In Ryan Willis v. Rainier Management Ltd. and Baustin Oak Park Ltd., a jury found Rainier 85% responsible (and Baustin Oak Park 15%) after a tree fell on Willis while he was walking on a pedestrian pathway; the jury awarded damages including $275,000 for past pain, $1.65 million for future pain, $393,121 for future medical expenses and $2.4 million for future physical impairment. The defendants argued Willis was a trespasser and that the tree fall was an act of God; the source reports no gross-negligence award. The matter was later the subject of an appeal filed in January 2026, and the source retrieved does not report the appeal's resolution.
