Resident experience

3 of 10 buildings rated · scale 1–10

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

The market here is Canada: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL March 31, 2026 (decision reported); underlying claim filed June 2017 In St. Albert (City) v. Melcor Developments Ltd., the City alleged deficiencies in the design and construction of a drainage swale in a Melcor-developed subdivision; in March 2026, the Court of King’s Bench dismissed Melcor’s application to add WSP as a third party because the proposed claim was limitation-barred. The report does not state that the underlying allegations against Melcor were finally proven or resolved.
  • LEGAL May 24, 2021 (decision reported); termination notice May 25, 2020 Melcor REIT Limited Partnership (with Melcor REIT GP Inc.) brought litigation after Tim Hortons gave notice terminating a lease and vacated premises during COVID-19 restrictions; the Alberta court stayed the proceeding in favour of arbitration and found Melcor’s reliance on a summary-judgment exception premature. This was a dispute involving the Melcor REIT entity, not a finding that Melcor Developments Ltd. itself defaulted or was insolvent.
  • DELIVERY DELAY Event/status reported April 18, 2017; later company disclosures report The District retail assets, including 81,277 sq. ft. at December 31, 2025. Melcor Developments was reported in April 2017 as unable to complete part of The District at 11160 14 Street N.E. in Calgary; the unfinished portion was brought only to grade and the single-level underground parkade was capped, while later Melcor disclosures document continuing development and completed retail components at The District rather than completion of that earlier office portion.

The market here is Canada: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 5 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Clearview Market Phase 2 — Starbucks and BMO buildingsRed Deer

8.1/ 10

The 4.3/5 place rating based on 259 reviews sets the level; under the supplied conversion curve, 4.3/5 converts to approximately 7.9/10. The sampled praise themes support a modest upward adjustment, while the parking and pedestrian-access criticism prevents treating the result as an unqualified high score. No physical-condition evidence was published, so structure is unevidenced rather than marked down.

+ Convenient one-stop location+ Broad business variety+ Friendly and helpful service+ Lots of parking noted+ Easy access noted
− Crowded vehicle circulation− Missing sidewalks/crosswalks− Spray park reportedly not always operational

The available reviews describe Clearview Market Square as a convenient, varied destination: one reviewer called it a “one-stop shopping area” with “lots of parking,” while another praised staff as “so friendly and so helpful.” The main operational criticism was that it was “crowded and poorly planned,” with insufficient truck space and no sidewalks/crosswalks; an older planning report also records complaints that parking was not close enough to some businesses.

Jensen Lakes Crossing — 7,050 sf CRUSt. Albert
7.2/ 10
—/ 10
6.7/ 10

Google Reviews/Maps is the only located published aggregate and reports 4.3/5 from 3 reviews, which converts to 7.0 before adjustment. Because the base is below 10, the score is kept within one point of 6.5; positive convenience/service comments are tempered by the reported construction-related access disruption. No building-fabric or systems evidence was published, so structure is unscored.

+ Food and dining options+ Movie theatre+ Gas station+ Convenient nearby services+ Good service
− Construction-related traffic− Blocked or difficult entrance− Access disruption

no notes returned

no links returned

The available review material describes a convenient retail and entertainment centre: one reviewer wrote, “Always the best one! Close to my home and great service,” and another cited “Lots of food places, movie theater, gas station.” A 2022 local report recorded that construction had blocked the entrance and that businesses experienced slow traffic; one owner said, “I think every business around here kind of took a hit with the traffic,” while another reported customers avoided the area during construction.

Chestermere Station — retail building completed in 2025Chestermere
5.6/ 10
—/ 10
—/ 10

The only building-level aggregate located is Google’s 3/5 from two reviews, which converts to 4/10 before the small-sample constraint. Because the review base is below 10, the final overall is held at 5.5; there is no separate structural or living score because the written comments do not assess those dimensions.

no notes returned

no links returned

The building-level listing carries a 3.0/5 aggregate from two reviews, including the short positive comment “it is fun.” The other accessible comment concerns treatment at a dental clinic in the centre, not amenities, security, maintenance, staff for the property, or common-area upkeep, so no operational theme is established.

Only buildings that have reached handover are rated. 7 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risk flags

4 found
LEGAL March 31, 2026 (decision reported); underlying claim filed June 2017
In St.
LEGAL May 24, 2021 (decision reported); termination notice May 25, 2020
Melcor REIT Limited Partnership (with Melcor REIT GP Inc.) brought litigation after Tim Hortons gave notice terminating a lease and vacated premises during COVID-19 restrictions; the Alberta court stayed the proceeding in favour of arbitration and found Melcor’s reliance on a summary-judgment exception premature. This was a dispute involving the Melcor REIT entity, not a finding that Melcor Developments Ltd. itself defaulted or was insolvent.
DELIVERY DELAY Event/status reported April 18, 2017; later company disclosures report The District retail assets, including 81,277 sq. ft. at December 31, 2025.
PROJECT CANCELLED Decision and council response reported April 12, 2020; the downsized Lanark Landing community opened in September 2020.
Melcor Developments decided not to proceed with the planned 32-hectare freshwater lake amenity for Lanark in Airdrie, prompting council to downsize the Lanark Neighbourhood Structure Plan; the broader Lanark Landing community proceeded in a downsized form, so this finding concerns the cancelled lake component, not the whole community.
