Upkeep and response — belongs to whoever runs the building now. From 6 of 6 rated buildings here and 74 in the market.
The market here is United Kingdom: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • DELIVERY DELAY Reported 15 December 2025; revised forecasts included completion of Friary Park phases one and two by March 2026 and phase-three completions from March 2029 to March 2031. The GLA reported that Mount Anvil missed its March 2025 completion target for contracted schemes: Friary Park phases one and two were delayed nine months by fire-safety redesign and re-planning, then a further three months by insolvencies among supply-chain subcontractors; 357 homes could not complete by March 2025, and 693 phase-three completions were pushed beyond the March 2028 target. Works were continuing, with revised completion forecasts rather than abandonment.
  • LEGAL Claim filed late March 2021; reported 9 May 2021; HMRC tax position agreed June 2020. Mount Anvil brought a High Court claim seeking more than £6 million from KPMG, alleging negligent tax advice that led to additional tax liabilities and related costs; the report said KPMG would defend the claim, and HMRC did not penalise Mount Anvil after its inquiry.
  • FINANCIAL DISTRESS Reported 6 October 2021; relating to the 2020 financial year. Mount Anvil reported a £4.3 million exceptional write-down representing its share of losses on the Kampus build-to-rent project in Manchester, attributing the loss to a combination of COVID-related delays, supply-chain failures, site flooding and staffing problems; it subsequently said it would focus exclusively on London.

The market here is United Kingdom: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

HomeViews 4.7/5 · 21 reviews · homeviews.com

HomeViews 4.5/5, 4.2/5, 4.4/5, 4/5, 3.5/5 · 21 reviews · homeviews.com
Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.

The largest published review base located is the Dollar Bay Point page’s stated Google aggregate of 4.9/5 from 140+ reviews, which converts to 9.7/10 and sets the level. HomeViews provides the independent resident evidence at 4.34/5 from 21 reviews, with management its weakest published sub-score at 3.5/5; the score is therefore held slightly below the anchor for the reported cooling delay and concierge/reception complaints. The Google count and rating are reported by a building-branded page rather than a directly opened Google Maps review page, so that current figure should be treated with some caution; older HomeViews reviews are clearly identified as 2020-2023.

+ High-quality fittings+ Effective heating and cooling+ Strong sound insulation+ Fast, working lifts+ Well-designed winter gardens
− Cooling-vent noise− Delayed cooling-system repair− Initial building glitches− Occasional fixture issues− No curtains causing overheating/sun exposure
+ Helpful 24-hour concierge+ Usually responsive management+ Strong transport access+ Waterside views and walks+ Clean common areas
− Reception coverage complaint− Reported unprofessional reception interaction− High service charges− Parking can be expensive/tricky− Occasional construction/area disruption

HomeViews publishes a 4.7/5 Design score and a 4.0/5 Facilities score for Dollar Bay. Resident feedback praises “style and quality of fittings,” says “the heating and cooling is very effective” and describes sound insulation as “very high quality”; one resident, however, reported waiting five months for a cooling system repair and hearing “strange noises from cooling vent.”

Residents describe the concierge as “friendly and helpful,” say management is “usually quick to solve any issues,” and report that the building is clean, with service areas “always free from litter.” Countervailing feedback includes high fees for limited services and a serious service complaint that there was no receptionist at the desk and a visitor was told to wait “20-25 mins.”

The Google Reviews/Maps aggregate of 4.4/5 from 45 reviews is the largest review base and converts to 8.2/10 under the specified curve. HomeViews is materially consistent at 4.37/5 from 18 resident reviews, while the written themes provide roughly offsetting praise and operational complaints. The structure figure is limited to published design/materials evidence and its 4.5/5 HomeViews design sub-score.

+ High-spec interiors+ Quality materials+ Natural light+ Landscaped grounds+ Well-maintained appearance
− Building-issue responsibility unclear
Not found in sources: No recurring structural failure reported · No recurring leaks reported · No recurring plumbing complaints reported · No recurring HVAC complaints reported
+ Strong leisure facilities+ Helpful concierge+ Helpful porters+ Landscaped communal areas+ Quiet leafy setting
− Slow issue resolution− Construction and landscaping noise− Convoluted fob entry− Bin-collection odour− Visitor access friction

Published resident feedback describes the homes as “High spec” with “great material” and gives Design 4.5/5 and Facilities 4.3/5 on HomeViews. The same source includes a complaint that issues concerning “the building rather than fixtures” take a long time to investigate or resolve; no published review located reported flooding, leaks, lift failures or other serious fabric/system failures.

Residents and visitors repeatedly praise the amenities and service: one review says the gym was “very well equipped,” while another says the concierge was “polite and helpful,” and a resident says porters are “always very helpful.” Countervailing feedback mentions “almost constant” leaf-blower and construction noise, a “convoluted fob entry security system,” bin odour, and that issues take a long time to be investigated or resolved.

Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.2.

HomeViews provides the largest building-specific resident review base, with 4.23/5 from 9 reviews; its conversion is approximately 7.9, but the fewer-than-10-review rule requires the result to remain within one point of 6.5. The published commentary is predominantly positive on management, finish and safety, with modest deductions for the missing gym, limited facilities and isolated operational complaints.

+ Well-finished apartments+ Spacious and cosy homes+ Bright interiors+ Two lifts with no reported waiting problem+ Good standard of design
− Initial heating fault
Not found in sources: No recurring structural failure reported · No recurring plumbing failure reported · No recurring HVAC failure reported · No recurring electrical failure reported
+ Friendly concierge+ Responsive management+ Clean communal environment+ Quiet and safe area+ Good transport links
− No on-site gym− Limited communal facilities− Limited nearby shops− Lobby noise and mess− Some entrance-security concern

Residents generally describe the homes as “well finished, cosy and spacious” and one called the flat “to a really high standard.” One reviewer reported that the heating was not working properly on move-in, but said management promptly sent engineers; the same review reported no excessive lift waiting, and no recurring physical-system failure was published.

The resident reviews are broadly positive about day-to-day operations: “The concierge are great and friendly,” management was described as “good, friendly and helpful,” and another resident called the building clean, secure and quiet. The main criticisms are the lack of a gym and communal facilities, limited nearby shops, occasional lobby “mess and noise,” and one request for more entrance security.

7.5/ 10

Google Reviews/Maps is the only published building-specific aggregate located: 5/5 from 2 reviews. Because the review base is below 10, the score is kept within one point of 6.5 as required; the available homeowner account is positive, but there are too few independent written accounts to justify a further commentary adjustment. No published review material supports a separate structure score.

The only homeowner account read was positive: the resident said “the quality stood out,” with “welcoming neighbours” creating “a feeling of safety and belonging.” She also described Mount Anvil as “responsive, clear and reliable at every stage,” but this is one published homeowner account rather than a recurring independent complaint or praise theme.

Combined from 12 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.4.

HomeViews’ 4.19/5 resident aggregate from 27 reviews is the largest applicable review base and converts to 7.6/10 under the supplied curve. The score is reduced by the single serious flooding report and recurring operational, finishing and amenity-access complaints, while repeated praise prevents a larger reduction; the available ratings and reviews cover the wider Silk District cluster rather than isolating Phase 2/Georgette North in every case.

+ Well-designed heating controls+ Well-fitted windows and doors+ Modern no-gas apartments+ Generally attractive interiors+ Responsive engineers for flat issues
− Reported flat flooding− Door-lock faults− Hot-water problems− Poor bathroom finishing− Damaged or incomplete kitchen tiling
+ Excellent transport links+ Helpful concierge+ 24-hour concierge+ Good gym and cinema+ Clean common areas
− Rude staff reported− Slow or disorganised systems− Amenity booking constraints− Limited parking− Construction noise

Most physical-condition comments are favourable: one resident said the “heating systems, controls and windows/doors within the flat are also nicely done,” while another said engineers could attend issues within 1–2 days. However, Google review material includes a serious report that a water leak “flooded my entire flat,” and other reviews mention a front-door lock, hot-water problems and chipped bathroom fittings; these are individual reports rather than a published structural sub-score for Phase 2.

Residents repeatedly praise the location, amenities and concierge: one review calls the development “very well connected,” while another says the “concierge are always available” and the interiors are kept “really clean.” The evidence is mixed on operations: one 2026 HomeViews review describes staff as “extremely rude” and systems as “antiquated, slow, and unorganized,” whereas other residents report helpful management and engineers attending within 1–2 days.

6.0/ 10

The only building-specific published aggregate located is 2.8/5 from six resident reviews, and because it has fewer than ten reviews the result is kept within one point of 6.5 rather than treated as a fully stable anchor. The individual comments are mixed, with recurring noise concerns and limited positive operational feedback, so the final resident-experience score is 6.0/10; no structure score is assigned because no published engineering or systems review evidence was found.

Not found in sources: No published evidence on framework integrity · No published evidence on plumbing · No published evidence on HVAC · No published evidence on electrical infrastructure · No published evidence on leaks or waterproofing · No published evidence on framework integrity · No published evidence on plumbing · No published evidence on HVAC · No published evidence on electrical infrastructure · No published evidence on leaks or waterproofing
+ Professional concierge feedback+ Affordable apartments+ Waterside setting+ Private balconies+ Resident screening room
− Thin-wall noise− Late-night music− Limited local amenities− Motorway-side setting− Limited storage

The published resident comments describe a mixed day-to-day experience. One reviewer said the “concierge team are also lovely and professional” and another simply called the homes “Affordable apartments”; however, another reported that “the walls are paper thin and is super noisy,” while a further review described loud music continuing “until 3am.”

Only buildings that have reached handover are rated. 1 of 7 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 1 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risk flags

7 found
DELIVERY DELAY Reported 15 December 2025; revised forecasts included completion of Friary Park phases one and two by March 2026 and phase-three completions from March 2029 to March 2031.
LEGAL Claim filed late March 2021; reported 9 May 2021; HMRC tax position agreed June 2020.
Mount Anvil brought a High Court claim seeking more than £6 million from KPMG, alleging negligent tax advice that led to additional tax liabilities and related costs; the report said KPMG would defend the claim, and HMRC did not penalise Mount Anvil after its inquiry.
FINANCIAL DISTRESS Reported 6 October 2021; relating to the 2020 financial year.
PROJECT CANCELLED Mount Anvil formally notified Lewisham Council on 27 February 2020; reported 2 March 2020.
Mount Anvil, Sainsbury’s and A2Dominion withdrew the New Cross Gate Retail Park planning application for a proposed large mixed-use scheme after uncertainty over the Bakerloo Line extension made progressing the project unfeasible; this was a withdrawn proposal, not a claim that an operating development was abandoned after construction began.
DELIVERY DELAY Published 15 December 2025; reported status as of that decision
Friary Park (Acton): the GLA reported that Mount Anvil’s phases one and two missed the March 2025 completion target after redesign and supply-chain insolvencies; works were continuing, with completion then expected by March 2026, while phase three’s 693 completions were pushed beyond March 2028 (first completions forecast for March 2029).
DELIVERY DELAY 21 September 2026
Bacton Low-Rise Estate redevelopment: Mount Anvil’s planning application was reported as delayed again until spring 2027, leaving the site empty for at least another year; the evidence concerns a still-proposed scheme, not a completed project that subsequently failed to hand over homes.
PROJECT CANCELLED 27 February 2020 withdrawal; reported 2 March 2020
New Cross Gate Retail Park redevelopment: Mount Anvil, Sainsbury’s and A2Dominion withdrew the planning application for the proposed mixed-use scheme after uncertainty over the Bakerloo Line Extension made pursuing it unfeasible; this documents withdrawal of the application, not a finding of parent-company liability beyond the partnership.
