AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Default and restructuring agreement: December 20, 2023; OHA report and approval: March 11, 2024. Specialty Dental Brands (SDB), a Leon Capital Group-backed company in which Leon held 28.4% of SDB Holdco, defaulted on lender payments; the resulting foreclosure transferred Leon’s and TSG’s equity to lenders, who were to receive approximately 55% control, under a restructuring approved by the Oregon Health Authority.
  • LEGAL Suit filed: August 19, 2021; court ruling: June 7, 2022 and August 10, 2023. CoStar sued Leon Capital Group over alleged unauthorized use of CoStar’s commercial-real-estate database after CoStar terminated Leon’s licence in May 2021; the court found the competitor and unauthorized-access allegations sufficiently plausible for most claims to proceed, dismissed the Computer Fraud and Abuse Act claim, and recorded that Leon had paid the contractual amount due.
  • LEGAL Lidl terminations: December 15, 2017 and January 2018; lawsuit filed: June 8, 2018; dismissal: January 7, 2019. Leon Capital Group and affiliated project entities sued Lidl over Lidl’s alleged termination of purchase agreements for three planned North Carolina grocery-anchored developments in Cary, Wilmington and Charlotte, asserting that Leon was left with development costs and related losses; the federal court dismissed the complaint for failure to state a claim on January 7, 2019, and the docket records an anticipated settlement notice afterward.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

9.0/ 10

Google Reviews/Maps provides the largest reported review base at 4.8/5 from 53 reviews, which converts to 9.4/10 under the specified curve and sets the level. Apartments.com is lower at 4.5/5 but does not differ by more than one converted point, while the smaller Yelp and Point2Homes samples cannot displace the anchor. The isolated serious leak report warrants a downward adjustment, producing 8.9 overall; structural evidence is limited, so the structure subscore is lower and the living subscore remains strong.

+ Modern finishes+ New construction
− Multiple reported in-unit leaks− Reported water-damage disruption
+ Responsive maintenance+ Friendly staff+ Professional leasing team+ Modern amenities+ Frequent resident events
− One reported post-move-in service dispute

Most structural commentary was positive by implication: residents described the apartments as “modern,” and one Point2Homes reviewer called maintenance “awesome.” However, a separate resident account reported, “Since moving in, i have had three seperate leaks inside my unit,” describing the disruption as beyond reasonable; this is a serious but isolated report in the material read.

Daily-life reviews are strongly favorable: residents describe staff as “always attentive” and “quick to solve” issues, while another says the office and maintenance handled problems “immediately.” Amenities and community programming also receive praise, including “extremely clean green areas,” modern finishes and frequent resident events; the principal counterpoint is one resident’s report of frustrating leak-related disruption and management follow-up.

7.8/ 10
8.9/ 10

Google Reviews/Maps provides the largest review base, 4.7/5 from 73 reviews, which converts to an 8.9/10 anchor under the stated curve. The smaller Apartments.com aggregate is materially more negative, and the written evidence includes one serious early move-in systems account plus parking dissatisfaction, but repeated praise for staff, amenities and location supports a high resident-living assessment. The result is therefore 8.8 overall, with structure held below living because the only detailed physical-condition review reported substantial initial defects.

+ Modern finishes+ Well-maintained community reported+ Clean modern bathroom finishes+ Responsive maintenance team reported
− Early move-in defects− Incomplete construction work− Multiple initial maintenance requests− Plumbing leak into vanity cabinet− Concern about flooding, mold and water damage
+ Responsive leasing staff+ Helpful property management+ High-rated amenities+ Convenient walkable location+ Quiet and friendly community reported
− Parking dissatisfaction− One reported rough office interaction− Early move-in disruption− High parking charges reported
Not found in sources: Limited independent negative detail

Most structural commentary is positive about the modern finishes and the community’s apparent upkeep. The notable exception is a verified resident’s October 20, 2024 account of “10 maintenance requests” in the first few days, incomplete construction, an appliance not yet connected to water, a door that did not latch, and plumbing that sent water into the vanity cabinet; the reviewer said the bathroom was satisfactory only after repairs and “without the threat of flooding, mold, and water damage.”

Residents frequently praise the staff and daily experience: one called the team “responsive, accommodating, and solution-oriented,” while others described the building as well-managed, quiet and friendly, with a “fantastic” gym and clean pool. The main operational concern is a resident’s account that the parking situation contributed to the property going “from good to terrible”; this is a single reported experience rather than a recurring theme.

Combined from 7 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 3.7.

The largest clearly identified building-specific review base is the Google rating reported as 4.6/5 from 93 reviews, which converts to 8.7/10 under the supplied curve. The eight visible reviews are strongly positive and repeatedly praise staff, maintenance, cleanliness and amenities, while the isolated package-room, cleaning, water-pressure and temporary construction comments do not justify a numerical reduction.

+ Brand-new construction+ Modern design and finishes+ High ceilings and doors+ No carpeting+ Generally well maintained
− Low water pressure reported− Pool construction noise while work continued
+ Responsive leasing staff+ Friendly office staff+ Fast maintenance response+ Pool and fitness amenities+ Clean, well-kept community
− Package-room door security concern− Hallways and stairs need more cleaning− Temporary pool-construction noise

Residents described the apartments as “brand new,” “modern, clean, and well-designed,” with “high ceilings and doors” and “NO CARPETING.” One review said a water-temperature issue was fixed promptly but that “the water pressure is still not good,” while another noted pool construction noise during move-in; these are isolated reports rather than recurring structural failures.

Daily-life feedback is strongly favorable: residents called staff “very friendly,” said maintenance was “always on point,” and praised the pool, fitness center, coffee machine and common spaces. The main operational criticism was that the package-room door facing the parking lot was “always opened” and that hallways and stairs needed more cleaning; another resident reported temporary construction noise.

RentCafe 4.5/5, 4.5/5, 4.5/5, 4.5/5, 4.5/5, 4/5 · 8 reviews · rentcafe.com
Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.4.

Google’s 4.2/5 from 131 reviews is the largest review base and converts to 7.8/10, setting the level. Reported recurring positives support the result, while the security allegation and recurring complaints about service, cleanliness, parking and move-in/system problems pull it down to 7.3 overall; structure is lower because the physical-condition evidence is mixed.

+ Modern finishes+ Well-maintained units+ Responsive maintenance+ Comfortable apartments
− Move-in cleaning defects− Water-heater failure− Garage-door failure− Mice report− Appliance-quality complaint
+ Friendly professional staff+ Responsive management+ Community events+ Clean amenities+ Quiet community
− Package-security complaint− Parking hassle− Cleanliness decline− Inconsistent staff service− Unauthorized-entry allegation

Residents generally describe the apartments as modern, comfortable and well maintained, with one review praising “great quality apartments with well-maintained units and attention to detail.” Counterevidence includes a move-in report that the unit was not make-ready cleaned, the water heater and garage door did not work, plus separate reports of mice and lower-quality appliances.

Daily-life feedback is mostly favorable: residents call the staff “friendly, professional” and say events create “a real sense of community,” while another says issues are addressed in a timely manner. Negative reports describe declining cleanliness, parking difficulty, a package-theft/security complaint and one reviewer’s view that office staff were “under delivering on that dream they sold you.”

Only buildings that have reached handover are rated. 5 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

4 found
FINANCIAL DISTRESS Default and restructuring agreement: December 20, 2023; OHA report and approval: March 11, 2024.
LEGAL Suit filed: August 19, 2021; court ruling: June 7, 2022 and August 10, 2023.
LEGAL Lidl terminations: December 15, 2017 and January 2018; lawsuit filed: June 8, 2018; dismissal: January 7, 2019.
PROJECT CANCELLED Cary: December 15, 2017; Wilmington: November 3, 2017; Charlotte: January 4, 2018; lawsuit filed June 8, 2018; case dismissed January 7, 2019; settlement notice February 28, 2019.
Leon Capital Group and affiliated entities alleged that Lidl terminated the planned Lidl-anchored developments in Cary, Wilmington (Arbor Commons) and Charlotte, North Carolina; contemporaneous reporting documented the store plans as cancelled/withdrawn, while the federal case brought by Leon was dismissed on January 7, 2019 and later marked as settled/withdrawn rather than establishing liability against Lidl.
