AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 3 of 3 rated buildings here and 55 in the market.
The market here is Thailand: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL 30 October 2019 (reported decision) On 30 October 2019, Thailand’s Consumer Protection Board resolved to bring a civil case against Quality Houses over alleged damage and repair costs arising from subsidence at the Laddarom–Pinklao housing project; the retrieved report records the decision to prosecute but does not report a final judgment or outcome.
  • REGULATORY May 2018 (court judgment); 30 September 2021 (government inspection); 9 May 2022 (report) Residents of the Laddarom–Pinklao project alleged continuing non-compliance with approved infrastructure and wastewater arrangements; the report states that the Supreme Administrative Court had ordered the provincial land-allocation committee in May 2018 to require Quality Houses to correct the works within 60 days, while a later government inspection found treated effluent samples within legal standards and reported no illicit wastewater discharge at the inspection.
  • RISK Reported 9 May 2022; the court judgment was issued in May 2018 and the alleged non-compliance was described as continuing to the report date. Laddarom Pinklao, developed by Quality Houses Public Company Limited, remained the subject of a documented unresolved infrastructure/wastewater dispute: residents alleged the estate’s treatment ponds had been out of service since early 2019 and that the company had not complied with a May 2018 Administrative Supreme Court judgment ordering corrective work within 60 days; the provincial land office reported that an inspection found no illicit discharge at the inspection time and that water-test results were within standards, so the continuing extent of the problem is disputed.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 4 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date.

9.5/ 10

PropertyHub’s building-specific aggregate of 4.9/5 from 14 project reviews is the only published rating located and therefore sets the level; using the stated conversion curve, 4.9/5 maps to 9.5/10. The evidence supports a high living score, but it does not publish a separate score or sufficiently specific resident evidence for structure.

+ MRT access+ Nearby Central Westgate+ High-rise views+ Swimming pool and fitness facilities+ 24-hour security and CCTV

no notes returned

no links returned

The published review material is strongly positive but largely location- and marketing-oriented rather than resident operations reporting. Visible comments praise the building as “คอนโดตึกสูงวิวสวย” and emphasize that it is only 90 m from MRT Sam Yaek Bang Yai and 800 m from Central Westgate; the project information also lists pools, fitness, 24-hour security and CCTV.

8.8/ 10

The Google Reviews/Maps aggregate of 4.5/5 from 43 reviews is the anchor, converting to 8.5/10 under the specified curve. The reviewed excerpts add recurring praise for direct BTS access and luxury facilities, with no recurring complaint or structural failure reported; the available evidence is much stronger for living quality than for building systems.

+ Direct BTS access+ Luxury facilities+ Friendly staff+ High-end ambience

no notes returned

no links returned

The published reviews describe a strongly positive day-to-day impression: one reviewer called Q1 a “truely hidden gem condo” with “direct access to BTS train,” “lux” and “friendly staffs,” while another praised its “Very Luxury facilities.” The only operational reservation visible in the reviewed excerpts was a 4/5 comment saying, “I don’t see any details” for a 10-day rental enquiry; that is a short-stay information complaint, not evidence of resident-management failure.

Trip.com 8.5/10, 9/10, 9.2/10, 9.2/10 · no review count · us.trip.com
Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.

Trivago has the largest reported review base and its published 8.4/10 guest rating sets the level; under the supplied guest-rating conversion this is 6.8/10. Trip.com's higher 9.0/10 result is a material dissent but has a much smaller base, while the written themes support a mixed-to-positive guest experience rather than a structural score.

+ Clean rooms+ Comfortable beds+ Well-maintained pool and water facilities+ Spacious rooms reported by some guests
− Small rooms or bathrooms− Poor bathroom ventilation / odor− Air-conditioning complaints− Dark corridor reported
+ Helpful staff+ Family-friendly water park+ Large, well-kept pool+ Good housekeeping and cleanliness+ Helpful shuttle and parking
− Long elevator waits− Peak-period crowding− Slow check-in / checkout during busy periods− Remote location− Inconsistent breakfast

Reviews generally describe rooms as clean and functional, with one guest saying the room was beautiful and clean and another praising the water facilities as excellent. Counterevidence includes reports of tiny rooms, poor bathroom ventilation causing odor, weak air-conditioning, and a dark corridor; these are guest observations rather than an engineering inspection.

Guests repeatedly praise the family facilities and staff: The hotel staff were very helpful, while the pool and water park are frequently described as highlights. Daily operations are less smooth at busy times: reviews cite long elevator queues, overcrowding and a 40-minute check-in wait, while breakfast feedback ranges from excellent to very mediocre.

Only buildings that have reached handover are rated. 0 of 3 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

LEGAL 30 October 2019 (reported decision)
On 30 October 2019, Thailand’s Consumer Protection Board resolved to bring a civil case against Quality Houses over alleged damage and repair costs arising from subsidence at the Laddarom–Pinklao housing project; the retrieved report records the decision to prosecute but does not report a final judgment or outcome.
REGULATORY May 2018 (court judgment); 30 September 2021 (government inspection); 9 May 2022 (report)
Residents of the Laddarom–Pinklao project alleged continuing non-compliance with approved infrastructure and wastewater arrangements; the report states that the Supreme Administrative Court had ordered the provincial land-allocation committee in May 2018 to require Quality Houses to correct the works within 60 days, while a later government inspection found treated effluent samples within legal standards and reported no illicit wastewater discharge at the inspection.
RISK Reported 9 May 2022; the court judgment was issued in May 2018 and the alleged non-compliance was described as continuing to the report date.
RISK Published 4 July 2015; underlying customer complaints were described as preceding that report.
Laddarom Chaiyaphruek–Chaengwattana, a Quality Houses project, was reported in 2015 to have homes with extensive mould (“ขึ้นราทั้งหลัง”); this is an older material construction-quality failure, but the retrieved evidence does not establish whether the issue was subsequently resolved.
