Risks & source coverage

  • DELIVERY DELAY 2009–June 2017; reported/updated August 4, 2026 Marina Arcade, developed by Mada’in through its subsidiary Marina Arcade Real Estate, was originally due for completion in June 2011 but was put on hold in 2009 after ground works; a scaled-down design followed, construction of the present building began in 2014, and the project was handed over in June 2017.
  • FINANCIAL DISTRESS 2009–2012; historical account retrieved during the current research Mada’in’s own historical account says that during the financial crisis it renegotiated with creditors, its syndicated loan and other Islamic facilities were revoked in 2010, and its share capital was later reduced to AED 224 million mainly because of impairments on its land bank; this is older evidence and does not establish current financial distress as of October 15, 2026.
  • PROJECT CANCELLED Registered 8 November 2008; planned completion 15 December 2014; last inspection 8 November 2012; cancellation date not published; status retrieved 15 October 2026 The Domain in Nadd Hessa, Dubai, registered to Mada'In Properties Co (Mada'In) (P.J.S.C), is listed as cancelled in the Dubai Land Department project register; the last reported inspection was 8 November 2012 at only 4.5% completion, against a planned completion date of 15 December 2014, and no later completion or restart is documented in the retrieved record.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Property Finder 3/5 · 8 reviews · propertyfinder.ae
Property Finder publishes 3/5 from 8 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 5.2.
5.2/ 10
Property Finder 3/5, 3/5, 3/5, 3/5, 3/5 · 8 reviews · propertyfinder.ae
Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 5.2.

Google’s 4.4/5 from 172 reviews is the largest published review base and converts to 8.5/10 under the supplied curve. The written evidence supports strong living quality and generally good upkeep, but recurring maintenance, noise, parking and management complaints justify a modest net reduction; the Property Finder set is reported but excluded because it has fewer than 10 reviews.

+ well-maintained building+ clean common areas+ high-quality finishes+ good lifts+ heated pool and gym/sauna
− slow maintenance and repairs− plumbing and toilet issues− kitchen-appliance problems− road/construction noise− single short-let mould report
+ friendly reception and concierge+ responsive management+ strong gym, pool and sauna+ valet parking+ good Marina connectivity
− slow/unresponsive maintenance− road and construction noise− parking restrictions− strict management rules− small/limited children’s play area

Residents and reviewers generally describe the tower as modern, well maintained and clean; one resident called the building “well maintained,” while another praised the lobby as “very clean and hygiene wise 10/10.” Against that, published reviews report that “maintenance is a nightmare,” mention plumbing and toilet problems, kitchen-appliance failures, and one short-let guest reported an “extreme toxic mold smell”; the latter is a serious single-unit report rather than evidence of a building-wide failure.

Day-to-day feedback is predominantly favourable: reviewers call the staff “amazing and friendly,” describe management as easy to deal with, and praise the gym, pool, sauna, reception and valet parking. The counter-evidence includes “Worst management,” reports of slow repairs and parking restrictions, recurring traffic/noise complaints, and a resident warning that the children’s playroom is often closed and the pool is small.

Only buildings that have reached handover are rated. 0 of 1 project carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

RECOGNITION 2025-03-03

Risks

Risk flags

4 found
DELIVERY DELAY 2009–June 2017; reported/updated August 4, 2026
Marina Arcade, developed by Mada’in through its subsidiary Marina Arcade Real Estate, was originally due for completion in June 2011 but was put on hold in 2009 after ground works; a scaled-down design followed, construction of the present building began in 2014, and the project was handed over in June 2017.
FINANCIAL DISTRESS 2009–2012; historical account retrieved during the current research
Mada’in’s own historical account says that during the financial crisis it renegotiated with creditors, its syndicated loan and other Islamic facilities were revoked in 2010, and its share capital was later reduced to AED 224 million mainly because of impairments on its land bank; this is older evidence and does not establish current financial distress as of October 15, 2026.
PROJECT CANCELLED Registered 8 November 2008; planned completion 15 December 2014; last inspection 8 November 2012; cancellation date not published; status retrieved 15 October 2026
The Domain in Nadd Hessa, Dubai, registered to Mada'In Properties Co (Mada'In) (P.J.S.C), is listed as cancelled in the Dubai Land Department project register; the last reported inspection was 8 November 2012 at only 4.5% completion, against a planned completion date of 15 December 2014, and no later completion or restart is documented in the retrieved record.
DELIVERY DELAY Published 8 February 2009; status reported as of the 2009 source publication; current status unresolved from retrieved evidence
Dubai Marina–Ice Tower, attributed in the contemporary report to Mada’in Properties and Abyaar Real Estate Investment, was reported as on hold in an HSBC Global Research list of officially announced UAE project suspensions; this is old evidence only, and the retrieved sources do not establish whether it later restarted, completed or was cancelled.
