AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. Upkeep and response — belongs to whoever runs the building now. From 10 of 10 rated buildings here and 1242 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Lawsuit filed October 2025; status reported September 24, 2026 AISD’s proposed sale of the former Rosedale School campus to OHT Partners remains contingent on resolving a declaratory-judgment lawsuit filed against more than 100 nearby homeowners over deed restrictions; the rezoning was approved on September 24, 2026, but the lawsuit remained unresolved and construction could not begin as of the latest report.
  • REGULATORY Reported March 9, 2022 Austin’s Historic Landmark Commission was told that the former Frisco Shop site acquired by Oden Hughes had already been demolished without the required approval; the commission took no action on the obsolete permit but unanimously directed staff to pursue whatever fines and penalties were available against the applicant.
  • SAFETY / LABOUR Citation reported May 20, 2019; inspection case closed September 9, 2019 Oden Hughes Construction contested a two-item serious OSHA citation and a $6,251 proposed fine concerning alleged failures to provide fall protection and required eye and face protection; the related OSHA inspection was later recorded as closed, but the retrieved sources do not state the final disposition of the contested citation.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 4 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

The Google building rating of 4.8/5 from 36 reviews sets the level; on the stated conversion curve, that lies between 4.5/5 = 8.5 and 5/5 = 10, producing an anchor of about 9.4/10. Repeated praise for staff, cleanliness, fast maintenance, security and amenities supports a modest upward adjustment, while the absence of structural complaints is not treated as negative evidence. The property is relatively new, so the positive record is encouraging but still reflects a short operating history.

+ New construction+ High-quality finishes+ Quartz countertops+ Smart-home technology+ Well-maintained interiors
+ Responsive maintenance+ Professional staff+ Controlled access+ Clean common areas+ Strong amenity offering

The available written reviews describe the property as new, clean and well maintained, with one reviewer praising the apartment’s “high-quality finishes.” Another said that “everything is exactly as it should be—clean, modern, and very well maintained.” No reviewed source published a separate structural, plumbing, HVAC, electrical or waterproofing score, and no structural failure was reported.

The reviews portray a notably positive day-to-day experience: residents and visitors repeatedly praised the clean, quiet common areas and professional staff. One resident reported that maintenance was usually completed within “24–48 hours,” while another said the building felt “secure with controlled access throughout.” The independent apartment guide also describes a pool, fitness center, secure entry, covered parking and 24-hour co-working space.

8.5/ 10

Google Reviews/Maps provides the largest clearly published review base found: 4.5/5 from 86 reviews, converting to 8.5 under the required curve. Written feedback is strongly positive on staff, cleanliness, amenities and quiet, while isolated reports identify parking enforcement, access, common-area upkeep and a peeling pool-area pillar; the evidence does not support a separate structure score.

+ Well-maintained property+ Attractive construction+ Quality amenities+ Quiet setting
− Peeling pool-area pillars− Move-in construction delay
Not found in sources: No repeated systems failures documented · No published plumbing evidence · No published HVAC evidence · No published electrical evidence
+ Welcoming leasing staff+ Prompt communication+ Clean property+ Quality amenities+ Quiet community
− Parking enforcement complaints− Management accountability concerns− Gate access problem− Neglected outdoor areas− Billing dispute

Published reviews describe the property as “well kept,” “maintained very well” and “stunning,” but one February 2026 review reported that “the Pilars on the building were pilling half off by the pool area.” Another resident described a move-in delay tied to construction; no published review evidence was found on plumbing, HVAC or electrical systems.

Daily-life feedback is predominantly favorable: residents call the property “clean, quiet” and say issues were addressed immediately, while others praise staff who were “friendly, professional, and knowledgeable” and amenities with attention to detail. The negative side includes a resident’s report that parking promises were not enforced and that “Management has made zero progress,” plus a February 2026 complaint about dirt, caution tape, spider webs and a gate that would not open.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.1.

Google’s 4.5/5 building rating from 128 reviews is the largest reported review base and converts to 8.5/10 under the specified curve. The score remains strong because staff, amenity, and community praise is recurring, but operational follow-through, access/security, and noise complaints produce a modest net reduction. No structure score is assigned because the reported evidence does not publish a dedicated building-fabric rating.

+ New construction+ Modern finishes+ Well-maintained units+ Clean common areas+ Onsite maintenance
− Ant report− Airport Boulevard traffic noise− Pool-light disturbance− Garage circulation problems− Access/gate refinement
+ Helpful leasing staff+ Responsive maintenance+ Resort-style pools+ Pickleball court+ Friendly community
− Slow email follow-up− Unanswered phones− Noise-complaint delays− Clunky access systems− Open-gate/security concerns

Published review summaries describe Eastpoint as brand-new construction with spacious units, modern finishes, and well-maintained, clean common areas. The physical-condition concerns are limited: one detailed report involved an “ant infestation and caulking holes,” while other reported disturbances concern traffic/pool noise, garage design, and gates rather than demonstrated structural failure.

The strongest day-to-day praise is for staff and amenities: reviewers describe staff as “patient, transparent, and thorough,” and the summaries repeatedly praise the pools, pickleball court, gym, and friendly community. The main operational weakness is follow-through—phones “often go unanswered,” follow-ups can require multiple emails, and after-hours noise complaints “rarely get callbacks”; the one RentCafe resident also wrote, “Noise and pool lights are distracting.”

8.4/ 10

The largest published review base located is the 4.5/5 Google aggregate based on 108 reviews, which converts to 8.5/10 under the supplied curve. The score is held slightly below that anchor by repeated leasing/parking concerns, offset in part by repeated praise for maintenance, management and amenities; no structure score is assigned because no building-wide systems evidence was published.

+ Well-maintained community+ Quality finishes+ New construction+ Resort-style pools+ On-site maintenance
− Unit shown mid-renovation− Unit readiness concern
Not found in sources: No published plumbing evidence · No published HVAC evidence · No published leak or waterproofing evidence
+ Responsive maintenance+ Friendly staff+ Helpful management+ Resort-style amenities+ Quiet community
− Leasing communication gaps− Parking congestion− Tire-theft concerns− One dismissive leasing call− Unit-showing readiness issue

Published review material describes the community as “well-maintained” and praises “quality finishes,” but it does not provide engineering scores or specific evidence on plumbing, HVAC, electrical infrastructure, leaks or waterproofing. One reported showing involved a unit in a “mid-renovation state” and described as uninhabitable; this is a serious unit-readiness report, not evidence of a building-wide defect.

The daily-living feedback is strongly favorable: residents call the community “quiet and nice,” say maintenance is handled “very promptly,” and describe staff as “friendly, professional, and helpful.” The main cautions are inconsistent pre-move communication, parking and reported tire theft; one summary also records a unit shown before it was ready.

Google Reviews/Maps provides the largest published review base: 4.3/5 from 100 reviews, which converts to 7.9/10 under the specified curve. The available written comments are mostly favorable about staff, maintenance, cleanliness and amenities, but one May 2026 review reports thefts and broken gates; because that severe concern is not corroborated by several separate reviews, it does not trigger a score reduction under the stated rule.

+ Responsive maintenance+ Good temperature control+ Adequate water pressure+ Modern finishes+ Functional elevators
− Traffic noise− Sound insulation concerns
Not found in sources: No published plumbing evidence · No published HVAC failure evidence · No published leak or waterproofing evidence
+ Friendly staff+ Responsive maintenance+ Clean common areas+ Quiet community+ Strong amenities
− Reported thefts− Broken gates− Safety concern− Traffic noise
Not found in sources: Limited review depth

The one detailed AptAmigo review reports water pressure at 4.0/5, temperature control at 5.0/5, sound insulation at 3.0/5 and elevator wait at 4.0/5. It also describes the apartment as spacious and functional, but the only structural-style criticism is that freeway traffic is easily heard; no published review evidence located here reports leaks, flooding, plumbing failure, HVAC failure or electrical problems.

Published reviews praise the staff as "friendly, professional, and exceptionally helpful," and one resident said maintenance responded "very quickly" while the community was "quiet, peaceful, and well maintained." The main operational warning is a May 2026 review alleging "multiple thefts," broken gates and unanswered calls or emails; the available evidence is too limited to establish how widespread that problem is.

7.4/ 10

The 4.1/5 Google-derived building rating from 59 reviews is the largest published review base and converts to 7.4/10 under the requested curve. The evidence is strongly positive about staff, maintenance response, amenities and appearance, but recurring pest and waste complaints prevent an upward commentary adjustment; no structural score is assigned because no physical-system review evidence was published.

Published reviews describe a generally positive day-to-day experience: residents call the property “beautiful and very well taken care of,” praise “friendly, helpful, and quick to respond” staff, and highlight two pools, a gym and BBQ areas. The main operational concern is pest and waste control: one reviewer says roaches were found in the apartment and elevator lobbies and that service had been requested four times, while another reports trash and food left in hallways and garage areas; a separate review says pest control attended within two days.

7.0/ 10

Google Reviews/Maps supplies the largest clearly published review base at 4.2/5 from 124 reviews, which converts to 7.0/10 under the requested curve. The written feedback is mixed: praise centers on cleanliness, amenities and helpful staff, while several reviews report rude or dismissive service; no recurring physical-system evidence supports a structure score.

+ New construction+ Modern finishes+ Well-maintained common areas+ Quiet apartments reported+ Clean property
− Single refrigerator failure report
Not found in sources: No recurring plumbing evidence · No recurring HVAC evidence · No recurring electrical evidence · No recurring leak or waterproofing evidence
+ Helpful leasing staff+ Friendly staff+ Clean community+ Resort-style pool+ Gym and coworking amenities
− Dismissive management− Rude front desk− Inconsistent follow-up− Package-theft handling concern− Trash-compactor cleanliness concern

Published reviews provide little recurring evidence about the physical asset. One resident reported that a refrigerator shut off during vacation and described the appliances as unreliable; that is a single report, not a demonstrated building-wide systems pattern. Other reviewers describe the property as “new,” “clean,” “modern,” and “well maintained,” but no applicable source published a structure or maintenance sub-score.

Daily-life feedback is mixed. Positive reviews call the community “clean, modern, and well maintained,” with a “resort-style pool,” gym and coworking areas, while negative reviews describe staff as “rude,” “condescending, and dismissive” and say management was “consistently unhelpful and dismissive.” One reviewer also complained that the large community needed another trash compactor or better resident guidance to stay clean.

7.0/ 10

Google Reviews/Maps provides the largest published review base, 107 reviews, at 4.0/5, which converts to 7.0 under the specified curve. The written feedback is mostly favorable about staff, maintenance, cleanliness and quietness, but recurring pest concerns and one detailed report of water intrusion and unresolved issues offset much of that praise; no separate structural rating was published.

− Pest complaints− Inconsistent issue resolution− Maintenance delays− Water-intrusion report− Noise concerns

Most published resident feedback describes a positive day-to-day experience: one resident called the staff “really nice and attentive,” while another praised maintenance for being “quick to respond” and the grounds for being clean. The main negative evidence is a 1/5 review reporting that “ants are everywhere” and that management ignored repeated pest-control requests; a separate review also reports inconsistent resolution, water intrusion and unaddressed maintenance requests.

7.0/ 10

Google Reviews/Maps provides the largest and only published building-specific aggregate found: 4.2/5 from 53 reviews, which sets a 7.6/10 anchor under the requested conversion curve. The written feedback is generally positive about staff and amenities, but repair delays and a serious fire-alarm disruption justify a downward adjustment; no separate platform with a comparable published rating was found. No distinct structure rating was published, so structure remains null.

+ Good soundproofing+ Quick maintenance response reported+ Effective AC repair reported+ Power-outlet repair completed+ Well-kept units
− Washer repair delay− Broken access door− Pool-door repair delay− AC failure reported− Power-outlet failure reported
+ Warm office team+ Helpful staff+ Quick maintenance+ Beautiful pool and gym+ Convenient location
− Fire-alarm disruption− Slow door repairs− Maintenance delays− Ant infestations reported− Pool noise with openings

Published reviews provide limited physical-condition evidence rather than an engineering assessment. One resident reported that a washer repair took “an entire month,” while another reported that the air conditioning and power outlets initially did not work; that reviewer said the problems were subsequently fixed “quickly and professionally.” A separate review praised the units’ “good soundproofing.”

Day-to-day feedback is mixed but leans positive: residents describe the office team as “warm, friendly, and inviting,” call the maintenance team “quick and thorough,” and praise the pool, gym and lobby. The main operational complaints are that a washer took “an entire month” to fix, a pool-access door remained broken for “over three weeks,” and a fire alarm went off “non stop for the past 2 days.”

6.7/ 10

Google Reviews/Maps supplies the largest qualifying review base at 3.9/5 from 46 reviews, which converts to 6.6/10 and sets the level. The reported positives modestly outweigh the recurring moderate complaints, producing a 6.7 overall living score; no structural score is assigned because the published material did not provide resident structural-condition evidence.

+ Attractive pools+ Well-kept gym+ Responsive maintenance+ Pleasant leasing staff+ Convenient location
− Parking-garage security concerns− Vehicle break-ins reported− Lease-promise disputes− Noise concerns− Abandoned or damaged cars

no notes returned

no links returned

Daily-life feedback is mixed: residents praise that “the pools are beautiful,” the gym and amenities are well maintained, and “Maintenance responds quickly,” while another resident says they paid for a “brand new luxury apartment” but faced “safety concerns and multiple issues.” A separate review mentions car, bike and scooter break-ins, and another describes noise and disputes over promised gift cards or reserved parking.

Only buildings that have reached handover are rated. 0 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Click any row for the sources behind it. Cost basis matters: an estimated cost, a construction loan and a sale price are different numbers. Each row states which one it is, so they are never averaged together.

LEGAL Lawsuit filed October 2025; status reported September 24, 2026
AISD’s proposed sale of the former Rosedale School campus to OHT Partners remains contingent on resolving a declaratory-judgment lawsuit filed against more than 100 nearby homeowners over deed restrictions; the rezoning was approved on September 24, 2026, but the lawsuit remained unresolved and construction could not begin as of the latest report.
REGULATORY Reported March 9, 2022
Austin’s Historic Landmark Commission was told that the former Frisco Shop site acquired by Oden Hughes had already been demolished without the required approval; the commission took no action on the obsolete permit but unanimously directed staff to pursue whatever fines and penalties were available against the applicant.
SAFETY / LABOUR Citation reported May 20, 2019; inspection case closed September 9, 2019
Oden Hughes Construction contested a two-item serious OSHA citation and a $6,251 proposed fine concerning alleged failures to provide fall protection and required eye and face protection; the related OSHA inspection was later recorded as closed, but the retrieved sources do not state the final disposition of the contested citation.
DELIVERY DELAY February 13, 2026 report; status updated September 26, 2026; research date October 11, 2026
Rosedale School redevelopment — OHT Partners’ proposed Austin 435-unit apartment project remained stalled before construction as of October 11, 2026: although Austin City Council approved rezoning on September 24, the $26 million AISD sale contract was still pending and construction could not begin while AISD’s deed-restriction lawsuit remained unresolved; this is a project-level status and does not establish wrongdoing by OHT Partners.
