Upkeep and response — belongs to whoever runs the building now. From 5 of 5 rated buildings here and 1351 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL February 2022 (reported February 25–28, 2022) A church member’s complaint challenging the proposed sale of First Miami Presbyterian Church land to 13th Floor Investments and Key International gained standing in a February 2022 ruling, creating a risk that the planned 80-story Brickell project could be scuttled; the report did not establish the ultimate disposition of that church proceeding.
  • PROJECT CANCELLED December 13, 2021 (report publication; county appeal decision occurred less than a month earlier) Key International abandoned its planned purchase of the Magic Beach Motel and the associated 194-room Vilano Beach Hotel project after St. Johns County commissioners voted 4–0 to uphold the design-approval denial; the report states that Key decided not to buy the property, so this is a cancelled proposal rather than an undelivered completed development.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 11 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.2.

Tripadvisor has the largest review base and its 4.3/5 rating converts to 7.9/10 under the supplied curve. The smaller Booking.com, Expedia and KAYAK aggregates are more favorable, while the written themes show strong amenities and staff alongside recurring operational problems and limited serious HVAC incidents; the resulting evidence-led resident-experience score is 7.6, with structure scored separately at 7.8 and living at 7.7.

+ Clean and well-kept facilities+ Spacious rooms+ Modern property+ Large pool and outdoor spaces
− Intermittent HVAC failures− Reported roof leak and mold− Beach renourishment disruption− Spotty in-room internet/cell reception
+ Friendly staff+ Beach access and views+ Breakfast+ Evening reception+ Pool and family amenities
− Expensive mandatory valet parking− Housekeeping misses− Slow management follow-up− Clunky check-in− Spotty Wi-Fi/cell reception

Booking.com reports high physical-facility scores—Facilities 9.1/10, Cleanliness 9.1/10 and Comfort 9.0/10. Countervailing Tripadvisor reports include “No power, no A/C,” a separate account of “Mold and roof leak dripping on us in the shower,” and complaints about beach-restoration machinery; these are individual or limited reports rather than evidence of a confirmed systemic defect.

Guests repeatedly praise the beach setting, pool, breakfast and warm staff: one called the staff “always with a smile and willing to help,” while another described the property as “clean, quiet” with a “lovely hot breakfast.” Negative feedback centers on costly valet parking, missed housekeeping, difficult check-in and weak follow-through; a recent complaint said repeated requests for management contact produced “nothing.”

7.1/ 10

Bozzuto’s 4.2/5 rating from 275 resident ratings is the largest published review base and sets the 7.0 anchor. The written commentary is strongly positive overall, with repeated praise for staff, maintenance and cleanliness, but the recurring garbage/pest issue modestly offsets that praise; no reliable structure score is supported.

− Thin interior walls− Countertops leaving stains
+ Responsive maintenance+ Helpful staff+ Professional leasing team+ Clean common areas+ Well-kept grounds
− Garbage odor and pest concerns− Maintenance scheduling complaints− Limited amenity hours− Dog-barking noise− Thin-wall noise transmission

Published resident comments provide only limited physical-condition evidence. One Apartments.com reviewer said “walls are pretty thin,” while another mentioned “countertops leaving stains”; no review-based evidence located here establishes a major framework, plumbing, HVAC, electrical or waterproofing failure.

Day-to-day feedback is predominantly favorable: residents describe staff as “kind, considerate and professional,” common areas as “spotless,” and management as responding “instantaneously.” The main operational negatives are a reported open-top dumpster causing “garbage smell” and “mosquitos and bugs,” plus one resident’s complaint of “ongoing problems with maintenance communication and scheduling”; another review noted amenity access limited to 9 AM–6 PM.

Tripadvisor 3.9/5, 4.1/5, 4/5, 4.1/5 · 262 reviews · tripadvisor.com
Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.6.

Expedia’s 8.8/10 aggregate from 1,353 guest reviews is the largest review base and converts to 7.6/10 under the guest-rating curve. Tripadvisor’s 4.2/5 from 262 reviews converts to approximately the same level, so it does not create a material dissent. Repeated operational complaints justify a modest downward adjustment, while repeated praise for location, staff, breakfast and amenities keeps the result above the anchor’s midpoint.

+ Contemporary furnishings+ Adequate water pressure+ Strong air conditioning reported+ Clean, fresh-smelling rooms in some stays
− Inconsistent room cleanliness− Shower diverter leakage− Bathroom cleaning lapses− Occasional room-comfort and air-conditioning concerns
+ Prime beach and Pier Park location+ Friendly valet and front-desk staff+ Strong breakfast+ Large pool and waterslide+ Family-friendly amenities
− Housekeeping delays− Towel shortages− Delayed check-in− Crowded pool and reception− Noise at night

Physical feedback is mixed rather than evidence of a major structural failure. One stay found contemporary furnishings, adequate water pressure and very cold A/C, while another reported that the shower diverter was only "about 50% effective" and that bathroom tiles needed scrubbing; Tripadvisor’s published room score was 4.1/5.

Daily life is strongest on location, breakfast, pool and staff: guests describe the property as walkable to Pier Park and praise the "made-to-order omelette," while multiple reviews call valet and other staff friendly. Operations are uneven, with reports of no pool towels, long reception lines, delayed rooms and repeated requests for towels or supplies; one guest reported nighttime traffic noise that made the floor vibrate.

6.8/ 10

The Google aggregate of 3.9/5 from 123 reviews sets the level and converts to approximately 6.7/10 under the specified curve. The written feedback is divided between strong praise for upkeep, amenities, staff and community and repeated management or approval complaints, producing a modest net adjustment to 6.8; the infrastructure evidence is too limited to support a separate structure score.

+ Clean and well-maintained building
− Infrastructure problems reported− Mosquito nuisance reported
+ Helpful professional staff+ Clean common areas+ Strong resident community+ Extensive amenities+ Prompt issue resolution
− Slow or restrictive board approvals− Unresponsive application process− Rude valet reported− Rude management reported− Applicant-unfriendly administration

The available physical-condition feedback is limited and mixed. One verified resident review says “Infrastructure problems still going on after 2 years,” while another reviewer said the building is “always clean and well-maintained”; a separate complaint alleged unbearable mosquitoes and said the building was “built on a swamp.”

Reviews describe a generally amenity-rich community with pleasant staff: residents praised the “full aspect of amenities,” cordial neighbours and a front desk that was “so pleasant.” The negative accounts focus on administration and access, including a board that allegedly went silent for a week, repeated rental denials, and valet or management described as rude.

Expedia provides the largest applicable review base and sets the level at 8.6/10, converted to 7.2/10 under the requested guest-rating curve. The score is held near that anchor but lowered modestly for recurring operational complaints and the reported unresolved HVAC leak; the structure and living subscores reflect the separate published evidence in those categories.

+ Modern/newer build+ Modern and clean bathroom surfaces+ Crisp linens and towels+ Spacious clean rooms
− HVAC leak through ceiling− Unresolved air-conditioning complaint− Slow elevators− Occasional slow drains− Reported bathroom power issues
+ Beach-adjacent location+ Friendly/helpful staff+ Rooftop pool and views+ Modern amenities+ Walkable dining
− Construction noise− Front-desk complaints− Small crowded pool− Breakfast quality complaints− High destination/valet fees

Published guest evidence is generally favorable about the newer structure and room finish: Roomer reports “modern and clean surfaces,” while BeachHotel.net lists 8.5/10 for cleanliness and 8.4/10 for facilities. The important contrary evidence includes a Spanish-language report of air conditioning that “botaba agua a través del techo” and was not repaired, plus reports of slow elevators, occasional slow drains and bathroom power issues.

Guests consistently like the location and staff: Expedia says reviews praise “helpful staff and location,” and one 2026 review calls the service “amazing” with staff “always eager to help.” The negative operational feedback includes a rude front desk, construction noise from 8:30 a.m., a not-very-clean crowded pool, weak breakfast and expensive destination/valet charges.

Only buildings that have reached handover are rated. 0 of 5 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

4 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

2 found
LEGAL February 2022 (reported February 25–28, 2022)
A church member’s complaint challenging the proposed sale of First Miami Presbyterian Church land to 13th Floor Investments and Key International gained standing in a February 2022 ruling, creating a risk that the planned 80-story Brickell project could be scuttled; the report did not establish the ultimate disposition of that church proceeding.
PROJECT CANCELLED December 13, 2021 (report publication; county appeal decision occurred less than a month earlier)
Key International abandoned its planned purchase of the Magic Beach Motel and the associated 194-room Vilano Beach Hotel project after St. Johns County commissioners voted 4–0 to uphold the design-approval denial; the report states that Key decided not to buy the property, so this is a cancelled proposal rather than an undelivered completed development.
