AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 3 of 3 rated buildings here and 60 in the market.
The market here is Saudi Arabia: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • DELIVERY DELAY Reported September 11, 2025; original target 2022 Qiddiya’s first phase, including the Six Flags theme park and Aquarabia water park, was originally slated to open in 2022; an account published on September 11, 2025 said the opening had been repeatedly pushed back, while reporting that the parks were then expected to open by the end of 2025 was a forecast rather than evidence of completed delivery as of the research date.
  • SAFETY / LABOUR Published August 9, 2024 UK Export Finance classified the Six Flags Qiddiya project as Category A because it had the potential for significant environmental, social and human-rights impacts, including identified issues involving health and safety, construction-camp conditions, worker contract conditions and grievance mechanisms; UKEF said controls and continuing monitoring were required, not that a specific violation had been proven.
  • SAFETY / LABOUR Tracker page dated November 21, 2024 The Business & Human Rights Resource Centre’s Qiddiya company tracker recorded allegations concerning migrant-worker abuse and linked the company to reporting on worker deaths, injuries and labour-rights concerns; the tracker does not establish that Qiddiya itself caused or was legally found responsible for those matters.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Qiddiya Office Complex — first site officeRiyadh
9.1/ 10
—/ 10
9.1/ 10

The Google Reviews/Maps aggregate of 4.7/5 from 114 reviews sets the level and converts to 9.1/10 under the stated curve. The available written sample includes one access-road complaint, but it is not a recurring theme across separate reviews and therefore does not move the anchor; no structural score is assigned because no published structural rating or infrastructure review aggregate was found.

+ Positive destination appeal+ Professional staff+ Open site office+ Large-scale project+ Convenient office hours
− Unfinished access roads− Vehicle damage reported− Unshaded parking− Construction-site access− Navigation difficulty

no notes returned

The available Google-linked reviews describe a generally positive experience, including “Great place for entertainments lovers,” an “exceptionally professional staff,” and a “total entertainment package.” Operational drawbacks are also recorded: one January 2025 review says the Gate 2 roads were “a complete mess,” that cars were being “breaking down and ruined,” and another reviewer wished for “more shaded parking.”

Aquarabia Qiddiya CityQiddiya City, Riyadh
9.0/ 10
—/ 10
8.9/ 10

Headout has the largest published review base at 222 and its 4.6/5 guest rating converts to 8.9/10 under the stated curve, setting the level. Tripadvisor and Google/Maps are also strongly positive, while the written evidence adds repeated praise for staff and facilities but records an opening-period logistics failure and an isolated food-hygiene complaint. The resulting resident-experience score is 9.0, with structure left unscored because no platform published a structural sub-rating.

+ Impressive infrastructure+ Clean facilities+ Secure site+ Large purpose-built park+ Climate-conscious water systems
Not found in sources: No recurring structural defect found · No published plumbing complaint · No published HVAC complaint · No published electrical complaint · No published leak or waterproofing complaint
+ Professional staff+ Family-friendly atmosphere+ Strong ride variety+ Clean common facilities+ Cabana and relaxation options
− Opening-period queue disorder− Shuttle delays− Occasional slower service− Staff-training gaps at opening− Isolated food-hygiene complaint

Published guest feedback describes the infrastructure as “incredible,” and one verified review says the park was “very clean” and “well secured.” No review read for this building reported a structural failure, leak, plumbing, HVAC or electrical problem; the available evidence is visitor-level rather than an engineering inspection, so structural conclusions remain limited.

Guest reviews repeatedly praise the “friendly and professional staff,” the family atmosphere, rides and cabanas; one reviewer called the service “outstanding,” while another said the park was “well secured” and clean. The main negative operational account is from shortly after opening: pre-booked visitors waited two hours amid shuttle delays, wristband and phone-locker queues, pushing and “no queueing system”; Tripadvisor’s summary also notes occasional slower service, and one reviewer reported hair in a burger.

Six Flags Qiddiya CityQiddiya City, Riyadh
6.5/ 10
—/ 10
6.5/ 10

Tripadvisor is the only published aggregate located for the specific park: 4.0/5 from 8 guest reviews, which converts to 7.0 but is below the ten-review anchor threshold. The score is held to 6.5 because the evidence base is small, with recurring praise partly offset by recurring wait-time, downtime and service complaints; no structural score is assigned because no published structural-condition evidence was found.

+ Helpful staff+ Strong ride selection+ Modern park environment+ Good food options+ Wide merchandise range
− Attraction downtime− Slow dispatches− Long Falcons Flight waits− Ticketing support failure− FastPass overselling

no notes returned

no links returned

Published guest feedback is positive about the day-to-day experience: one Tripadvisor reviewer described the park as “very beautiful and worth experiencing,” with helpful staff and good rides, while another praised “perfect customer experience” and employee Paula. Operational criticism is also present: a reviewer reported “very bad service” after a ticketing payment problem, another found Falcons Flight closed for two weeks without a forecast, and independent visit reports described an underestimated 115-minute wait and FastPass overselling.

Only buildings that have reached handover are rated. 1 of 4 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

DELIVERY DELAY Reported September 11, 2025; original target 2022
Qiddiya’s first phase, including the Six Flags theme park and Aquarabia water park, was originally slated to open in 2022; an account published on September 11, 2025 said the opening had been repeatedly pushed back, while reporting that the parks were then expected to open by the end of 2025 was a forecast rather than evidence of completed delivery as of the research date.
SAFETY / LABOUR Published August 9, 2024
UK Export Finance classified the Six Flags Qiddiya project as Category A because it had the potential for significant environmental, social and human-rights impacts, including identified issues involving health and safety, construction-camp conditions, worker contract conditions and grievance mechanisms; UKEF said controls and continuing monitoring were required, not that a specific violation had been proven.
SAFETY / LABOUR Tracker page dated November 21, 2024
The Business & Human Rights Resource Centre’s Qiddiya company tracker recorded allegations concerning migrant-worker abuse and linked the company to reporting on worker deaths, injuries and labour-rights concerns; the tracker does not establish that Qiddiya itself caused or was legally found responsible for those matters.
DELIVERY DELAY 2019 commitment; status reported 14 May 2024; research position 8 October 2026
Qiddiya Investment Company’s Qiddiya megaproject was reported as years behind schedule: the developer’s 2019 commitment was for first-phase completion at the beginning of 2023, while Reuters reported in May 2024 that the project was still behind its originally scheduled 2022 opening and that its first theme parks had shifted to an expected 2025 opening; later openings of selected assets do not establish completion of the originally promised first phase.
