Risks & source coverage

  • PROJECT CANCELLED Late December 2022; reported February 27, 2023 (updated March 1, 2023) Mosaic Village, a planned 24-unit co-housing project for which the group had hired RNDSQR and obtained a development permit, was shut down in late December 2022 after the group could not secure sufficient commitments and the project became too expensive; RNDSQR co-founder Alkarim Devani said the project was not moving forward, and the organizers were considering how to return remaining funds.
  • PROJECT CANCELLED September 4, 2019 RNDSQR changed Courtyard 33 from a planned ownership-oriented project to a rental building; the company said prior buyers' deposits had been returned and they would no longer own units in CY33, while the company gave only an anticipated early-2021 rental-readiness date with a flexible timeline.
  • DELIVERY DELAY City update March 2025; original construction/opening commitment 2023/2024, later timeline Q2 2025 Inglewood Station, a Calgary mixed-use fire-station development for which RNDSQR Ltd. was the City’s development partner, is on hold after the parties failed to agree on land-sale conditions; the City says the alternative delivery approach will delay the project and construction originally targeted for Q2 2025 remains TBD.

The market here is Canada: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

RentCafe 3.5/5 · 4 reviews · rentcafe.com
RentCafe publishes 3.5/5 from 4 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 6.1.
7.1/ 10
RentCafe 4/5, 4/5, 4/5, 5/5, 4.5/5 · 4 reviews · rentcafe.com
Combined from 5 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.1.

RentCafe’s building-specific resident aggregate of 4.0/5 from four reviews sets the anchor at 7.0/10 under the stated conversion curve; because the review base is under ten, the score remains within one point of 6.5. The 3.5/5 maintenance sub-score supports a lower structure indication, while the mostly favourable written feedback and no qualifying recurring or severe failure produce no further adjustment.

+ Responsive management+ Strong location+ Positive resident tone+ Good noise rating
− Outside grounds maintenance− Maintenance score below other sub-scores

The only published physical-condition indicator located is RentCafe’s maintenance sub-score of 3.5/5. The written reviews did not report leaks, flooding, lift failures, HVAC problems, plumbing failures or other serious structural or systems defects.

Resident feedback is mostly positive: one resident wrote “Great place so far, justn moved in but very nice,” another said the rental board was “Pleasant” and willing to work with them, and another called the location “amazing.” The principal operational criticism was that landlords “could do better with outside maintenance of the grounds,” while RentCafe published 4.0/5 for staff, 4.0/5 for amenities, 5.0/5 for location and 4.5/5 for noise.

Courtyard 33Marda Loop, Calgary63 units
4.3/ 10
3.2/ 10
3.7/ 10

The building-level Google aggregate of 3.1/5 from 21 reviews sets the anchor, converted to approximately 4.2/10 under the stated curve. Serious reported elevator and security problems and recurring management/maintenance complaints move the result down, while repeated praise for the newer management team prevents a further reduction. The evidence is mixed and time-sensitive: the strongest positive comments are from 2025, while several serious complaints date from 2022–2024.

+ Functional unit layouts+ Double-glazed windows+ In-suite controlled air-conditioning+ Keypad door locks
− Persistent HVAC squeal− Reported elevator malfunction and drop− Reported design/workmanship issues
+ Recent management responsiveness+ Cleanliness+ Helpful property manager+ Functional layouts+ Walkable location
− Earlier slow communication− Reported security breaches− Broken garage doors− Unfriendly resident events− Management changes and inconsistency

Resident feedback includes a serious elevator complaint: “It has also dropped while I’ve been in it,” with the reviewer saying the issue remained unresolved. Another resident reported HVAC noise “like a high pitch tea kettle non stop the entire time” despite numerous complaints; a separate review cited design and workmanship issues. The developer describes double-glazed windows and controlled air-conditioning, but those are specifications rather than independent condition ratings.

Daily-life feedback is mixed and appears time-dependent. Recent reviews say the new manager is “quick with responding and handling everything” and describe the property as “nice and clean,” while earlier reviews report that management took days to respond and weeks to arrange maintenance, including “Extremely bad security” and repeated garage-door failures. The location and layouts receive praise, with one resident calling the experience great overall and noting nearby shops, groceries and transit.

Only buildings that have reached handover are rated. 8 of 10 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

PROJECT CANCELLED Late December 2022; reported February 27, 2023 (updated March 1, 2023)
Mosaic Village, a planned 24-unit co-housing project for which the group had hired RNDSQR and obtained a development permit, was shut down in late December 2022 after the group could not secure sufficient commitments and the project became too expensive; RNDSQR co-founder Alkarim Devani said the project was not moving forward, and the organizers were considering how to return remaining funds.
PROJECT CANCELLED September 4, 2019
RNDSQR changed Courtyard 33 from a planned ownership-oriented project to a rental building; the company said prior buyers' deposits had been returned and they would no longer own units in CY33, while the company gave only an anticipated early-2021 rental-readiness date with a flexible timeline.
DELIVERY DELAY City update March 2025; original construction/opening commitment 2023/2024, later timeline Q2 2025
Inglewood Station, a Calgary mixed-use fire-station development for which RNDSQR Ltd. was the City’s development partner, is on hold after the parties failed to agree on land-sale conditions; the City says the alternative delivery approach will delay the project and construction originally targeted for Q2 2025 remains TBD.
PROJECT CANCELLED Project shutdown late December 2022; reported March 1, 2023
Mosaic Village Cohousing in Bowness was shut down in late December 2022 and is no longer moving forward after the project team could not secure sufficient buyer commitments and a construction loan; RNDSQR was the hired Calgary developer.
PROJECT CANCELLED Partnership dissolved earlier in 2023; replacement partnership reported November 3, 2023
The planned RNDSQR–CMLC redevelopment of Calgary’s David D. Oughton school site was abandoned as an RNDSQR partnership: CMLC reported that the parties mutually dissolved the partnership in 2023 and proceeded with Attainable Homes instead; the replacement project later advanced, so this is resolved history rather than an active RNDSQR failure.
