Resident experience

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 9 of 9 rated buildings here and 1263 in the market.
The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • ALLEGATION Administrative complaint filed May 1, 2017; settlement approved September 8, 2017 In a 2017 Florida Housing administrative complaint concerning four affordable-housing developments, the agency alleged that Pinnacle Housing Group, PHG Builders and related principals used affiliated shell contractor DAXC to inflate concrete-shell costs and obtain excess federal funds; the complaint said DAXC’s deferred-prosecution agreement included admissions, a $1 million fine and forfeiture of $4,212,825, while the related Florida Housing proceeding was later settled with withdrawal of the complaint, fee caps and heightened audits rather than a final adjudication of the allegations against Pinnacle.
  • FINANCIAL DISTRESS Past-due as of September 12, 2024; report published September 20, 2024 Florida Housing’s past-due report identified Woodland Park, also known as The Grove at Sweetwater Preserve, as having $121,086 in past-due SAIL interest due August 31, 2024; the borrower had requested a forbearance agreement that was still under review when the report was published.
  • LEGAL Formal written protest filed February 10, 2023 A competing applicant’s formal Florida Housing protest alleged that Pinnacle Communities’ 2023-119SN application for Pinnacle 441, Phase 2 improperly claimed a housing-credit basis boost for a zip code that was not a 2022 HUD Small Area Difficult Development Area, creating an alleged $2,551,794 permanent-funding shortfall; the filing sought a determination that the application was ineligible, and the retrieved source does not establish the final outcome.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

9.2/ 10

The Google-based aggregate of 4.9/5 from 45 reviews sets the level and converts to 9.7 under the specified curve. The score is reduced to 9.2 for the reported serious rent-payment-control incident; no structural score is assigned because the published material read did not provide physical-condition evidence.

+ Responsive maintenance+ Professional leasing staff+ Friendly service+ Well-kept property+ Amenities appreciated
− Alleged rent-payment fraud− Resident payment confusion− Management-control failure

no notes returned

no links returned

The published resident reviews describe fast service and a positive day-to-day experience: one says maintenance handled requests “within 24 hours,” while another says a washer problem was fixed “the next morning.” Separately, CBS12 reported that a former community manager allegedly directed rent and deposit payments to her personal accounts; the report says Berkeley Landing recorded a $43,248.55 loss, so the otherwise positive operational picture has a significant management-control caveat.

EzelleKissimmee312 units
9.2/ 10
8.5/ 10
8.8/ 10

The largest review base is Bozzuto’s 761-resident aggregate, published at 4.5/5, which converts to 8.5/10 and sets the overall level. Apartments.com and Google also publish materially positive building ratings, while the written evidence repeatedly praises operations and upkeep; isolated complaints were not recurring themes and therefore did not move the score.

+ New construction+ Modern, well-designed apartments+ Quick maintenance response+ Facilities kept in top shape+ Everything works
+ Friendly and responsive staff+ Quick maintenance+ Clean common areas+ Resident events+ Quiet and safe community
− Isolated complaint about rule enforcement and management tone− Isolated parking concerns− Isolated neighbor noise concern

Residents describe Ezelle as a new construction with modern, well-designed apartments, and one review says the management and facilities team keeps things “always in top shape.” Another reports that the response team handles issues ranging from “an overflow of the toilet to air-conditioning problems,” while a separate review calls maintenance “quick and efficient”; no recurring structural or systems failure was reported.

The dominant resident description is of a quiet, clean community with helpful staff, well-kept amenities and frequent events; reviews call the team “warm and professional” and say the community feels “more like living with family.” The principal negative feedback is isolated rather than recurring: one reviewer says rules are “barely enforced” and management can be “pretty rude,” while other individual reviews mention late-night parking, noisy neighbors, a sensitive fire alarm and thin walls.

8.7/ 10

Google Reviews/Maps supplies the only review-built building aggregate located: 4.4/5 from 63 reviews, converted to 8.2/10 by the specified curve. The written feedback is strongly positive about staff, cleanliness, space and newness, supporting a modest upward adjustment; the one negative review concerns application handling rather than a recurring living or structural failure. Structural score is null because no published review evidence addressed building systems or fabric in sufficient detail.

+ New apartments+ Spacious apartments+ Clean facility
+ Helpful, friendly staff+ Exceptional customer service+ Clean areas+ Peaceful environment+ Accessible amenities
− Application-processing delay

The available resident comments describe the apartments as "beautiful and spacious" and "everything new," while another calls the facility "clean and spacious." No published review evidence was found about structural failures, plumbing, HVAC, electrical systems, leaks or waterproofing, so those systems remain unevidenced rather than scored.

Daily-life feedback is mostly favorable: residents describe staff as "very gently very lovely and caring," the areas as "very clean" and peaceful, and customer service as exceptional, including staff staying late to help applicants. The main negative report described repeated document requests, being rushed to sign, and a process delayed "more than 3 weeks."

8.1/ 10

Google Reviews/Maps provides the only qualifying review-built aggregate located for the building: 4.6/5 from 17 reviews, which converts to an 8.5 anchor under the requested curve. The reviews read are strongly positive overall, but the single detailed complaint about phone and office access warrants a modest downward adjustment; no structure-specific evidence supports a separate structure score.

+ Well maintained+ Clean apartments+ Helpful/good staff+ Spacious apartments+ Quiet environment
− Unresponsive leasing office

no notes returned

no links returned

The published reviews mostly describe a positive day-to-day experience: one resident called the property “very well maintained” with “great staff,” and another said it was “super clean” and quiet. The main operational complaint was that “Nobody ever picks up the phone” and the leasing office was locked, indicating a management-access problem in one 2023 review.

Pinnacle at the WesleyanKissimmee96 units

8.0/ 10

Google Reviews/Maps supplies the only located published building-specific aggregate: 4.3/5 from 17 reviews, which converts to approximately 7.9/10 on the stated curve. The visible review set is predominantly positive about leasing staff and process, with some contrary complaints about disorganization and communication, producing an overall 8.0/10; no building-fabric evidence supports a structure score.

+ Friendly leasing staff+ Helpful information+ Smooth leasing process+ Professional and attentive staff+ Quiet community
− Disorganized leasing experience− Poor communication− Difficult temporary-office access

no notes returned

no links returned

Reviews commonly praised the leasing staff as “extremely polite, informative and helpful,” and one reviewer said the process was “so smooth.” Countervailing feedback described staff as “disorganized/ unprofessional” and alleged that money was held for months without communication; these comments concern leasing operations rather than established in-building maintenance.

Combined from 3 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.5.

Wheree’s published 7.8/10 building aggregate sets the level, but it reports no readable reviews and therefore cannot support a high-confidence anchor; the result is kept within one point of 6.5 as required for an anchor with fewer than 10 reviews. Structure is reported at 8/10 and living-related evidence supports 7.5/10, while the published 6.5/10 security sub-score is recorded but not treated as a separate platform dissent.

+ modern design+ spacious layouts+ well-maintained properties+ clean common environment
+ clean and quiet environment+ responsive management+ well-kept amenities+ fitness center+ rooftop lounge
− security and access-control concerns

Wheree publishes a construction-quality score of 8/10 and describes Elyps as having “modern designs with spacious layouts.” This is an aggregated description rather than individual infrastructure reporting, and no specific evidence about plumbing, HVAC, electrical systems, leaks or waterproofing was published.

The published summary praises the “clean and quiet” environment, well-kept amenities and property manager Iris’s responsiveness; it also says maintenance issues are usually addressed promptly. The same page reports concerns about “frequent criminal activity,” tenant screening and uncontrolled access points, while publishing a 6.5/10 security-and-safety sub-score.

Cannery Row at Redlands CrossingNaranja, Miami112 units

7.0/ 10

Google Reviews/Maps provides the largest published resident review base and sets the level at 4/5, which converts to 7/10 under the specified curve. ApartmentHomeLiving.com also reports 4/5 but from only two renter reviews, so it does not materially disagree; the mixed recurring commentary leaves the final score essentially at the anchor.

− Nonworking appliances
+ Well-kept common areas+ Attractive entrances+ Considerate administration+ Professional staff+ Beautiful community
− Rude staff− Security concerns− Privacy concerns− Move-in problems− Extra fees

The only direct physical-condition complaint found was a resident report that move-in appliances “dont work.” The available published material does not report broader framework, plumbing, HVAC, electrical, flooding or waterproofing conditions, so no wider structural conclusion is supported.

Daily-life feedback is sharply mixed. One Spanish-language review says the entrances and common areas are “muy bonitas y muy bien cuidadas” and that administration is “muy amable y considerada,” while other residents say “the staff is horrible,” report that staff enter apartments “at least twice a month,” and allege “No security nor protection.”

5.5/ 10

The Google Reviews/Maps building aggregate of 3.6/5 from 40 reviews sets the level; applying the stated market conversion gives an anchor of about 5.8/10. The reported security-camera incident lowered that level, partly offset by two positive staff reports, producing 5.5/10; no structural score is assigned because no published physical-condition evidence was found.

+ Helpful application staff+ Patient staff support+ Clubhouse+ Fitness center+ Package room
− Parking/visitor-pass restrictions− Reported camera-review inconsistency− Reported unanswered calls− Pet-welfare concern

no notes returned

The official community information lists a clubhouse, fitness center, cyber lounge, covered patio, dog-walk area and package room. Resident feedback is mixed on daily operations: one current resident said “the property is beautiful and the staff is nice,” but complained that visitor passes had to be obtained during weekday office hours; another reported that management relied on gym surveillance while residents were told cameras could not be reviewed after all four tires were stolen from a vehicle.

Pinnacle 441 Phase 2Hollywood100 units
5.6/ 10
—/ 10
5.3/ 10

The largest published review base located was Google’s 3.5/5 from 44 reviews, converting to 5.5/10 under the requested curve. The written feedback includes one serious security allegation, parking and communication complaints, and repeated staff praise; these support a modest net downward adjustment, while no physical-condition evidence supports a structure score.

+ Helpful application staff+ Patient staff guidance+ Beautiful property
− Visitor-parking restrictions− Security-camera concerns− Communication complaints

no notes returned

no links returned

Daily-life feedback is mixed but leans negative: one current resident said, “the property is beautiful and the staff is nice,” while identifying visitor parking as the biggest issue. Another current-resident review alleged that management relied on gym surveillance footage but said cameras could not be reviewed after all four tires were stolen from a vehicle in the parking lot; other reviewers praised staff for “patience and clarity” during the application process.

Only buildings that have reached handover are rated. 1 of 10 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Click any row for the sources behind it. Cost basis matters: an estimated cost, a construction loan and a sale price are different numbers. Each row states which one it is, so they are never averaged together.

ALLEGATION Administrative complaint filed May 1, 2017; settlement approved September 8, 2017
In a 2017 Florida Housing administrative complaint concerning four affordable-housing developments, the agency alleged that Pinnacle Housing Group, PHG Builders and related principals used affiliated shell contractor DAXC to inflate concrete-shell costs and obtain excess federal funds; the complaint said DAXC’s deferred-prosecution agreement included admissions, a $1 million fine and forfeiture of $4,212,825, while the related Florida Housing proceeding was later settled with withdrawal of the complaint, fee caps and heightened audits rather than a final adjudication of the allegations against Pinnacle.
FINANCIAL DISTRESS Past-due as of September 12, 2024; report published September 20, 2024
Florida Housing’s past-due report identified Woodland Park, also known as The Grove at Sweetwater Preserve, as having $121,086 in past-due SAIL interest due August 31, 2024; the borrower had requested a forbearance agreement that was still under review when the report was published.
LEGAL Formal written protest filed February 10, 2023
A competing applicant’s formal Florida Housing protest alleged that Pinnacle Communities’ 2023-119SN application for Pinnacle 441, Phase 2 improperly claimed a housing-credit basis boost for a zip code that was not a 2022 HUD Small Area Difficult Development Area, creating an alleged $2,551,794 permanent-funding shortfall; the filing sought a determination that the application was ineligible, and the retrieved source does not establish the final outcome.
ALLEGATION Administrative complaint filed May 1, 2017; underlying project funding and construction activity dated approximately 2008–2011; later Florida Housing settlement in September 2017 withdrew the complaint against Pinnacle Housing Group.
Florida Housing’s 2017 administrative complaint alleged that Pinnacle Housing Group and affiliated PHG Builders used DAXC, an affiliated shell subcontractor, to inflate concrete-shell costs on Cypress Grove, Vista Mar, Orchid Grove and Avery Glen; the complaint said DAXC’s principals admitted the arrangement in a deferred-prosecution agreement, with approximately $4.21 million forfeited and a $1 million fine, while the projects themselves were described as developments being completed rather than stalled or abandoned.
