AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 4 of 4 rated buildings here and 1313 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Auction June 10, 2025; reported June 11, 2025 A mezzanine lender took control of Moinian’s Midtown Hilton Garden Inn through a June 10, 2025 U.C.C. foreclosure auction after the owners allegedly defaulted on the $25 million mezzanine loan; the hotel’s $175 million senior mortgage also went unpaid at maturity in March 2025. The report notes that Moinian sought to postpone the auction and that a judge later denied the request.
  • FINANCIAL DISTRESS Default March 6, 2025; foreclosure reported July 10, 2025 LNR Partners and Wilmington Trust filed a foreclosure action alleging that the borrower associated with Moinian’s 535–545 Fifth Avenue office properties defaulted on a $310 million mortgage after failing to pay at its March 6, 2025 maturity date; the complaint also sought foreclosure of related personal property and stated that a receiver could be appointed upon default.
  • FINANCIAL DISTRESS Court finding September 5, 2024; loan-default notice November 5, 2024; complaint filed February 28, 2025 and reported March 2–3, 2025 Fannie Mae filed a pre-foreclosure action alleging three defaults on the $74.8 million loan secured by Moinian’s 90 Washington Street ground leasehold, including liens and poor property maintenance; the lender alleged the required façade work remained incomplete and said a court had found a ground-lease default in September 2024. The report expressly says the complaint did not allege a payment or maturity default.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.

RentCafe is the only building-specific published rating found, but its five-review base is below the 10-review anchor threshold, so the score is held at the prescribed 6.5 level rather than adopting the direct 5.0/5 conversion. No reliable building-specific structural evidence or individual written-review sample was available to support a separate structure score or further adjustment.

RentCafe publishes a 5.0/5 company rating from 5 reviews, with 5.0/5 for parking, value, amenities, location and staff, and 4.5/5 for noise. The listing describes 24/7 concierge, on-site management and maintenance, resident lounges, coworking spaces and landscaped sundecks; CityRealty’s only explicitly noted lifestyle drawback is that the Financial District “can be quiet on weekends.”

RentCafe publishes 5/5 from 4 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 8.1.

RentCafe is the only applicable published review aggregate located for the Aria/90–100 John Street listing: 5.0/5 from 4 reviews, with the same published category scores. Because the review base is under 10, the scoring rule requires keeping the result within one point of 6.5; no recurring themes were established from individual reviews, so no commentary adjustment was applied.

+ High ceilings+ Hardwood floors+ Central air+ Stainless-steel appliances+ In-unit washer/dryer in select units
+ 24/7 concierge+ On-site management+ On-site maintenance+ Resident lounge+ Valet services

The available review material does not provide written infrastructure complaints or praise. RentCafe publishes a 5.0/5 maintenance category rating based on 4 reviews, but no raw maintenance review text was available to quote.

RentCafe reports a 5.0/5 overall company rating from 4 reviews and 5.0/5 category ratings for amenities, location, and staff. The page provides no individual review quotations, so the published operational evidence is limited to those aggregate labels and the listed concierge, management, maintenance, lounge, and valet services.

CityRealty publishes 10/10 with no review count. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 7.7.

The 4.2/5 building aggregate based on 271 reviews sets the level and converts to 7.6/10 under the supplied curve. Reported commentary moves that level modestly downward for maintenance, utilities and management concerns, with positive amenity and staff themes partially offsetting them. The evidence is current enough to include a July 2026 CityRealty page, but the detailed resident-review excerpts on the listing are sampled and their individual publication dates are not all shown, so present conditions remain somewhat uncertain.

+ Modern apartments+ Beautifully maintained building+ Well-equipped gym+ Fast maintenance response reported by one resident
− Unreliable elevators− Temperamental utilities− Short hot-water duration− Bathroom odor and black particles reported− Smoke-alarm concern
+ Extensive amenity package+ Indoor and outdoor pools+ Helpful concierge/front desk+ Friendly staff+ Community and safety praised
− Management responsiveness complaints− Inconsistent amenity access− Mixed value at premium rents− Some common-area cleaning concern

CityRealty describes modern apartments but reports "persistent maintenance challenges," including "unreliable elevators" and "temperamental utilities." One resident reported hot water lasting only "15-20 minutes," bathroom odor and black particles in the toilet, and said hallway smoke suggested the alarms "must not work"; another resident said elevator waits were never more than a minute and maintenance staff came "immediately" after a ticket.

Residents praise the amenity package—one called the indoor and outdoor pools "a notch above everything else," while another said the gym and indoor pool were "incredible." The feedback is not uniformly positive: CityRealty says management responsiveness is "problematic," and a resident described unanswered emails, delayed accommodation handling and unresolved billing; other residents praised responsive front-desk staff and immediate maintenance help.

Bezel at Miami WorldcenterMiami434 units
7.1/ 10
4.5/ 10
4.8/ 10

Google's 4.2/5 from 456 reviews sets the level and converts to 7.8/10. The smaller Yelp result is materially lower, while the written complaints report recurring maintenance, cleanliness and management failures plus serious isolated conditions; praise for staff, location and amenities offsets part of that movement, producing 7.1/10 overall. Structure and living are shown separately because the reviews provide evidence in both areas, but no dedicated structural sub-score was published.

− Unresolved AC and humidity− Mold reported− Indoor comfort concerns
+ Helpful leasing staff+ Attentive management reported+ Central location+ Amenities praised
− Cleaning deterioration− Unresponsive management− Delayed deposit returns− Trash and odor complaints− Access-control communication failure

Two resident accounts report prolonged AC and humidity problems; one documented indoor humidity of 67%–75% and said the AC often failed to reach the thermostat setting. Another review reports “Mold everywhere,” but these are resident allegations rather than an independent engineering finding; no published structural rating or engineering report was located.

Daily-life feedback is divided. Positive reviews call a leasing agent “fast, helpful, solution-oriented, and genuinely kind” and praise the “good location and amenities,” but multiple residents report “No cleaning. No maintenance. No service,” weeks of uncollected trash, unanswered messages and delayed deposits.

Only buildings that have reached handover are rated. 1 of 5 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

FINANCIAL DISTRESS Auction June 10, 2025; reported June 11, 2025
A mezzanine lender took control of Moinian’s Midtown Hilton Garden Inn through a June 10, 2025 U.C.C. foreclosure auction after the owners allegedly defaulted on the $25 million mezzanine loan; the hotel’s $175 million senior mortgage also went unpaid at maturity in March 2025. The report notes that Moinian sought to postpone the auction and that a judge later denied the request.
FINANCIAL DISTRESS Default March 6, 2025; foreclosure reported July 10, 2025
