Risks & source coverage

  • PROJECT CANCELLED Foreclosure and demolition in 2009; site still undeveloped as reported May 20, 2020 The DVA Arena project, envisioned as a 220,000-square-foot, 7,400-seat sports and entertainment venue, stopped after financial problems; SMR foreclosed on and repurchased the site in April 2009, demolished the unfinished structure, and the site remained undeveloped when reported in May 2020. This was a project-entity failure, not evidence that SMR itself defaulted.
  • DELIVERY DELAY February 25, 2025 event; reported February 27, 2025 Sarasota County delayed a vote on rezoning about 548 acres for the Lakewood Ranch Southeast expansion after commissioners raised traffic, rural-compatibility and growth-plan concerns, giving the developer 65 days to revise its proposal; later approvals mean this records a permitting delay rather than a cancelled project.
  • LEGAL Challenge filed November 28, 2022; reported December 9, 2022; later reported resolved in SMR’s favor in January 2025 Two rural residents challenged Sarasota County’s approval of the Lakewood Ranch Southeast plan, alleging that the growth-plan amendments encouraged urban sprawl and conflicted with state law and the county’s growth plan; LWR Communities sought to intervene on the county’s side, and later reporting said SMR prevailed on appeal.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 3 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 2 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.

The Google Reviews/Maps aggregate of 4.7/5 from 325 reviews sets the level and converts to 9.1/10 before commentary. The smaller Apple Maps/Yelp aggregate is directionally consistent, and the displayed written excerpts are uniformly positive about activities, setting and atmosphere, supporting a modest upward commentary adjustment; no structure score is assigned because no published structural review rating was found.

+ Attention to detail in finishes+ High-quality exterior materials
+ Waterfront setting+ Live music and events+ Farmers market+ Walkable activities+ Restaurant and shopping variety

No applicable published review excerpts reported structural failures, leaks, plumbing, HVAC, electrical problems or lift issues, so no structure rating is assigned. A contemporaneous construction report described “an incredible amount of attention to detail” and identified upgraded cedar, stained pine and James Hardie siding, but this is project reporting rather than resident engineering feedback.

Published reviews are strongly positive about daily use: one calls it a “great area with lots to do,” while another praises a “Peaceful, romantic, awesome vibe” and live music. The displayed excerpts also praise the farmers market, walking, family use and food; the only recurring caveat visible in the sampled text was that it “does get very busy,” which is not treated as a recurring negative theme.

Waterside ParkWaterside, Lakewood Ranch
9.1/ 10
—/ 10
9.1/ 10

The Google Reviews/Maps aggregate of 4.7/5 from 130 reviews sets the level and converts to 9.1/10 under the stated curve. The written feedback is strongly positive, but the isolated comments about aging equipment and broken water guns do not qualify as recurring themes for a downward adjustment. The park was fully complete by April 20, 2024; this is evidence about the public park and its amenities, not a published engineering assessment of a residential building.

+ Family-friendly playground+ Splash pad+ Volleyball courts and exercise pods+ Pleasant sunset and lake setting+ Nearby dining and walkability
− Some aging playground equipment− Two non-functioning splash-pad water guns− Weekend crowding

no notes returned

no links returned

Visitors describe Waterside Park as a family-oriented place with a playground, splash pad, shaded seating and broad recreation options; one review says, “The kiddos loved it!” Another reviewer said some equipment was “starting to show its age,” while a separate review reported that two water guns did not function. A local guide based on visitor feedback describes the park as well-maintained overall but busier on weekends, with water features creating bottlenecks near seating and restrooms.

Only buildings that have reached handover are rated. 0 of 2 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

PROJECT CANCELLED Foreclosure and demolition in 2009; site still undeveloped as reported May 20, 2020
The DVA Arena project, envisioned as a 220,000-square-foot, 7,400-seat sports and entertainment venue, stopped after financial problems; SMR foreclosed on and repurchased the site in April 2009, demolished the unfinished structure, and the site remained undeveloped when reported in May 2020. This was a project-entity failure, not evidence that SMR itself defaulted.
DELIVERY DELAY February 25, 2025 event; reported February 27, 2025
Sarasota County delayed a vote on rezoning about 548 acres for the Lakewood Ranch Southeast expansion after commissioners raised traffic, rural-compatibility and growth-plan concerns, giving the developer 65 days to revise its proposal; later approvals mean this records a permitting delay rather than a cancelled project.
LEGAL Challenge filed November 28, 2022; reported December 9, 2022; later reported resolved in SMR’s favor in January 2025
Two rural residents challenged Sarasota County’s approval of the Lakewood Ranch Southeast plan, alleging that the growth-plan amendments encouraged urban sprawl and conflicted with state law and the county’s growth plan; LWR Communities sought to intervene on the county’s side, and later reporting said SMR prevailed on appeal.
PROJECT CANCELLED September 1, 2026 (event and publication date)
Manatee County commissioners unanimously ended negotiations for Project Grace, a proposed iceplex at Premier Sports Campus North; Icemann Development LLC did not accept relocation to an alternative site, and the reported project was described as gone.
PROJECT CANCELLED March 28, 2022 (termination and publication date)
Schroeder-Manatee Ranch terminated its agreement with The Players Centre for Performing Arts for the planned Waterside Place theater complex after the organization proposed a smaller concept that SMR rejected; the $30 million Lakewood Ranch theater was reported dead.
PROJECT CANCELLED 2005–2009 failure; status reported May 20, 2020
DVA Sports’ planned DVA Arena was never completed after construction began in 2005; following foreclosure, Schroeder-Manatee Ranch acquired the property in 2009 and demolished the unfinished structure, which remained undeveloped according to a 2020 report.
