AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 6 of 6 rated buildings here and 80 in the market.
The market here is Australia: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

  • SAFETY / LABOUR Incidents and notices reported as occurring in 2024; published February 11, 2025 On Meriton’s Iconica project on the Gold Coast, Queensland’s workplace-safety regulator issued four prohibition notices and 35 improvement notices during 2024, and the site was shut several times; ABC also reported allegations of worker injuries, intimidation and unsafe practices. Meriton said the notices had been actioned and rectified, and WHSQ said there were no current outstanding matters when reported.
  • LEGAL Proceedings commenced August 2019; February 2025 court judgments and April 12, 2025 report The owners’ corporation of Meriton’s 299-unit St Ives development alleges structural, fire-safety, waterproofing and other defects and has pursued a NSW Supreme Court claim against Meriton entities; in February 2025 the court allowed the claimed amount to increase from $25.6 million to $123 million. The allegations had not been tested at the time of reporting, and Meriton said it would vigorously defend the case, that defects had been exaggerated, and that it would rectify legitimate agreed defects.

The market here is Australia: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 4 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 11 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.9.

Agoda supplies the largest published review base, with 9.0/10 from 2,666 verified reviews, setting an 8.0 converted anchor under the guest-rating curve. Booking.com, KAYAK, Hotels.com and Trip.com are also strongly positive, while Google is lower; the reported praise themes support a modest upward commentary adjustment, producing 8.5 overall and for living quality. No building-fabric rating supports a structure score.

+ Modern/new suites+ Good air conditioning reported by one reviewer+ Smooth elevators and key-pass access+ Well-maintained pool and facilities reported by a long-stay guest
− Air-conditioning feedback is mixed− One cockroach report
+ Friendly and professional staff+ Strong cleanliness feedback+ Spacious, well-equipped suites+ Indoor pool, gym and sauna+ Walkable shops and transport
− One unprofessional checkout interaction− Occasional room-readiness delays− Limited housekeeping during a short stay− Pool temperature complaint

Published guest material describes the property as modern and generally well maintained. One Agoda review reported a cockroach on the first night and no housekeeping for three days, while also saying the air conditioning was great; Agoda's topic breakdown records air-conditioning sentiment as 33% positive and 66% unfavourable, so the systems evidence is mixed rather than conclusive.

The dominant daily-life picture is positive: guests describe the suites as “immaculately clean,” staff as “very accommodating and friendly,” and the location as walkable to shops. Isolated operational complaints include a manager who allegedly opened a room and shouted about late checkout, a room not being ready at 4:15 p.m., and a pool that “did not feel heated at all.”

Booking.com 9.2/10, 9.1/10, 9.3/10, 9.3/10, 8.9/10, 9.4/10, 8.4/10 · 2,930 reviews · booking.com
Combined from 7 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.8.

Booking.com's 8.8/10 from 2,930 guest reviews is the largest review base and sets the 7.6 converted anchor. The score moves modestly upward for repeated praise of cleanliness, spacious suites, staff, location and facilities; recurring cold-room, noise and parking complaints are acknowledged but kept within the permitted commentary range because they are already reflected in the aggregate.

+ Well-maintained facilities+ Hot showers reported+ Modern apartments+ Clean rooms
− Heating complaints− Loud air-conditioning− Early opening-period defects− Incomplete plumbing in one early review
+ Helpful staff+ Central CBD location+ Spacious suites+ Cleanliness+ Well-regarded pool and gym
− Limited parking− Parking relocation reports− Wi-Fi complaints− Noise affecting sleep

Most physical-condition feedback is positive: Booking.com shows facilities 9.1 and cleanliness 9.3, while guests describe rooms as “exceptionally clean” and the pool as well maintained. Counterevidence includes a later review saying the air-conditioning was “loud and constant,” two reports of inadequate heating in winter, and one October 2023 opening-period report of disconnected taps, a faulty swipe system and incomplete amenities; the latter is old evidence and does not establish a current condition.

The day-to-day experience is generally strong: guests repeatedly call the property spacious, clean and central, and Booking.com records staff at 9.2, facilities at 9.1 and cleanliness at 9.3. The main operational friction is parking—one reviewer had to move a car “about a block away”—alongside Wi-Fi problems, occasional noise and cold rooms; another reviewer nevertheless reported “no noise issues” during a midweek stay.

7.8/ 10

The Google Reviews/Maps building listing provides the largest usable review base and sets the level at 4.1/5, converted to 7.3/10. Repeated praise for responsive management, clean facilities, amenities and security moves the resident-experience score upward, while the single receptionist complaint does not establish a recurring negative theme. Structural scoring remains unevidenced because the reviewed material contains observations but no reliable structure-specific aggregate.

+ Spotless apartments+ High-quality appliances and joinery+ Modern design+ Comfortable layouts
+ Responsive building manager+ Fast maintenance resolution+ Clean lobby and facilities+ Friendly night security+ Pool and gym access
− One complaint about receptionist manner

Residents described the apartments as “spotless,” with “high-quality appliances and joinery,” and another review called the design modern and the accommodation comfortable. No reviewed source reported flooding, leaks, lift failures, HVAC problems or other serious building-system failures, so no structural negative is recorded.

Daily-life feedback is predominantly favorable: residents praised Kus as “incredibly responsive,” said maintenance was solved “very efficient[ly], and fast,” and described the lobby as clean and the night guard as friendly. The only negative review read, dated February 24, 2026, said a receptionist was “rude and unprofessional,” which appears to be an isolated staff-interaction complaint rather than a recurring management theme.

Pagewood Centro UccelloEastgardens, Sydney375 units
7.6/ 10
—/ 10
7.5/ 10

The 4.3/5 aggregate from six reviews is the only published building-specific rating located and therefore sets the anchor; its curve conversion is 7.9, but the fewer-than-10-review rule limits the result to within one point of 6.5. The reported recurring praise supports 7.5, while no published structural-system review evidence supports a structure score.

+ Responsive building management+ Prompt minor repairs+ Professional and pleasant staff+ Safe and peaceful community+ Clean environment
− Sales centre reportedly closed during advertised hours

no notes returned

no links returned

The published reviews are strongly positive about day-to-day operations: residents describe management as “really responsive and effective,” and say the team is “pleasant, fast, professional and responsive.” One reviewer reported that the sales centre was closed during its stated opening hours and wrote, “Wasted my time”; this is a service-access complaint rather than evidence of a building-system failure.

Pagewood Centro ManetEastgardens, Sydney372 units
7.5/ 10
—/ 10
7.5/ 10

The only located building-specific aggregate is Google Reviews/Maps at 5/5 from one review. Because the review base is below 10, the score is kept within one point of 6.5 as required; there is no structural review evidence and no recurring complaint or praise theme to adjust it.

+ Pleasant area

no notes returned

no links returned

The only located review describes the location simply as “Nice area to stay” and gives 5 out of 5, but it does not discuss management, staff, security, upkeep or amenities. Project pages describe amenities and management arrangements, but those are developer or listing claims rather than resident reviews, so they are not treated as review evidence.

TrilogyMacquarie Park, Sydney
5.4/ 10
—/ 10
4.7/ 10

The largest published rating located is 3.2/5 from 14 reviews, converted to approximately 4.6/10 under the requested curve. Those reviews concern the Trilogy sales display centre and pre-completion/showroom experience, not a mature resident review base, so the result is low-confidence for day-to-day residential living; the small commentary adjustment produces 4.7 overall and does not support a separate structure score.

− Reported doors and cabinetry not closing properly− Hollow-sounding doors− Synthetic carpets− Traffic-noise concern
+ Helpful sales staff+ Professional and friendly service+ Smooth buying process+ Convenient location
− Unhelpful service− Unprofessional staff− Reported sales miscommunication− Traffic-noise concern

The only directly observed physical-condition feedback was from a 16 February 2025 review of the display apartment, which reported “hollow-sounding doors” and “doors and cabinetry that don't close properly.” The same review raised traffic noise from the M2, but this is an observation about the site/display setting rather than verified evidence of completed resident-building performance; no independent engineering or resident-maintenance evidence was located.

Operational feedback is mixed and relates primarily to the sales/display-centre experience rather than long-term resident operations. Positive reviews call the staff “knowledgeable” and “very helpful,” while negative reviews describe service as “very unhelpful and unprofessional” and complain of “internal mis-communication.”

Only buildings that have reached handover are rated. 3 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

8 found
SAFETY / LABOUR Incidents and notices reported as occurring in 2024; published February 11, 2025
On Meriton’s Iconica project on the Gold Coast, Queensland’s workplace-safety regulator issued four prohibition notices and 35 improvement notices during 2024, and the site was shut several times; ABC also reported allegations of worker injuries, intimidation and unsafe practices. Meriton said the notices had been actioned and rectified, and WHSQ said there were no current outstanding matters when reported.
LEGAL Proceedings commenced August 2019; February 2025 court judgments and April 12, 2025 report
The owners’ corporation of Meriton’s 299-unit St Ives development alleges structural, fire-safety, waterproofing and other defects and has pursued a NSW Supreme Court claim against Meriton entities; in February 2025 the court allowed the claimed amount to increase from $25.6 million to $123 million. The allegations had not been tested at the time of reporting, and Meriton said it would vigorously defend the case, that defects had been exaggerated, and that it would rectify legitimate agreed defects.
SAFETY / LABOUR 11 February 2025 publication; incidents and notices reported as occurring in 2024
On Meriton Group’s Iconica high-rise project at Surfers Paradise, Queensland’s workplace-safety regulator issued four prohibition notices and 35 improvement notices in 2024; ABC also reported alleged resistance to a stop-work direction, while Meriton and the regulator said the notices had been actioned and there were no current outstanding matters as of the February 2025 report.
SAFETY / LABOUR 20 May 2016 judgment, with a further judgment adopting the referee’s report on 1 July 2016; underlying building completed 20 March 2001
The Summit Apartments in George Street, Sydney—developed and built by Meriton Apartments Pty Ltd—remained the subject of court-confirmed fire and life-safety rectification failures: the NSW Supreme Court found Meriton had not carried out much of the required work and adopted a referee’s $1.17 million fire-and-life-safety defects award; this is older unresolved-failure history rather than evidence of a current stalled development.
SAFETY / LABOUR 12 April 2025 publication; proceedings commenced August 2019; negotiations broke down March 2024
At Meriton’s St Ives development, owners alleged structural, fire-safety, waterproofing, mechanical and hydraulic defects; in 2025 the NSW Supreme Court allowed the claim to increase from $25.6 million to $123 million after settlement negotiations broke down in March 2024, while Meriton denied the scale of the allegations and said it had rectified agreed items.
PROJECT CANCELLED 18 August 2019 publication; lawsuit withdrawn 16 August 2019; proposal lodged May 2017 and council rejection reported in December 2018
Meriton group company Karimbla Construction Services’ proposed high-rise project at 112 Talavera Road, Macquarie Park, was stalled after Ryde Council rejected the proposal and Karimbla withdrew its lawsuit against the NSW Planning Minister and Greater Sydney Commission; the retrieved 2019 report does not establish whether the site was ultimately redeveloped.
PROJECT CANCELLED 22 February 2023 publication; council rejection in 2020 and rezoning-review refusal in 2021
Meriton’s Little Bay Cove proposal for 1,909 dwellings in Sydney was rejected by Randwick Council in 2020 and its rezoning review was unanimously refused in 2021; Randwick Council reported in February 2023 that Meriton was pursuing a third attempt through a proposed state fast-track pathway, so the earlier proposal—not necessarily the site—was the failed project iteration.
