Resident experience

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • PROJECT CANCELLED Reported August 8, 2022; project commencement was in 2019. The KDC-promoted Valley View mixed-use redevelopment in Dallas never got off the ground after a 2019 commencement ceremony; by August 2022, Seritage was seeking to sell the land and reported that KDC was no longer involved.
  • DELIVERY DELAY Redesign reported January 19, 2021; KDC’s disassociation and continued lack of development reported May 7, 2024. The KDC-planned Uptown Dallas Central Market mixed-use project was substantially redesigned in 2021 after its office tower and hotel were eliminated, and by May 2024 the site remained undeveloped with KDC saying it was no longer affiliated; the originally announced high-rise project was replaced by a possible standalone grocery store, so the original completion commitment was not achieved.
  • FINANCIAL DISTRESS November 10, 1992. The predecessor Koll Co., which KDC’s own history identifies as becoming KDC, faced foreclosure proceedings in 1992 after Wells Fargo said a $51 million construction loan was past due; the report described the matter as involving a Koll joint venture and noted that Koll’s liability was limited under a non-recourse arrangement.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Hugs Café Inc. Headquarters and Home for Hugs Training AcademyDowntown McKinney, McKinney

10.0/ 10

Google's 4.9/5 from 598 reviews is the largest review base and converts to 9.7/10 under the stated curve. Tripadvisor is somewhat lower but not materially divergent under the disagreement rule, while repeated operational praise raises the result to the 10.0 ceiling. The published material reviewed concerns the café and visitor experience at 221 Andrews St.; no published evidence about structural systems, plumbing, HVAC or similar physical performance was found.

+ Friendly staff+ Welcoming atmosphere+ Clean interior
− Isolated food-taste complaint− Isolated ordering/seating complaint

no notes returned

no links returned

Reviews for the café operating inside the new headquarters emphasize hospitable day-to-day service: one guest said staff were “lovely, kind and thoughtful,” while another praised staff who greeted them by name and asked when they would return. Review summaries also describe the interior as clean and the atmosphere as welcoming; the limited negative material consists of isolated complaints about particular food items and the ordering/seating process.

Volkswagen Group of America Port Freeport FacilityFreeport

8.9/ 10

The building-specific Google aggregate of 4.6/5 from 13 reviews sets the level, converting to 8.8/10 under the supplied curve. A small positive adjustment reflects repeated praise for professional/helpful staff, while the 3/5 convenience criticism is isolated and no structural condition evidence was published.

+ Professional staff+ Helpful staff
− No overnight parking− Limited nearby truck-stop access

no notes returned

no links returned

The available operational feedback is mostly favorable: one reviewer called it “The best VW port of America,” another said staff were “very professional and ready to help,” and another described a staff member helping repair a bumper. Operational caveats include closing at 4:00 p.m. with “no overnight parking” and a review noting that “The closest truck stop is about 30 miles away.”

Raytheon McKinney Phase IIMcKinney
8.8/ 10
—/ 10
8.8/ 10

The 4.5/5 Google aggregate based on 218 reviews sets the level and converts to 8.5/10 under the specified curve. The sampled written comments include repeated favorable impressions of the facility and people, supporting a modest upward adjustment, while the structural score remains unevidenced because the published material does not provide resident-facing infrastructure reviews.

+ Positive staff interactions+ Well-regarded facility+ Family-day and visitor amenities

no notes returned

no links returned

The sampled location reviews describe a favorable day-to-day impression: one reviewer called it a "Beautiful facility. Nice folks," and another praised the "fabulous tour" and food trucks at an employee family day. The main negative operational comment was that the site had "declined greatly" and was "not managing our defense budget tax dollars well at all," but this was a single review rather than a recurring complaint.

Oncor Midlothian Distribution CenterRailport Business Park, Midlothian
5.7/ 10
—/ 10
4.9/ 10

The Google Reviews/Maps aggregate of 3.3/5 from 14 reviews sets the level; under the requested conversion curve this is approximately 4.9/10. The displayed reviews provide mixed operational evidence, with repeated praise for unloading speed and guards offset by repeated service-delay complaints, while no published structural-condition feedback was found.

+ Fast unloading+ Generally courteous guards
− Slow unloading− Service delays− Unpleasant security-guard interaction− Parking constraints

no notes returned

no links returned

Operational feedback is mixed. Reviewers wrote “fast at unloading” and “The guards are very nice,” but others reported “Bad service,” a guard with “a very bad attitude,” and waiting about three hours while only six rolls were unloaded.

Only buildings that have reached handover are rated. 4 of 8 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

PROJECT CANCELLED Reported August 8, 2022; project commencement was in 2019.
The KDC-promoted Valley View mixed-use redevelopment in Dallas never got off the ground after a 2019 commencement ceremony; by August 2022, Seritage was seeking to sell the land and reported that KDC was no longer involved.
DELIVERY DELAY Redesign reported January 19, 2021; KDC’s disassociation and continued lack of development reported May 7, 2024.
FINANCIAL DISTRESS November 10, 1992.
PROJECT CANCELLED 2019 commencement; reported stalled and KDC no longer involved on 2022-08-08
Park Heritage, the Seritage–KDC–Toll Brothers redevelopment at the former Valley View Mall site, never got off the ground after its May 2019 commencement; by August 2022 Seritage was marketing the land for sale and reporting said KDC was no longer involved, so the originally announced project was effectively abandoned (the source does not establish parent-company liability beyond the project partnership).
PROJECT CANCELLED Original plan announced 2018; redesign reported 2021; KDC non-affiliation and non-delivery reported 2024-05-07; replacement store approved 2026-04-23
KDC’s proposed Uptown Dallas mixed-use development at Lemmon and McKinney Avenues was materially abandoned/reconfigured: the planned office tower and hotel were eliminated during the COVID-era redesign, and by May 2024 KDC said it was no longer affiliated; H-E-B later pursued a standalone Central Market redevelopment instead, with city approval in April 2026, so the original KDC project should not be treated as an active failure today.
PROJECT CANCELLED Contract signed October 2018; termination announced 2018-12-10
KDC Development and Hoque Global cancelled their contract to acquire the former Dallas Morning News campus at 508 Young Street, a site they had pitched as a location for Amazon’s second headquarters; A.H. Belo confirmed that the buyer exercised its termination right, and the transaction did not close (this records a failed acquisition/development proposal, not a completed KDC construction project).
