Resident experience

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • FINANCIAL DISTRESS Reported September 5, 2025; loan maturity was expected in November 2025. Rudin-controlled 32 Sixth Avenue’s $425 million mortgage was transferred to special servicing because of an “imminent maturity default”; Rudin said it requested the transfer to negotiate a modification and remained current on loan payments, so this was a reported maturity/default risk rather than a reported completed foreclosure or payment default.
  • SAFETY / LABOUR Incident July 28, 2025; lawsuit filed December 15, 2025; status reported July 28, 2026 as ongoing litigation. After the July 28, 2025 mass shooting at Rudin-owned 345 Park Avenue killed four people, the widow of slain NYPD officer Didarul Islam sued Rudin alleging that the building lacked adequate weapon detection, barriers, active-shooter drills and coordinated notification systems; Rudin denied the allegations and argued that Islam assumed the risks and that comparative/contributory negligence applied.
  • LEGAL Reported March 20, 2023; the complaint was filed in March 2023 and the reported status at that time was pending. Solstice Residential Group sued Rudin Management and the subsequent 55 Broad Street owners to stop an office-to-residential conversion, alleging that the conversion violated its lease and would severely disrupt its business; it also alleged that asbestos removal could create an imminently hazardous condition, while the buyer said renovation work would comply with applicable law and lease terms.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Dock 72 — lobby phaseBrooklyn Navy Yard, New York
8.7/ 10
—/ 10
8.7/ 10

The largest reported review base is Google Reviews/Maps at 4.5/5 from 96 reviews, which converts to 8.5/10 under the specified curve. The written feedback is mostly positive about space, views, cleanliness and staff, supporting a modest upward commentary adjustment; no published structural rating was found.

+ Modern Class A building+ Pristine condition reported+ Waterfront design+ Elevated lobby+ Main systems above floodplain
+ Spacious common areas+ Waterfront and skyline views+ Helpful staff reported+ Clean and orderly+ Food hall, café and wellness amenities
− Isolated location− Limited nearby restaurants− Some access/support problems− One rude-security complaint− Pricey/limited food options

Published reporting describes Dock 72 as a modern, 2019-built Class A building, while one review called it “pristine, modern, with beautiful views.” The 2019 construction report says the lobby was built eight feet above grade and the main systems were placed on the second floor, 19 feet above the floodplain; these are design and construction observations, not evidence of a current defect.

Reviews repeatedly praise the spacious, bright workplace, waterfront views, clean common areas and helpful staff: one called it “the best WeWork in Brooklyn,” and another said the front desk was “chill and helpful.” The negative feedback is uneven but specific: one reviewer described rude security, another reported unanswered support for nearly two weeks, and another said the site lacked nearby restaurants and was difficult for visitors coming from Manhattan.

3 Times Square — major renovation and capital improvementsMidtown Manhattan, New York
8.5/ 10
—/ 10
4.8/ 10
Tagvenue 4.8/10 · 3 reviews · tagvenue.com

LocalGuideWorld’s building-specific 4.5/5 aggregate from 21 reviews sets the level and converts to 8.5/10 under the requested curve. No recurring complaint or praise theme met the reporting threshold, and the Tagvenue guest rating is below the anchor threshold and therefore does not move the score.

+ Major renovation finalized in 2025+ New triple-height glass-walled lobby+ Renovated destination-dispatch elevators+ Touchless entry security+ No open building violations reported
+ Excellent staff+ Beautiful lobby+ Very reactive and welcoming event team+ Quiet lobby transition from Times Square+ Tenant dining, lounge and event amenities
− One event review reported poor communication

Published project material describes significant structural interventions, renovated destination-dispatch elevators and touchless entry security; Rudin says the capital-improvement plan was finalized in 2025. The latest public-record page reports zero open violations and no heat or hot-water complaints in the reviewed period, but those are records rather than resident engineering reviews; the only directly read building review calling out physical condition said “beautiful lobby.”

The written material is predominantly positive: one reviewer wrote “Excellent Staff, beautiful lobby,” while a verified Tagvenue review said the team was “very reactive and welcoming” and praised a “lovely and very communicative” event manager. The evidence is office and event-user feedback rather than residential-tenancy reviews, and one event reviewer reported “Very poor communication.”

Pratt Institute MFA facilities at Dock 72 — third-floor fit-outBrooklyn Navy Yard, New York
8.5/ 10
—/ 10
8.5/ 10

The 4.5/5 Google aggregate from 96 reviews sets the level and converts to 8.5/10 under the requested curve. The 4.2/5 WeWork result is directionally consistent and does not differ by more than one converted point. Pratt-specific material confirms that the third-floor fit-out opened in September 2024 and is described positively by students, but it is not a separate published resident rating.

+ Waterfront skyline views+ Natural light+ Spacious common areas+ Helpful staff+ Well-stocked kitchens
− Inconsistent staff responsiveness− Access/QR-code problems− Limited nearby food options− Difficult public transport− Outdoor seating/accessibility frustration

no notes returned

no links returned

Published reviews describe Dock 72 as spacious, bright and inspiring: one reviewer praised the “huge windows” and “gorgeous” skyline views, while another said the space was “always clean and orderly.” Operational feedback is mixed: reviewers praise helpful staff, but others report “unhelpful and disinterested” staff, recurring QR/card-access problems, and a location that is difficult to reach and short on nearby food options.

345 Park Avenue — lobby and concourse renovationMidtown Manhattan, New York
8.2/ 10
—/ 10
8.2/ 10

The largest published review aggregate is 4.4/5 from 288 reviews, which converts to 8.2/10 under the specified curve. The accessible written sample is strongly positive and contains no recurring complaint theme that warrants an additional adjustment, while the engineering material supports systems-renovation facts but does not publish a separate structure rating.

+ New electrical systems+ New HVAC+ New plumbing risers+ New elevators+ New lobby
+ Modernized lobby+ State-of-the-art elevators and turnstiles+ Concierge and security+ Safe and accessible+ Meeting and dining amenities

The project description reports new electrical systems, HVAC, plumbing risers, elevators, windows, restrooms and lobby while preserving the classic shell. The available review evidence specifically praises the “state of the art elevators and turnstiles”; no reviewer reported leaks, flooding, structural failure or other physical-system problems.

The published reviews describe a “new modernized lobby with state of the art elevators and turnstiles,” and another calls the building “safe” and “accessible.” Additional reviews praise the meeting rooms, food service and calm Midtown office location; the available sample contains no recurring management or upkeep complaint.

Park View at 560 Lexington Avenue — sixth-floor amenity suiteMidtown Manhattan, New York
8.2/ 10
—/ 10
8.2/ 10

The Google Reviews/Maps aggregate of 4.4/5 from 51 reviews sets the level; applying the stated market conversion curve gives an 8.2/10 anchor. The sampled comments include both positive operational feedback and minor complaints, but no recurring qualifying failure or independently corroborated theme was established, so no commentary adjustment is applied. The Park View suite was officially promoted as complete by September 17, 2026, but independent post-completion resident-style review evidence remains limited.

+ Efficient service+ Pleasant office space
− Congested surroundings− Some tired finishes

no notes returned

no links returned

The available building-level review page reports 4.4/5 from 51 reviews, with sampled comments including “I was able to get business done efficiently” and “Nice office space.” Other sampled feedback is less positive about the immediate setting, describing a “Very congested Avenue and dangerous too,” while a separate comment calls the Starbucks area “a little tired.” The Park View amenity-suite material is primarily promotional and describes tenant-only conference rooms, café/pantry, lounge, game room and indoor/outdoor terrace; it does not provide independent resident-style operating reviews.

80 Pine Street — repositioning, lobby and amenity programFinancial District, Manhattan, New York
7.8/ 10
—/ 10
7.8/ 10

The largest published review base located was the building-specific 4.4/5 from 21 reviews, producing a 7.9/10 anchor conversion. The 3.9/5 result from 15 reviews is a meaningful but smaller dissent, so the score is pulled down modestly to 7.8; the available written excerpts contain praise but no recurring operational or structural complaint.

+ Upgraded building systems and technology+ 20-passenger elevator modernization planned+ MERV 15 HVAC filtration+ 24/7 manned security, CCTV and card access
+ Positive lobby comments+ Helpful front-desk comment+ Newly designed lobby+ Indoor café and amenity space+ Landscaped 23rd-floor terrace

No resident review read reported a structural failure, leak, plumbing problem, HVAC failure or elevator outage. Published project material instead describes enhanced building systems, upgraded HVAC filtration and a planned elevator modernization; these are project specifications and commitments, not independent resident-condition reviews.

The available written feedback is favorable but thin and largely visitor- or office-oriented: one reviewer wrote “Nice lobby,” while another described the building as “Very beautiful” and said the front-desk person was “Prompt. And very helpful.” The published repositioning material describes a brighter lobby, concierge/video wall, café and amenity space, and a landscaped terrace; the Fogarty Finger page records completion in 2022, while some marketing pages still use future-tense language, so the status of every promised amenity is not independently confirmed as of October 15, 2026.

41 Madison Avenue — lobby and public-area renovationFlatiron District, Manhattan, New York
6.4/ 10
—/ 10
6.4/ 10

The largest located review aggregate is the 3.8/5 Google rating from 10 reviews for the Regus workspace at 41 Madison, which converts to 6.4/10 under the specified curve. The evidence is commercial-workspace feedback rather than residential occupancy feedback, and the available comments are mixed, so the score should be treated as a weak proxy for day-to-day living quality; no structure score is assigned.

+ Renovated lobby+ White marble flooring+ Pearlescent glass wall panels+ Energy-efficient LED ceiling+ Redesigned elevator cabs
+ Helpful staff+ Renovated lobby+ Business lounges+ Meeting rooms+ 24/7 security
− Unreliable Wi‑Fi− Windowless workspace− Claustrophobic workspace

Published project material describes a 2016–17 renovation with white marble flooring, pearlescent glass panels, a luminous LED ceiling, retained travertine elevator cores and redesigned elevator cabs. A specialist contractor records completion in 2017, while another project participant describes the extensive renovation as occurring in 2018; therefore the exact completion year is uncertain in the available evidence. No review source reported structural failure, leaks, plumbing, HVAC or electrical defects.

The small Google review set for the Regus workspace at 41 Madison is mixed: one reviewer said, “the staff is amazing,” while two excerpts criticize Wi‑Fi, including “Terrible WiFi. Kicks you off constantly.” The same material describes the lobby as newly refurbished and the workspace as having lounges, meeting rooms and 24/7 security, but these are commercial-workspace observations rather than resident reviews.

Only buildings that have reached handover are rated. 0 of 7 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

5 found
FINANCIAL DISTRESS Reported September 5, 2025; loan maturity was expected in November 2025.
SAFETY / LABOUR Incident July 28, 2025; lawsuit filed December 15, 2025; status reported July 28, 2026 as ongoing litigation.
LEGAL Reported March 20, 2023; the complaint was filed in March 2023 and the reported status at that time was pending.
SAFETY / LABOUR Charge filed February 7–8, 2023; dismissal July 9, 2025; denial letter March 3, 2026.
A worker filed an NLRB charge alleging that Rudin Management committed an unlawful discharge under NLRA §8(a)(3); the NLRB docket shows the charge was later dismissed, with subsequent appeals or requests denied, so the allegation was not established as a violation.
DELIVERY DELAY 2022-07-08 publication; four-year construction commitment (expected completion around 2026); status assessed 2026-10-15
415 Madison Avenue: Rudin Management (through 415 Madison Avenue LLC) began clearing the site in 2022 and reported that construction was expected to take four years, implying delivery around 2026; by the research date the project was still described as proposed/in the pipeline rather than completed, so completion was overdue against that reported timetable, although a revised completion date was not established.
