Resident experience

5 of 5 buildings rated · scale 1–10

AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

Upkeep and response — belongs to whoever runs the building now. From 5 of 5 rated buildings here and 27 in the market.
The market here is Kuwait: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • REGULATORY Inspection 29 September–17 October 2024; reported in the 2024 annual report dated 16 February 2025 (published 17 April 2025). During a Capital Markets Authority periodic inspection, the company was noted for delaying notification of an update to its Observers’ List, delaying disclosure of vital information, and providing a board-meeting agenda less than three working days in advance; the company explained the delays and the Authority directed it not to repeat the control notes.
  • FINANCIAL DISTRESS 2025; reported in the 2025 annual report published in March 2026. In 2025, the board approved increasing an existing Murabaha limit by KWD 20 million and restructuring the outstanding debt, and also approved restructuring a KWD 75 million Assima Real Estate credit facility for which Salhia acted as guarantor; the disclosed record describes restructuring, not a default or insolvency proceeding.
  • FINANCIAL DISTRESS 12 August 2026 disclosure. Salhia disclosed that it signed a KWD 20.01 million Tawarruq facility to settle a previous lease-option agreement and completed transfer of ownership of Extension Project Plot No. 1 after settling outstanding indebtedness arising from its acquisition; the disclosure reported no significant financial effect and does not state that the company defaulted.

The market here is Kuwait: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 4 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Combined from 9 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.8.

Booking.com has the largest disclosed review base among the directly read rating pages and sets the level at 9.2/10; under the requested guest-rating curve this converts to 8.4/10. Repeated written praise for cleanliness, spaciousness, mall access and staff supports a modest upward commentary adjustment, while the limited reception and airport-transfer criticisms do not meet the recurring-complaint threshold.

+ Clean and spacious common areas+ Helpful and friendly staff+ Direct mall access+ Fast room service+ Family-friendly atmosphere
− Some reception professionalism concerns− Airport-transfer privacy concern

Guest reviews repeatedly describe the property as “clean,” “spacious” and “well-maintained,” and praise staff as “extremely friendly and cooperative”; Booking.com’s guest categories report staff 9.3/10, facilities 9.3/10 and cleanliness 9.5/10. The main negative feedback located was limited to an Almosafer review saying receptionists “lack professionalism” and another asking for more privacy and prior disclosure when airport transport is shared; no recurring serious operational or structural failure was published in the material read.

The largest published review base is the Google/Maps aggregate of 4.5/5 from 1,100 reviews, which converts to 8.5/10 under the supplied curve. Tripadvisor’s 4.4/5 from 23 reviews is directionally consistent and does not differ by more than one converted point; the isolated operational complaints do not qualify as recurring themes under the specified adjustment rules.

− Slow elevators
+ Luxury brands+ Restaurants and cafés+ High-end atmosphere+ Well-maintained restrooms
− Slow elevators− Limited entrances during works− Confusing parking

The only directly reported systems issue in the reviews was accessibility: one March 2023 visitor said the elevators were “very slow” and abandoned them. No published review located for this specific complex reported leaks, flooding, HVAC, plumbing, electrical failure or other material structural damage; the owner’s 2025 annual report separately describes the ground-floor/mezzanine connection and new façades as executed works, while the wider expansion remains in design and approvals.

Visitors generally describe a high-end, established shopping environment: one review called it “a beautiful complex” with luxury international brands and restaurant service, and another praised its “wide selection of restaurants and cafes.” Operational criticisms were limited but included two usable entrances during outside construction, very slow elevators, and confusing parking; these are visitor reports rather than resident-management evidence.

Combined from 4 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 5.4.

Google Reviews/Maps provides the largest building-specific review base, 4.4/5 from 6,749 reviews, which converts to 7.8/10 under the supplied curve. Service Hero is close at 4.5/5 from 42 reviews, while recurring praise for the clean, modern, spacious mall is balanced by repeated parking and accessibility complaints; the evidence is primarily visitor feedback rather than residential-tenancy reviews.

+ Clean modern interiors+ Spacious wide walkways+ Natural lighting+ Well-maintained appearance
− Tight parking spaces− Poor parking layout− Accessibility concerns− Unpractical elevator system− Cracked or uneven pavement reported
+ Wide retail selection+ Restaurants and cafés+ Cinema and family entertainment+ Walking/running track+ Clean and modern visitor experience
− Crowded parking− Confusing parking access− Paid daytime parking− Limited shop variety− Weekend access friction

Reviewers generally describe the interior as “clean, open, and modern,” with “wide walkways” and natural lighting. Physical-access complaints focus on the parking structure rather than the building frame: reviewers report “tight spaces,” “lack of accessibility,” an “unpractical elevator system,” and in one account cracked or uneven pavement.

The daily visitor experience is described as clean, spacious and well-equipped, with reviewers praising the mix of shops, restaurants, cinema and the rooftop walking track. The clearest operational complaint is parking: one reviewer says it is “so crowded to get in and out,” while another says parking is “very difficult” and “very bad”; these are visitor reviews, not long-term resident reports.

The largest review base is the Google Reviews/Maps 4.3/5 aggregate from 1,675 reviews, which converts to 7.0/10 under the specified curve and sets the level. Recent post-renovation reviews are strongly positive about service and interiors, while older reviews document dated rooms, small-room concerns and isolated operational complaints, so the reported commentary produces a modest net uplift rather than a large change.

+ Extensive renovation+ Modern interiors+ Well-maintained rooms+ Cleanliness praised
− Older-building complaints in earlier reviews− Small-room complaints− Historical hot/cold water problems
+ Attentive staff+ Professional service+ Central location+ Mall connection+ Restaurants and lounge praised
− Historical staff-attention complaint− Breakfast/value criticism− Parking congestion during events

The available physical-condition evidence is mixed by date. Older Tripadvisor reviews called the property “an old building” and reported repeated hot/cold water failures, while a February 2026 review said it felt “brand new following its extensive renovation”; Salhia reported reopening after renovation on November 6, 2025, and independent reporting described adaptive reuse that maintained the existing structure.

Daily-life feedback is predominantly favorable: recent guests praised “extremely friendly, professional” staff, personalized service, amenities and the Executive Lounge, while Tripadvisor reviewers also described the location and mall connection positively. Countervailing comments include a breakfast/value complaint and an older report that staff were “glued to their phones” and failed to notice guests for extended periods.

Combined from 2 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.8.

The largest published review base located for the Assima project/cluster is Local Guides World’s 4.3/5 from 225 reviews, which converts to 7.6 before commentary. The building-specific listing is only 3 reviews, while the written feedback is mainly mall-visitor evidence rather than resident evidence; recurring parking and access complaints move the result down modestly to 7.4. No structural score is assigned because the retrieved material did not publish resident-facing structural-condition reviews or a structure rating.

+ Spacious common retail environment+ Many shops and restaurants+ Central location+ Family/playground amenities
− Parking congestion− Confusing entry− Limited shop variety

no notes returned

no links returned

Published reviews describe the Assima complex as “really big and very spacious,” with “lots of shops and restaurants,” and praise its central Kuwait City location. The recurring operational criticism is parking: reviewers call it “a little hassle,” report that entry is confusing, and one says it is “so crowded to get in and out” on weekends; these are cluster/mall observations rather than resident-management reviews.

Only buildings that have reached handover are rated. 0 of 5 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

1 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

REGULATORY Inspection 29 September–17 October 2024; reported in the 2024 annual report dated 16 February 2025 (published 17 April 2025).
During a Capital Markets Authority periodic inspection, the company was noted for delaying notification of an update to its Observers’ List, delaying disclosure of vital information, and providing a board-meeting agenda less than three working days in advance; the company explained the delays and the Authority directed it not to repeat the control notes.
FINANCIAL DISTRESS 2025; reported in the 2025 annual report published in March 2026.
FINANCIAL DISTRESS 12 August 2026 disclosure.
DELIVERY DELAY Original target: Q1 2019; extension reported in 2019; revised target: second half of 2021; mall opening: 8 November 2021; later components reported open in April 2023 and operating in early 2024.
Assima Project (Kuwait City), developed by Assima Real Estate Company with Salhia Real Estate Company as owner/parent stakeholder, was delivered later than Salhia’s original planned Q1 2019 start of operations: the 2019 report described an extension after fire and technical obstacles, the revised 2020 schedule targeted mall completion in the second half of 2021, and the mall opened on 8 November 2021; later company reporting records the tower’s operations commencing in early 2024 and the Marriott Executive Apartments opening in April 2023, so this is a completed delay rather than an active failure.
DELIVERY DELAY Site work stopped 15 November 2006; stoppage and losses reported 21 September 2014; later Assima mall opening reported 8 November 2021.
Al-Asima/Assima project, then owned through Al-Asima Real Estate Company in which Salhia held a 50% stake, was reported as halted after the Ministry of Finance stopped site works pending a state lease and remained in limbo for years; the 2014 report attributed accumulated losses of KD27.9 million to the stoppage, while the later Assima development was ultimately constructed and opened, so the historical stoppage should not be treated as current non-delivery.
