AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. Upkeep and response — belongs to whoever runs the building now. From 4 of 4 rated buildings here and 59 in the market.
The market here is Saudi Arabia: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Reported February 13, 2026; the alleged pause was said to concern the end of 2026 and is therefore a future commitment as of October 8, 2026. AFP reported that sources said RSG’s Phase Two construction would be paused because operating costs exceeded revenues and that the Public Investment Fund was reevaluating the project; RSG denied that it was downsizing, said Phase Two was being delivered in sequence, and described itself as in strong operational and commercial shape. This is a reported allegation, not an established default or insolvency finding.
  • DELIVERY DELAY Reported November 11, 2025; the underlying missed 2023 target was observed by November 2023. A project tracker reported that all 16 Phase One hotels were originally due to open by the end of 2023, but only one was open by November 2023; other resorts opened in 2024 and overall delivery was described as slightly behind schedule, with Phase Two likely to face delays.
  • SAFETY / LABOUR Reported December 4, 2024; interviews and research conducted during 2023–2024. Human Rights Watch reported interviews indicating that workers supplied to Red Sea Project sites paid recruitment fees, were subject to restricted job mobility, and in one account received SAR 800 rather than the promised SAR 1,400 and no overtime benefits; the report concerned contractors or manpower suppliers linked to the project and did not establish that RSG itself directly employed or committed each alleged violation. HRW said it contacted RSG in November 2024 and recorded no response in the report.

The market here is Saudi Arabia: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 7 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

ADRENAThe Red Sea
10.0/ 10
—/ 10
10.0/ 10

The largest published review set is Google Reviews/Maps, where ADRENA is listed at 5.0/5 from 27 guest reviews; under the stated curve, 5/5 converts to 10. The reviews repeatedly praise staff, organization, safety and cleanliness, but ADRENA is identified by the developer and listing as an adventure/recreation district, not a residential building, so no structure score is assigned and the residential interpretation remains uncertain.

+ friendly staff+ attentive lifeguards+ professional organization+ positive atmosphere+ security professionalism
− guest evidence only− not a residential building
Not found in sources: no recurring negative theme found · no resident management evidence · no resident amenity evidence

The published reviews describe ADRENA as a recreation and adventure venue rather than a residential building. Guest feedback is strongly positive: reviewers mention “warm welcome, genuine smiles,” professional organization, feeling safe, cleanliness and staff who were “polite and kind”; the listing also records a 5.0/5 aggregate from 27 reviews.

9.5/ 10

The Google aggregate of 4.8/5 from 25 reviews is the largest published rating located and sets a guest-experience anchor of 9.2/10 under the stated guest-rating curve. The score is limited to hospitality evidence: the written and editorial reviews consistently praise staff, activities, spa and atmosphere, while no published structural review evidence was found.

The published guest material describes a quiet, highly programmed wellness stay: What’s On called the atmosphere “grounding and restful,” while the activities were “easily one of our favourite parts.” LIST praised staff for “quiet, synchronised precision,” and a Tripadvisor reviewer highlighted “very attentive” instructors, the salt room and hydrafacial. These are hospitality reviews of a newly opened resort, not evidence of a long-term residential management experience.

Four Seasons Resort and Residences Red Sea at Shura IslandShura Island180 units
8.4/ 10
—/ 10
8.4/ 10

Booking.com supplies the largest published review base at 28 reviews and its 9.2/10 guest score converts to 8.4 under the specified guest-rating curve. Google’s 4.7/5 score is consistent rather than materially divergent, while the written reviews and editorial reviews add positive lifestyle context but no recurring complaint theme or structural evidence that would move the anchor.

+ Lively lobby+ Seamless check-in+ Three pools+ Long beach+ Broad activity offering
− Remote island setting− Long internal distances− Some facilities still opening− High nightly rates− Limited surrounding infrastructure

no notes returned

Published stay reviews describe a strongly positive guest experience: the lobby was “alive and vibrant,” check-in was “seamless,” and the resort offered three pools, a 1.3-kilometre beach, spa facilities and extensive water and land activities. The independent review also calls the property a “reset worthy of the name,” while noting that Vivi was still “soon-to-be-opened”; these are guest-stay observations, not evidence of a resident management record.

Four Seasons Resort and Residences AMAALA at Triple BayTriple Bay, AMAALA228 units
8.2/ 10
7.4/ 10
Tripadvisor 5/5 · 1 review · tripadvisor.com.au
Tripadvisor publishes 5/5 from 1 review. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 7.4.
7.4/ 10
Tripadvisor 5/5, 5/5, 5/5, 5/5 · 1 review · tripadvisor.com.au
Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.4.

Hotwire supplies the largest published review base found, but it is only two guest reviews, so the 5/5 anchor is constrained to within one point of 6.5 under the rule for aggregates below ten reviews. Tripadvisor independently reports 5/5 from one guest and matching 5/5 aspect ratings, with no recurring negative or positive theme meeting the repetition threshold; the result is therefore evidence-limited rather than a resident-quality verdict.

+ New purpose-built resort+ Well-finished rooms+ Large room layouts+ Accessible room features
Not found in sources: No failure reported · No leak reports published · No plumbing complaints published · No HVAC complaints published · No electrical complaints published · No lift complaints published
+ Exceptional service+ Attentive staff+ Strong beach experience+ Extensive wellness amenities+ Family-friendly programming
− Very small review base− Large spread-out resort− Some facilities future-dated
Not found in sources: No resident reviews found · No recurring complaints found

The available review evidence is thin but positive: Tripadvisor published 5.0/5 for Rooms from one guest, while the written review described the resort as beautiful and praised the spa as “beautiful and fully equipped.” Independent reviews describe a June 2026 purpose-built opening with 202 rooms and modern room finishes, but do not provide engineering-condition testing or recurring infrastructure complaints.

The only readable Tripadvisor guest review said service “genuinely exceeds anything we have experienced at any hotel in the world,” and praised the beach, clear swimming water, staff, breakfast, food, spa, kids’ club and buggy service. Condé Nast Traveller likewise described five pools, six dining venues and a substantial spa, while noting the resort is large and spread out and that some watersports facilities were due to be added later; these are guest/short-stay observations, not evidence of a resident community’s long-term experience.

Only buildings that have reached handover are rated. 4 of 8 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Risks

Risk flags

6 found
FINANCIAL DISTRESS Reported February 13, 2026; the alleged pause was said to concern the end of 2026 and is therefore a future commitment as of October 8, 2026.
DELIVERY DELAY Reported November 11, 2025; the underlying missed 2023 target was observed by November 2023.
A project tracker reported that all 16 Phase One hotels were originally due to open by the end of 2023, but only one was open by November 2023; other resorts opened in 2024 and overall delivery was described as slightly behind schedule, with Phase Two likely to face delays.
SAFETY / LABOUR Reported December 4, 2024; interviews and research conducted during 2023–2024.
DELIVERY DELAY Original commitment: end of 2023; status reported November 11, 2025 and current portfolio status accessed for October 8, 2026
The Red Sea destination’s Phase One was reported behind its original delivery commitment: 16 hotels were planned to open by the end of 2023, but only one was open by November 2023; later openings occurred in 2024–2025, with the remaining properties still being delivered as of the October 8, 2026 research date.
DELIVERY DELAY 2024 commitment for first guests in 2025; first guests welcomed June 15, 2026
AMAALA, developed by Red Sea Global, missed the earlier expectation to welcome its first guests in 2025; Red Sea Global instead opened the destination’s first resort in June 2026, while additional Phase One resorts remained scheduled to open later in 2026, so the delay is documented but the destination is not abandoned.
DELIVERY DELAY Reported February 13, 2026; alleged pause/stoppage described as occurring at the end of 2026
Sources familiar with Red Sea Global’s Red Sea programme told AFP that Phase Two construction had been paused or would stop at the end of 2026 amid spending and operating-cost concerns; Red Sea Global denied a downsizing and said Phase Two was proceeding through sequencing, approvals and commercial structuring, so this remains a qualified, disputed stall report rather than an established cancellation.
