Upkeep and response — belongs to whoever runs the building now. From 7 of 7 rated buildings here and 1326 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • REGULATORY Investigation began in 2024; settlement announced October 3, 2025. New York State Homes and Community Renewal said its Tenant Protection Unit investigation found improper water-use surcharges at 59 rent-regulated buildings and announced a $3.1 million settlement requiring refunds with 9% interest, cessation of the charges and independent monitoring; the agency said the charges stopped on October 31, 2024.
  • SAFETY / LABOUR Orders issued February 28, 2024; agency announcement March 27, 2024. The New Jersey Department of Labor and Workforce Development issued stop-work orders to subcontractors at LeFrak’s 30 Park Lane North/The Wave project for alleged worker misclassification, missing records, overtime and minimum-wage violations, unpaid or late wages, and related labor-law violations; one first-tier contractor’s order was later lifted after appeal.
  • LEGAL Appellate decision March 10, 2014; underlying jury verdict and judgment followed the earlier trial proceedings. The New Jersey Appellate Division affirmed a judgment against LeFrak Organization and related defendants after a jury found consumer-fraud and disclosure-law violations in the marketing of Shore South condominiums, where buyers’ views were later obstructed by LeFrak’s 31-story Aquablu project; the final judgment was $4,817,638.12 including trebled damages, fees and costs.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

6.3/ 10

The Exa place aggregate, published as 3.8/5 from 144 reviews, sets the level and converts to 6.4 on the requested curve. The score is adjusted slightly downward for reported management/fee and access problems, with repeated praise for staff and community providing a partial offset; no structure score is assigned because no building-specific structural rating was published.

− Reported low-quality appliances− Reported commercial plumbing/finishes
+ Responsive management+ Helpful front-desk and leasing staff+ Clean amenities+ Friendly community+ Reportedly safe
− Move-out fee dispute− Reported rude staff interaction− Parking-gate concerns− Grounds-maintenance noise

One February 2026 review alleged “the cheapest American appliances” and “commercial finishing and plumbing,” which is direct resident feedback about finishes and systems. No published engineering assessment or building-specific structural rating was found, so framework integrity, HVAC, electrical systems and waterproofing remain unevidenced rather than marked down.

Positive residents describe staff as “attentive” and say issues were handled “in a timely manner,” while another says the building is clean and front-desk staff welcoming. Negative reviews report a staff member was “incredibly rude” and allege disputed move-out damage fees and collections; the same review set also raises parking-gate failures and grounds-maintenance noise.

Combined from 7 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.1.

RentCafe’s 4.0/5 resident aggregate from 45 reviews sets the level and converts to 7.0/10 under the specified curve. Google’s larger 82-review aggregate is materially lower, but the disagreement is treated as dissent rather than replacing the anchor; recurring noise and staff complaints modestly lower the result, while repeated praise for staff, amenities and community partly offsets that movement.

+ Impeccably maintained building+ Spotless common areas+ Modern apartments and finishes
− Weak sound insulation− Reports of apartment-condition concerns− Mixed reports on repair follow-through
+ Friendly concierge+ Responsive staff+ Thoughtful amenities+ Strong community atmosphere+ Convenient PATH and park access
− Some rude or dismissive staff reports− Garage capacity complaints− Renewal-rule complaints− Noise complaints

Residents describe the building as “impeccably maintained” and say the common areas are “always spotless.” Countervailing review evidence identifies weak sound insulation—“The soundproofing is a bit lacking”—and a review synthesis reports both prompt repairs and delayed or unresolved work; these are resident reports, not an engineering inspection.

Day-to-day feedback is mixed but leans positive: residents call the staff “friendly and helpful,” describe the concierge as “kind” and “professional,” and praise the amenities and community. Negative evidence includes two reports of rude or unhelpful staff, a garage that was “full,” and RentCafe’s published noise sub-score of 3.5/5.

Revetment HouseHamilton Park, Jersey City163 units
6.0/ 10
5.0/ 10
4.9/ 10

Google Reviews/Maps supplies the largest published review base, 3.3/5 from 32 reviews, which converts to 4.9/10 under the requested curve. The score remains low because multiple reviews describe unresponsive management, limited amenities and operational friction, while positive comments about staff, neighborhood, maintenance and insulation prevent a further reduction. The evidence is historical and spans 2019–2026; the 2023 report says the property changed ownership and management, so older Newport-era complaints should not automatically be treated as current Greystar conditions.

+ Strong insulation/soundproofing+ Effective air conditioning+ New fixtures and appliances+ Fast or thorough maintenance
− Repeated kitchen-sink backups− Reported fundamental plumbing issues− Occasional apartment quirks
+ Friendly staff+ Helpful leasing/front-desk staff+ Safe neighborhood+ Friendly neighbors+ Clean building
− Unresponsive management− Limited amenities− Short doorman/concierge hours− Disruptive noise from neighbors− Poor communication during management transition

Structural feedback is mixed. One resident reported “6-8 incidents of our kitchen sink backing up over 1.5 years” and called them “fundamental plumbing issues,” while another said the unit was “COMPLETELY soundproof” and that the AC worked tremendously; Point2Homes also carries a resident report of “Fast maintenance” and “Never had vermin.”

Residents praise the “friendly” staff, clean building and neighborhood, and one recent review says the leasing/front-desk staff are helpful and the maintenance and cleaning teams are thorough. Complaints are also substantial: residents report that management “doesn't care,” emails go unanswered, doorman coverage is limited, amenities are sparse, and loud neighbors can disrupt sleep.

EllipseNewport, Jersey City381 units
5.8/ 10
5.2/ 10
6.2/ 10

The largest published rating set is Google Reviews/Maps at 3.7/5 from 148 reviews, which converts to approximately 6.1/10 under the specified curve. The score is adjusted downward for recurring management, amenity and physical-condition complaints, partly offset by recurring praise for staff, maintenance, location and amenities. The evidence is review-based and includes older reports; it does not establish that every reported defect remains unresolved as of October 15, 2026.

+ Prompt maintenance reported by some residents+ Fast elevators+ Secure building+ Modern amenities+ Waterfront views
− Low-quality finishes− Cracked or broken windows− Water-damaged furniture− Recurring wall or HVAC noise− Water-pressure problems
+ Friendly doormen and concierge+ Responsive maintenance+ Clean common areas+ Strong views and waterfront location+ Good amenities and transit access
− Management complaints− Delayed email responses− Rent and security-deposit disputes− Closed or broken amenities− Pet-space restrictions

Structural feedback is sharply mixed. Residents reported “cracked windows,” water damage, thin walls, shared vents, low water pressure lasting weeks and a balcony-window repair that took almost three months; another review described the construction finish as “very low.” Conversely, some residents said elevators were fast and maintenance responded immediately, so the available evidence supports recurring localized defects rather than a documented building-wide structural failure.

Day-to-day reports range from “staff, view and amenities are first rate” and maintenance responses within an hour or 24 hours to “Horrific management” and claims that emails went unanswered. Residents consistently praise the waterfront views, location, doormen and amenities, but complaints include rent increases, security-deposit disputes, broken facilities and a dog park closed for maintenance.

Villa LagunaSoLé Mia, North Miami188 units
4.5/ 10
—/ 10
4.0/ 10

The largest building-specific published aggregate is 3/5 from 58 reviews, which converts to 4/10 under the requested curve. The sampled written feedback supports a mixed daily experience, but no recurring theme was established by more than one separate review strongly enough to move the anchor.

+ Same-day repairs reported+ Elevators described as relatively quick
− Recurring entrance-gate failures reported− Construction dust entering an apartment
+ Beautiful lagoon and community grounds+ Fast maintenance response+ Friendly concierge+ Resident events+ Convenient location
− Slow and inconsistent lease-renewal communication− Early-morning landscaping noise− Guest-parking restrictions− Frequent entrance-gate problems− Non-refundable guarantor fee criticized

The available infrastructure comments are limited and do not establish a broad structural pattern. One resident reported that repairs were handled the same day and that elevators worked relatively quickly, but also said the entrance gate “breaks far too often” and that construction caused “constant dust” inside the apartment.

Residents praised the “beautiful” lagoon and grounds, friendly concierge, resident events and same-day repairs. The strongest operational criticism was that renewals were “extremely slow, inconsistent, and unprofessional”; another reviewer said 7:30 a.m. landscaping made quiet mornings impossible, while a separate complaint objected to the lack of guest parking for tenants.

Villa SoléSoLé Mia, North Miami187 units
4.5/ 10
4.0/ 10
4.0/ 10

Google’s 3.2/5 from 91 reviews is the largest published review base and converts to 4.6/10 under the supplied curve. The score is reduced for the separately reported flooding and security failures; positive and negative recurring themes otherwise broadly explain the low aggregate. The evidence is current within the requested window, including reviews through June 2026, but it does not establish the condition on October 15, 2026 with certainty.

+ Responsive maintenance in some reviews
− Reported leakages and flooding− Reported poor construction− Reported loud AC transmission− Reported appliance and washer problems
+ Friendly staff+ Helpful concierge+ Clean common areas+ Strong amenities and lagoon+ Welcoming residents
− Unresponsive or rude management− Parking-fee complaints− Reported security incidents− Early-morning landscaping noise− Hallway odor and pet mess complaints

Structural feedback is mixed and mostly anecdotal. One reviewer said the property had “inside very cheap construction” and that “leakages and flooding is everywhere in the building,” while another described AC noise that “goes through the entire building cause it was build poorly”; contrastingly, an earlier resident said maintenance response was “nothing shy of amazing.”

Positive resident material describes staff as “friendly,” the building and amenities as clean, and concierge personnel as helpful; the official resident page says management “responds asap.” Negative reviews describe management as indifferent or unresponsive, complain about $50–$90 parking charges and move-out fees, and include reports of break-ins, loud landscaping and dirty-smelling hallways.

The BeachNewport, Jersey City336 units
4.1/ 10
4.0/ 10
4.0/ 10

The Google Reviews/Maps aggregate of 3.0/5 from 114 reviews sets the level and converts to 4.0/10 under the specified curve. The reported review themes support a modest downward adjustment for recurring operational, noise and maintenance concerns, partly offset by repeated praise for staff, concierge service and amenities. Evidence is current enough to include reviews posted in 2026, but several recurring structural and noise summaries are explicitly based on older reviews.

+ Reported cleanliness or completed repairs+ Layouts and views praised
− Thin walls or weak sound insulation− Construction-related noise− Inconsistent maintenance− Unreliable hot water, pressure, heat or temperature control− Incorrectly installed kitchen drawer and dishwasher
+ Helpful staff+ Professional concierge+ Well-maintained amenities+ Good waterfront and transit location+ Cleanliness praised
− Construction noise− Management responsiveness concerns− Security/access-control complaint− Move-out cleaning and repair-charge complaint− Noise and sound-insulation concerns

Structural feedback is mixed and largely based on older reviews: Rentuition reports twelve reviews combining praise for layouts or views with criticism of construction, finishes or condition, and nine differing on maintenance effectiveness. A Chamber of Commerce review said the building was “made very cheaply,” that “walls are paper thin,” and that an incorrectly installed drawer fell onto the reviewer’s toe; Rentuition also records one review citing unreliable hot water, pressure, indoor heat or temperature control.

Daily-life reviews praise the staff and concierge: one resident said Ruben “always goes above and beyond,” while another called the concierge “exceptional” and the amenities “well-maintained.” Negative feedback includes “Management is impossible to reach,” a rude-security complaint, and repeated reports of construction noise that made working from home difficult; Rentuition summarizes six older noise complaints and nine mixed management experiences.

Only buildings that have reached handover are rated. 0 of 7 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

7 found
REGULATORY Investigation began in 2024; settlement announced October 3, 2025.
SAFETY / LABOUR Orders issued February 28, 2024; agency announcement March 27, 2024.
LEGAL Appellate decision March 10, 2014; underlying jury verdict and judgment followed the earlier trial proceedings.
PROJECT CANCELLED Plans suspended December 2015; entitlement application terminated April 2019; reported within the review window as historical unresolved failure.
Horizon Hollywood, a proposed LeFrak Organization–Kennedy Wilson joint venture in Los Angeles, was put on hold after the church site received historic-monument protection, and the entitlement application was later terminated by the city in April 2019.
PROJECT CANCELLED July 2, 2020 publication; abandonment described as of that report, with the replacement proposal then awaiting planning-board consideration.
At 30 Park Lane North in Jersey City, Wave 2 LLC, identified as a LeFrak subsidiary, replaced an approved two-tower scheme with a materially smaller proposal, which reporting said signaled that the earlier 790-unit plans had been abandoned.
SAFETY / LABOUR Stop-work orders issued in late April 2023; subsequent completion reported July 25, 2025.
Work at LeFrak’s 30 Park Lane North/Bisby project in Jersey City was temporarily shut down by the New Jersey Department of Labor over alleged late or unpaid wages, overtime and worker misclassification; LeFrak denied a direct connection to the implicated subcontractor chain, and the project was subsequently completed.
DELIVERY DELAY Expected completion 2023; status still approved/fully entitled as of December 19, 2025; current completion could not be established from the retrieved evidence.
LeFrak’s Hollywood & Wilcox project was reported with an expected 2023 completion, but the latest retrieved project record, updated December 2025, still listed it as approved/fully entitled rather than completed; this supports a delay concern, not a finding of cancellation.
