off and rust reported− Hot-water system replacement reported− Cracked, chipped and water-damaged finishes reported
+ Responsive representatives reported+ Spectacular waterfront views reported+ Modern finishes reported by some residents+ Convenient train, ferry and bus access+ Foreshore parks, cafes and walking trails
− Two-year settlement delay reported− Changed apartment layouts reported− Traffic congestion reported− Noise and air-pollution concerns reported− Open-space pressure reported

The published resident complaints include “nil water proofing,” tiles coming off, rust, flooding from exploded pipes and plumbing failures, plus a report that owners had to replace a hot-water system. Another resident listed cracked skirting boards, a chipped bathroom ledge and water-damaged wardrobe shelves. These are individual online reports rather than an engineering determination, and the strongest physical-condition evidence is old (2019–2020), so current remediation status is uncertain.

Day-to-day feedback is polarized. Positive posts say staff were “very friendly,” “responsive” and that the “location and view was spectacular,” while negative posts report a two-year settlement delay, unusable study layouts and dissatisfaction with what was delivered versus the showroom; local residents also described worsening congestion, lack of open space, noise and air pollution. The resident and community evidence is mostly from 2016–2020, so it should not be read as a verified statement of conditions on 2026-10-11.

Only buildings that have reached handover are rated. 4 of 7 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

5 found
FINANCIAL DISTRESS Reported 3 September 2021; entity liquidation in 2012; defects and rectification costs arose over the preceding decade.
ALLEGATION Reported 15 December 2014; liquidation commenced in April 2012; ATO audit was reported as ongoing at that time.
PROJECT CANCELLED 15 July 2025 (sale reported); 16 July 2026 (change-of-plan report)
Holdmark’s planned 1,400-apartment mixed-use project at Talavera Road, Macquarie Park was taken off the table after Holdmark agreed to sell the site to Macquarie Technology for conversion to a data-centre campus; this documents abandonment of the original residential scheme, not a failure of the replacement project.
DELIVERY DELAY 3 June 2022 commitment; 5 January 2026 approval report
Holdmark Property Group’s 197–207 Church Street Parramatta hotel-and-office project was publicly slated for completion in 2025 while still under assessment in June 2022, but by January 2026 it had only obtained planning consent after almost five years in assessment; the available evidence supports an overdue delivery commitment and prolonged planning delay, not completed delivery.
SAFETY / LABOUR 3 September 2021 report; underlying defects and liquidation pre-date the rolling window
Bayview Apartments at 82–84 Belmore Street, Ryde—developed by Holdmark Group subsidiary 82–84 Belmore Street Pty Ltd—had serious defects, including waterproofing problems, still being pursued by owners in 2021; the subsidiary had been liquidated in 2012 and Holdmark said many issues were outside warranty, so this is an older unresolved defect matter involving an SPV rather than a finding of direct parent-company liability.
