AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 3 of 3 rated buildings here and 1330 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Foreclosure complaint reported May 6, 2025; loan maturity was November 6, 2024. A joint venture of Red River Asset Management and Lincoln Property Company was sued by its commercial mortgage-backed-securities lender over an alleged default on a $15.2 million loan secured by 701 East 22nd Street in Lombard, Illinois; the loan had been transferred to special servicing after the borrower acknowledged it could not repay at maturity, and the article reported a foreclosure complaint in April 2025. Lincoln declined to comment.
  • LEGAL Settlement reported May 20, 2026; proposed settlements filed May 14, 2026. Lincoln Property Co. agreed to a proposed $12 million class-action settlement in litigation alleging that landlords conspired to inflate rents using RealPage’s algorithmic-pricing software; the settling defendants did not admit fault or liability, and the settlement still required judicial approval when reported.
  • FINANCIAL DISTRESS Default reported April 15, 2024; notice of default said to have been filed in March 2024. Lincoln Property defaulted on a $23.3 million loan tied to its 1500 Quail Street office building in Newport Beach, with $20.9 million reportedly outstanding; a notice of default had been filed and the lender could schedule foreclosure no earlier than June 26, 2024.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Google Maps is the only building-specific published rating located and reports 5.0/5 from 18 reviews, which converts to 10 under the specified curve. No recurring complaints or building-specific dissenting rating was published, while structural scoring remains null because no structural/system review score was found.

+ 5.0/5 Google rating+ Rooftop spa+ Fitness studio+ Clubhouse and private dining+ Waterfront access
Not found in sources: No recurring management complaint published · No recurring staff complaint published · No recurring security complaint published · No recurring upkeep complaint published · No written resident review text available

No resident-written infrastructure feedback or structural sub-score was available to quote. Published property material describes the building as LEED Gold-certified and newly constructed in 2026, with smart thermostats and in-home washers and dryers, but these are property descriptions rather than resident review findings.

Google Maps publishes a 5.0/5 building rating from 18 reviews, but the page view did not expose individual review text, so there is no raw operational quote to reproduce. Property descriptions highlight the rooftop spa, fitness studio, clubhouse, and direct waterfront access; Apartment List says it is still collecting verified resident reviews and to check back soon.

Gateway BuildingUniversity District, Seattle
7.5/ 10
—/ 10
7.5/ 10

The only located published aggregate is a 5/5 building rating based on one review, whose nominal curve conversion is 10; because the review base is below 10, the score is kept within one point of 6.5 as required. The single positive comment supports no additional recurring-theme adjustment, and there is no published structural review evidence from which to score structure.

+ Beautiful building

no notes returned

no links returned

The only located review was positive, describing the property as “Beautiful building!” No review-based complaints about management, security, staff, amenities, or upkeep were published in the material located. The building is an office tower rather than a residential property, so this evidence does not establish a resident living experience.

The RepublicDowntown Austin, Austin
5.5/ 10
—/ 10
5.5/ 10

Google’s building-level aggregate is 3/5 from four reviews, which converts to 4/10 under the supplied curve. Because the anchor has fewer than 10 reviews, the rules require keeping the score within one point of 6.5; the two visible written reviews are mixed, and no independent structural review evidence supports a structure score.

+ Modern office tower+ Touchless access systems+ Secure parking advertised+ High-performance air filtration advertised
Not found in sources: No reported structural failure · No resident structural reviews · No plumbing feedback · No HVAC failure reports · No electrical failure reports · No leak or waterproofing reports
+ Top-notch staff praised+ Next-gen parking praised+ Modern amenities+ Fitness center+ Outdoor terrace and park access
− Security complaint− Rude security allegation− Office rather than residential use
Not found in sources: Limited review evidence · No resident-management evidence

No published review located in the material read described the framework, plumbing, HVAC, electrical systems, leaks, waterproofing, lifts, or other physical failures. The building’s own current-facing material describes touchless access, destination-dispatch elevators, secure parking, and MERV air filtration, but these are property claims rather than independent review scores or resident evidence.

The published review material concerns an office building, not a residential community. One reviewer called it a “Beautiful office building with a top notch staff” and praised the “next gen parking garage,” while another wrote, “Security here is so rude and arrogant”; the small and mixed evidence base does not establish a resident day-to-day experience.

Only buildings that have reached handover are rated. 6 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Four Seasons Private Residences Lake Austin, being developed by Lincoln Property Company and Austin Capital Partners, missed its announced fall 2024 construction start after years of delays and partner changes; by June 2, 2026, an $870 million construction loan had been secured and the project was reported as moving into construction, so this is delayed history rather than an unresolved current non-delivery finding.
DELIVERY DELAY Reported May 23, 2024; current status beyond that report is uncertain
MQMF Hyde Park LLC, identified as a Lincoln Property Company affiliate, was reported in May 2024 to have its 270-apartment Hyde Park project stuck in administrative limbo after plans submitted in March 2021 and public meetings concluded in April 2022; the source records the developer's litigation allegations against Boston and the BPDA, not a final adjudication or a later completion status.
