Risks & source coverage

  • DELIVERY DELAY Reported December 10, 2025 In a December 10, 2025 report, NHC’s CEO discussed delayed handover of off-plan housing projects as a material issue affecting customers, described compensation and unit-substitution options for delayed deliveries, and said about 69% of customers had accepted the company’s “Loyalty” program; the report does not identify a specific project or establish that all delays remained unresolved as of October 8, 2026.
  • PROJECT CANCELLED 2022-01-05 (publication date; Wafi decision reported as the prior day) Al Wajeha residential project in Dammam: Wafi cancelled Al Hakmiah Co.’s off-plan licence after beneficiaries complained that construction had stopped and delivery was late, and assigned National Housing Company (NHC) to complete the 590-unit project; the record documents a regulatory intervention and NHC takeover, not abandonment by NHC.
  • DELIVERY DELAY 2023-05-12 publication; reported commitments through 2022 and more than 14 months’ delay as described by beneficiaries Mursia, Riyadh: beneficiaries reported that NHC’s staged delivery commitments—phase 1 by end-2020, phase 2 by end-2021 and phase 3 by end-December 2022—were missed; in May 2023 they reported incomplete homes and absent electricity, water and sewage, with only a small fraction of homes delivered. Later current completion or resolution was not established in the retrieved evidence, so this is an old, qualified failure record rather than a claim that the project remained stalled on 2026-10-08.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

The 4.2/5 aggregate from 879 reviews is the largest reported review base and converts to 7.6 on the specified curve, so it sets the level. The written feedback is mostly favorable, with recurring praise for cleanliness, calm and the community setting, but parking limitations and limited retail prevent an upward adjustment; no published structural rating was found.

− Parking shortage− Limited grocery retail− Some reviewers want more services− Some reviewers want more playgrounds− Early evidence described the site before completion

Published reviews describe a generally clean and calm community: one reviewer said, “Very clean and organize always calm,” while another called it “one of the best housing project in Jeddah.” The main recurring operational criticism is parking—“parking space is not enough”—alongside the absence of a small grocery market; a later cluster review praised gardens, playgrounds and visitor parking but still said parking was “مرة قليلة” (very limited).

Only buildings that have reached handover are rated. 0 of 2 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 4 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

DELIVERY DELAY Reported December 10, 2025
In a December 10, 2025 report, NHC’s CEO discussed delayed handover of off-plan housing projects as a material issue affecting customers, described compensation and unit-substitution options for delayed deliveries, and said about 69% of customers had accepted the company’s “Loyalty” program; the report does not identify a specific project or establish that all delays remained unresolved as of October 8, 2026.
PROJECT CANCELLED 2022-01-05 (publication date; Wafi decision reported as the prior day)
Al Wajeha residential project in Dammam: Wafi cancelled Al Hakmiah Co.’s off-plan licence after beneficiaries complained that construction had stopped and delivery was late, and assigned National Housing Company (NHC) to complete the 590-unit project; the record documents a regulatory intervention and NHC takeover, not abandonment by NHC.
DELIVERY DELAY 2023-05-12 publication; reported commitments through 2022 and more than 14 months’ delay as described by beneficiaries
Mursia, Riyadh: beneficiaries reported that NHC’s staged delivery commitments—phase 1 by end-2020, phase 2 by end-2021 and phase 3 by end-December 2022—were missed; in May 2023 they reported incomplete homes and absent electricity, water and sewage, with only a small fraction of homes delivered. Later current completion or resolution was not established in the retrieved evidence, so this is an old, qualified failure record rather than a claim that the project remained stalled on 2026-10-08.
DELIVERY DELAY 2023-06-15 publication; NHC response and partial handover reported at that time
Al Mashriqiyah residential community, east Riyadh: contemporaneous reporting documented stalled construction and delivery problems, after which NHC said it began handing over completed units and disclosed that four of 48 contractors had been removed for delays affecting a limited number of sites; the later report did not quantify handovers, so the matter is recorded as a documented delay with a reported partial response, not as an unresolved current failure.
