AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Reported October 20, 2020; alleged conduct included the December 2019 purchase. Incline Capital filed a New Jersey legal complaint alleging that Rose Associates breached a nondisclosure/non-solicitation arrangement, negotiated in bad faith, made material misrepresentations and defrauded Incline in connection with the 57 Alexander Street apartment project; Rose said the claims were completely without merit and that it would dispute them, and no trial date had been set when reported.
  • LEGAL Court decision December 19, 2024; underlying tenant allegations concerned events in 2020–2021. Tenants sued Rose Associates, the building manager, alleging race- and sexual-orientation-based discrimination and retaliation; on December 19, 2024, the court dismissed the discrimination causes of action but denied summary judgment on the remaining retaliation claims, leaving those claims for further proceedings rather than finding discrimination proven.
  • DELIVERY DELAY 2022-10-31 commitment; status reported 2025-11-24 and 2026-04-22/06-18 Westchester Crossing, the former United Hospital redevelopment led through Boston Post Road Owner LLC by Rose Associates, BedRock Real Estate Partners and later Rafferty Real Estate, was announced for construction in 2023 but vertical construction had still not begun by 2025; infrastructure construction finally broke ground in April 2026, with the first building now targeted for 2028 and infrastructure completion in 2027.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

The 4.6/5 building rating from 30 reviews sets the level, converting to 8.8/10 under the stated curve. The review excerpts repeatedly praise amenities, views and staff, while the only negative operational comment located is a dated, single StreetEasy discussion about construction noise and management response; no current structural score or resident-maintenance rating was found.

+ Extensive amenities+ Panoramic views+ Friendly staff+ Cordial security+ Positive resident community
− Construction noise during the development period− Management reportedly unhelpful with construction-noise issue

no notes returned

The published place reviews describe unusually extensive amenities and repeatedly praise the views, people and staff; one reviewer wrote, “amazing staff and we love it here!” Another called security “strict ... but cordial.” A StreetEasy discussion praised “Friendly service and staff” and the location, but said heavy construction noise was not ideal for families and that management was not helpful in managing it; that is old, dated commentary rather than evidence of the current position.

Google Reviews/Maps provides the only applicable published building aggregate found: 5/5 from 9 reviews. Because the anchor has fewer than 10 reviews, the score is kept within one point of 6.5 and set at 7.5, with positive review themes supporting the upper bound; structure remains unscored because no published structural/system rating was found.

+ Modern apartments+ Well-maintained apartments
+ Responsive maintenance+ Friendly professional staff+ 24/7 doorman and safety+ Rooftop views+ Strong amenities
− Delayed elevators− Amenity guest restrictions− No pool/cooler amenities

The published reviews contain limited physical-systems evidence, but one Google review describes the apartments as “modern and well-maintained.” No published review located here reports flooding, leaks, HVAC, plumbing, electrical or other serious structural failures; the separate resident forum comment concerns delayed elevators rather than a reported prolonged outage or structural defect.

Residents repeatedly praise the staff: one wrote that they “couldn't be nicer” and “truly listen and try to help,” while another called the concierge staff “friendly and efficient.” A resident forum post says the doorman feels safe and maintenance “responds within an hour,” but also reports that the two elevators are “often delayed,” limits on amenity-space guests, and a wish for a pool or cooler amenities.

Combined from 2 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.5.

Apartment Ratings’ 4.7/5 aggregate from 32 resident reviews sets the level; using the requested market-style conversion, 4.7/5 is approximately 9.1/10 before commentary. Positive themes offset the security/access and maintenance warnings, producing 8.5/10 for living experience; no independent structure score is assigned because the available structural evidence is commentary rather than a qualifying structure rating.

+ Well-maintained building+ Clean common areas+ Well-kept grounds+ 10/10 apartment finishes
− Maintenance delays reported− Basement construction noise− Entrance flooring needs refresh− Dog-run cleaning concerns
+ Professional and responsive staff+ Strong concierge service+ High-quality amenities+ Frequent community events+ Convenient location and transit
− Access-control/security concerns− Some delayed maintenance− Basement construction disruption− No community pool− Pet-related fees

Residents described the building as “very well maintained,” “super clean,” and said the apartment finishes and “look and feel” were “10/10.” Countervailing physical-condition comments included unresolved maintenance issues, “massive drilling and construction in the basement,” and a request to refresh the front-entrance flooring; no resident review reported flooding, major system failure, or a structural collapse.

Residents commonly praise the “top notch” staff, clean amenities, rooftop, gym and community events; one described the building as feeling like “home,” and another called the staff “extremely prompt and professional.” The main operational warnings are that unauthorized people could reach residential floors, “reduced security measures” no longer felt safe to one resident, and another reported maintenance issues unresolved “for quite some time.”

The building-level Google aggregate of 4.3/5 from 102 reviews sets the level and converts to 7.9/10 under the specified curve. The reviewed commentary is predominantly positive about amenities, upkeep and staff, but recurring noise and management-enforcement complaints produce a small net adjustment to 8.0; no structural score is assigned because no resident structural or systems rating was published.

Residents praised the daily experience as well maintained and amenity-rich: one said the pool was “always well maintained,” while another described staff as “super attentive and responsive” and the amenities as “top notch.” Negative feedback is narrower but material: a reviewer reported recurring upstairs noise and said “Management does nothing,” while another described loud courtyard music, weak rule enforcement and concern about groceries being stolen behind doors.

7.0/ 10

The largest published review base located was the place listing at 4.0/5 from 3 reviews, which converts to 7.0/10; because no rating has at least 10 reviews, the result remains within one point of 6.5. The available commentary is broadly favorable but includes spotty front-desk service and hallway-clutter complaints, without a qualifying recurring or severe theme to move the anchor.

+ Friendly staff+ Warm community atmosphere+ Innovative amenities+ Clean living spaces+ Responsive leasing support
− Spotty front-desk service− Busy during peak hours− Hallway clutter

no notes returned

CityRealty’s resident commentary describes an “exceptionally friendly” staff, a “warm community atmosphere,” “innovative amenities,” and “clean” and “comfortable” living spaces, while noting “spotty front desk service” and that the building can feel “busy” at peak hours. A separate former-tenant review called it “Extremely high end living,” but complained about “strollers and shoes in the hall”; the 2025–2026 place reviews praised the team’s “support and professionalism” during apartment searches.

Hamilton CrossingDowntown White Plains, White Plains468 units
6.4/ 10
5.0/ 10
6.2/ 10

The 4.2/5 aggregate from 91 reviews is the largest published review base and converts to a 7.0 anchor. The score is pulled down by serious and recurring reports of leaks, mold, noise, pests and delayed or inadequate responses, partly offset by repeated praise for staff, maintenance, amenities and finishes. The evidence is mixed and includes both older opening-phase complaints and reviews through 2026, so the current condition of the reported defects cannot be confirmed from reviews alone.

+ Attractive finishes+ High ceilings+ Well-maintained amenities+ New appliances+ Fast repair reported for one bathroom leak
− Roof and ceiling leaks− Mold and condensation− Insufficient window insulation− Electrical-usage concerns− Early construction defects
+ Responsive leasing staff+ Professional concierge+ Fast maintenance response+ Rooftop pool and fitness amenities+ Convenient location
− Persistent impact noise− Reported mice− Unresolved management complaints− Unannounced apartment entry alleged− Amenity delays during opening

Structural feedback is mixed and includes serious resident allegations: one reviewer described “three separate spots where water is leaking from the roof,” while another reported mold from cold windows, a ceiling leak that continued after repainting, and unusually high electricity usage. Countervailing reviews describe “beautiful finishes,” high ceilings and a bathroom leak repaired “rather quickly,” but the newer complaints mean current physical-condition status remains uncertain rather than established as resolved.

Daily-life reviews praise staff and amenities: residents call the concierge “terrific,” say maintenance is “extremely responsive,” and describe the gym, rooftop pool and quiet apartments positively. Other residents report being woken “every single night” by upstairs noise, mice and repeated entry without notice, while an early review said the living conditions did not match management’s promises; the evidence is therefore materially mixed and partly historical.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 5.9.

Google Reviews/Maps provides the largest review base with a published 3.9/5 building rating from 44 reviews, converting to approximately 6.7/10 under the requested curve. Repeated praise for staff, amenities and location is counterbalanced by smoke/noise complaints and serious but less frequent reports involving utilities, leaks and package security, producing a modest downward adjustment to 6.2 overall; structure is lower because the reported systems and leak failures are not captured by a dedicated aggregate rating.

+ Well-kept units+ High-quality apartments+ Central A/C+ In-unit washer/dryer+ Impressive views and natural light
− No hot water and brown water reported− No heat/AC reported− Bathroom leaks with prolonged repair− Smoke through shared ventilation− Thin walls/noise reported
+ Responsive staff+ Friendly doormen and concierge+ Rooftop and gym praised+ Resident community+ Excellent transit/location
− Unresolved cigarette smoke− Package theft concerns− Surprise fees/cost-cutting complaint− Gym considered underwhelming by one reviewer− Safety and pest concerns reported

Resident reviews describe attractive, high-floor apartments with “incredible views and natural light,” central A/C and in-unit laundry. However, one 2023 review reports “at least a week's worth of days” without hot water, brown water, or heat/AC, while an earlier review says a bathroom leak left a shower ceiling torn for “a month and a half.”

Most published resident feedback praises the “attentive, friendly and helpful management,” doormen, gym, rooftop and community, and one reviewer said staff “made it feel like home.” The counterevidence includes multiple complaints about smoke entering through shared ventilation, a report of multiple package thefts with unhelpful management, and a 2023 review alleging surprise fees, cost-cutting and a garbage-room fire.

Only buildings that have reached handover are rated. 0 of 7 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

5 found
LEGAL Reported October 20, 2020; alleged conduct included the December 2019 purchase.
LEGAL Court decision December 19, 2024; underlying tenant allegations concerned events in 2020–2021.
DELIVERY DELAY 2022-10-31 commitment; status reported 2025-11-24 and 2026-04-22/06-18
Westchester Crossing, the former United Hospital redevelopment led through Boston Post Road Owner LLC by Rose Associates, BedRock Real Estate Partners and later Rafferty Real Estate, was announced for construction in 2023 but vertical construction had still not begun by 2025; infrastructure construction finally broke ground in April 2026, with the first building now targeted for 2028 and infrastructure completion in 2027.
DELIVERY DELAY 2023-05/09 commitments; completion/operation reported in 2024
Hamilton Crossing at 440 Hamilton Avenue, developed by Rose Associates through 440 Hamilton Developer LLC, missed the May 2023 occupancy and September 2023 completion targets after the developer reported subcontractor delays and material-cost increases; later marketing and property records indicate the 468-unit project was completed and operating in 2024, so this is a historical delay rather than an active non-delivery.
PROJECT CANCELLED 2016-07-15
The planned four-floor Spotted Pig restaurant at Rose Associates’ 70 Pine Street conversion was cancelled when the restaurateurs and building owner ended their collaboration because the concept was not economically viable; the article said Rose still intended to feature a restaurant, so this finding concerns the cancelled restaurant project, not the completed residential conversion.
