Resident experience

5 of 5 buildings rated · scale 1–10

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 5 of 5 rated buildings here and 25 in the market.
The market here is Italy: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • PROJECT CANCELLED Reported April 24, 2024; original project presented in 2016; authorisations due to expire June 30, 2024 The Sviluppo San Pellegrino project associated with Percassi was still unbuilt eight years after its 2016 presentation; in April 2024 the mayor said the private works were completely stalled, described this as non-implementation of the commitments, and noted that the relevant commercial-building authorisations would expire on 30 June 2024. The company reportedly did not respond publicly; the project’s ultimate fate was still unresolved, so this is documented as an abandoned/stalled commitment rather than a confirmed formal cancellation.
  • FINANCIAL DISTRESS Reported September 28, 2023 Immobiliare Percassi, a company controlled by 3P Partecipazioni and attributable to the Percassi family branches, underwent a restructuring in which Arrow Global funds acquired about €100 million of its bank debt and provided up to €11 million of direct lending to support the relaunch, complete investments, pay creditors and close the procedure. This concerns Immobiliare Percassi and its controlled entities, not a finding that the Percassi trading parent itself defaulted or became insolvent.
  • DELIVERY DELAY Reported August 14, 2023; project waiting seven years at that date; works expected to begin mid-2024 The planned Percassi redevelopment of the Crespi d’Adda historic factory had been awaiting construction for seven years; in August 2023 the start of works was reported as pushed to mid-2024 because the internal plans had to be changed and resubmitted to the heritage authority. The developer’s commitments were reportedly reaffirmed by Percassi, so this is a delay rather than a cancellation.

The market here is Italy: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 dated statement is held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

Gewiss Stadium – Curva Nord PisaniBergamo
8.3/ 10
8.3/ 10
8.3/ 10

Google's building aggregate of 4.4/5 from 7,633 reviews is the anchor, converting to approximately 8.2/10 on the prescribed curve. Tripadvisor is directionally consistent, while the written evidence adds repeated praise for the renovated facilities and atmosphere but also recurring complaints about seat width, amenity distances, basic concessions and older away-sector toilets; the net commentary adjustment is modest.

+ Recently renovated+ Clean toilets and facilities in newer reviews+ Good pitch visibility+ Modern feel+ Strong Curva Nord acoustics
− Narrow seats in some areas− Some older away-sector toilet complaints− Sector markings can be confusing
+ Vibrant match atmosphere+ Friendly or competent staff+ Organized entrance and controls+ Nearby dining and club store+ Free shuttle praised in a Google review
− Long walks to toilets or food from some seats− Basic food selection− Difficult event-time parking and traffic− Slow document and ticket checks− Older away-sector service complaints

Published reviews describe a substantially renewed venue with clean facilities and strong sightlines: one visitor said it was “newly renovated” with “clean toilets,” while another reported “top pitch View from Any Place.” The evidence is not uniformly current or sector-specific; older away-sector reviews reported disgusting or “fatiscenti” toilets, and one newer review still noted narrow seating and confusing sector markings.

The daily visitor experience is usually praised for atmosphere and organization: reviewers describe the Curva as full of “noise” and “passion,” and another called entry “Very organized.” The main operational drawbacks are uneven convenience—some seats require a long walk to toilets or food, concessions can be basic, and access after matches can be difficult—while the most severe toilet complaints are older and concentrated in the away sector.

8.2/ 10
8.2/ 10

+ Ristrutturazione recente+ Buona visibilità+ Servizi igienici puliti+ Struttura moderna e funzionale
− Sedute strette− Alcune aree meno confortevoli− Settore inferiore della Tribuna Rinascimento esposto a pioggia e sole

Torino Outlet Village – Phase 2Settimo Torinese60 units
8.2/ 10
—/ 10
8.2/ 10

The Google Reviews/Maps aggregate of 4.4/5 from 110 reviews sets the level, converting to 8.2/10 under the specified curve. The visible commentary is predominantly positive, but no recurring qualifying complaint was established, so no additional movement is applied; no structural score is assigned because the published material reviewed did not report physical-system performance.

+ Broad brand selection+ Pleasant open-air environment+ Food and seating areas+ Family-friendly amenities+ Pet-friendly
− One reported discourteous store interaction

no notes returned

no links returned

Published reviews describe the Village as having “grandi marchi,” a “ambiente davvero carino e godibile,” food outlets and seating, and as “animal friendly.” The same review set includes one complaint from a visitor who said she was treated “così male” by a Triumph employee; this is a store-level complaint rather than evidence of a Village-wide recurring failure.

Sicilia Outlet Village – Phase 3Agira30 units
7.9/ 10
—/ 10
7.2/ 10

Tripadvisor’s 4.0/5 aggregate from 1,314 reviews is the scored anchor, converting to 7.0/10. The large Google-derived aggregate reported by LocalityBiz is 4.4/5 from 24,778 reviews, which converts to 7.8/10 but does not differ from the anchor by more than one point; recurring praise therefore lifts the result modestly to 7.2. No structural score is assigned because the published material reviewed concerns visitor operations and upkeep rather than the building’s physical systems.

+ Clean and well-maintained common areas+ Pleasant open-air layout+ Helpful staff in some stores+ Large brand selection+ Convenient parking
− High food and retail prices− Limited cafés and dining choice− Heat in outdoor areas− Isolated rude shop-staff reports− Some outlet merchandise perceived as dated

no notes returned

no links returned

Visitors often describe the daily experience as “spacious, spotless, and well-maintained,” “cozy, pleasant and well organized,” with helpful staff praised at Enrico Coveri and other services. The main operational complaints are that “there's not enough cafes,” lunch places have “crazy prices,” outdoor areas can be excessively hot, and several reviews describe rude or dismissive sales staff.

Torino Outlet Village – initial developmentSettimo Torinese90 units
5.8/ 10
—/ 10
5.8/ 10

Tripadvisor is the only whole-site published rating located and provides the anchor at 3.6/5 from 648 reviews; this is guest evidence for a retail destination rather than resident evidence. The reported reviews support a middling living/operations proxy, with repeated cleanliness, parking and staff praise alongside recurring service complaints, but no published structural-condition evidence supports a structure score.

+ Clean and well-kept public areas+ Large nearby parking+ Easy access and circulation+ Helpful guest-services staff+ Pleasant open-air setting
− Rude or inconsistent store staff− Slow food service− Confusing children’s-area admission communication− Promotion/pricing clarity complaint− Some reviewers found the brand mix disappointing

no notes returned

no links returned

Reviews describe a generally pleasant visitor experience: one reviewer found the Village “beautifully maintained and very clean,” while another praised “plenty of parking” and easy circulation. Operational feedback is uneven: reviewers also reported “GRUMPY AND RUDE STAFF,” slow service with “little attention to the customer,” and confusing communication over children’s-area access; these are visitor reviews, not residential-management evidence.

Only buildings that have reached handover are rated. 0 of 5 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

4 found
PROJECT CANCELLED Reported April 24, 2024; original project presented in 2016; authorisations due to expire June 30, 2024
The Sviluppo San Pellegrino project associated with Percassi was still unbuilt eight years after its 2016 presentation; in April 2024 the mayor said the private works were completely stalled, described this as non-implementation of the commitments, and noted that the relevant commercial-building authorisations would expire on 30 June 2024. The company reportedly did not respond publicly; the project’s ultimate fate was still unresolved, so this is documented as an abandoned/stalled commitment rather than a confirmed formal cancellation.
FINANCIAL DISTRESS Reported September 28, 2023
Immobiliare Percassi, a company controlled by 3P Partecipazioni and attributable to the Percassi family branches, underwent a restructuring in which Arrow Global funds acquired about €100 million of its bank debt and provided up to €11 million of direct lending to support the relaunch, complete investments, pay creditors and close the procedure. This concerns Immobiliare Percassi and its controlled entities, not a finding that the Percassi trading parent itself defaulted or became insolvent.
DELIVERY DELAY Reported August 14, 2023; project waiting seven years at that date; works expected to begin mid-2024
The planned Percassi redevelopment of the Crespi d’Adda historic factory had been awaiting construction for seven years; in August 2023 the start of works was reported as pushed to mid-2024 because the internal plans had to be changed and resubmitted to the heritage authority. The developer’s commitments were reportedly reaffirmed by Percassi, so this is a delay rather than a cancellation.
DELIVERY DELAY 24–26 April 2024 publication; permits for the commercial component were reported due to expire on 30 June 2024; research position 11 October 2026 is uncertain because no later completion or cancellation evidence was located.
The Sviluppo San Pellegrino Srl project linked to Gruppo Percassi—originally a €90 million hotel, residential, commercial and former-thermal-site redevelopment—was reported stalled with the main private works still unbuilt after its 2016 launch; the developer said in April 2024 that the original scheme would be rethought and that only secondary works were expected to proceed, so completion or a formally approved replacement was not established by the latest evidence reviewed.
