AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. These are reported experiences, not independent building inspections, and may not represent all residents or properties.

The market here is Thailand: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Reported January 23, 2023; judgment March 25, 2024; appeal reported May 9, 2024 A land-assembly dispute led SC Asset to sue Sarayut and Latfa Rattanaphan for repayment of THB20 million; the family alleged that SC Asset failed to honor the land-assembly arrangement and that the loan agreement concealed compensation, while SC Asset denied the allegations. On March 25, 2024, the Civil Court ordered the two defendants to repay THB20 million plus 6% annual interest and dismissed their counterclaim; a May 9, 2024 report said the family intended to appeal. SC Asset subsequently reiterated that the complaints were false and that the court had ruled in its favor.

The market here is Thailand: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 dated statements are held back: a broker listing with no date on it, or a page with no year, cannot fix a date. 1 turned out to be about something else — a phase, a neighbour, the wider masterplan — and is marked off-subject.

The Google Reviews/Maps aggregate of 4.6/5 from 63 reviews is the anchor and converts to approximately 8.9/10 under the supplied curve. The smaller 5/5 aggregates are consistent but cannot displace the anchor; recurring praise adds a modest adjustment, while no published structural evidence was found.

+ BTS convenience+ Distinctive design+ Well-equipped facilities+ Good location+ Positive atmosphere
− Staff-manner complaint

Published reviews repeatedly praise the building’s 130-metre proximity to BTS Wongwian Yai, design and facilities; one 5/5 review calls it a “Great design with good location for living.” The only operational criticism located was a 3/5 review saying the cleaner/manager “is not good manner to client,” so this is a reported isolated complaint rather than a recurring management failure.

The building-level Google Reviews/Maps aggregate of 4.5/5 from 44 reviews sets the level, converting to 8.5/10 under the required curve. The sampled commentary is broadly positive but includes isolated noise, price and resident-behavior complaints; none qualifies as a recurring or severe theme under the stated adjustment rules.

+ luxury atmosphere+ positive staff feedback+ Lumpini Park views+ central location+ high-end amenities
− road traffic noise− resident behavior complaint− high price

no notes returned

Published reviews describe a high-end daily experience: one reviewer wrote “Best ever atmosphere and staff,” and another called it a “Luxury condo with penthouse” with a beautiful Lumpini Park view. The main lifestyle drawbacks in the sampled feedback were a complaint about a resident allegedly “constantly bullying others” and reported motorbike and tuk-tuk noise from 6 AM to 1 AM; another review summarized the trade-off as “Very good. Very pricey.”

Combined from 12 published figures on 3 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.7.

Trip.com has the largest review base and its published 9.2/10 sets the level; under the stated guest-rating convention this is converted to 8.4/10. The final 8.3 reflects only the reported recurring odour, HVAC, noise and service-recognition concerns, balanced by repeated praise for staff, facilities, cleanliness, location and design; the evidence is hospitality guest feedback rather than long-term residential experience.

+ New / modern property+ Clean rooms and common areas+ Comfortable bedding+ Some reports of effective sound insulation+ Well-equipped facilities
− Reported sewer or room odours− Air-conditioning control complaints− Sound-insulation and noise complaints− Some bathroom ageing / dirty sofa reports− Pool-water quality complaint
+ Friendly staff+ Attentive service+ Rooftop infinity pool+ Convenient shopping and transit access+ Strong design and atmosphere
− Limited breakfast choice− Small restaurant / limited seating− Some loyalty-benefit complaints− Occasional noisy lobby or bar− No steam room or sauna

Reviewers generally describe the property as new, clean and modern, with one Trip.com reviewer praising a “bright and clean room” and comfortable bedding. However, published guest feedback also reports “房間有異味” (room odour), repeated sewer-smell concerns, air-conditioning that became too hot or too cold, and one account of hearing neighbouring doors; these are guest reports, not an engineering inspection.

Daily-life feedback is strongly positive: guests repeatedly mention “friendly and helpful” staff, a “beautiful pool,” good location and thoughtful details such as late à-la-carte breakfast. The main operational reservations are limited breakfast choice, missing steam/sauna facilities, occasional lobby noise, and a Tripadvisor reviewer’s complaint that promised Hilton status recognition was not delivered.

8.2/ 10

Google Reviews/Maps provides the largest qualifying review base reported here, at 4.4/5 from 14 reviews, which converts to 8.2/10 under the specified curve. The evidence supports a strong living score, but structural scoring remains null because no building-specific structural rating was published; isolated plumbing and contract complaints were reported but did not qualify as recurring scored themes.

+ High-quality imported furnishings+ Sprinkler system noted in project review
− Reported clogged drains− Reported leaking kitchen-sink pipe− Water-system inspection reported
+ Mostly positive resident sentiment+ Luxury living experience+ Quality furnishings+ Quiet, low-density common areas+ Housekeeping and concierge services described positively
− Contract-condition concern− Limited parking− Small gym− High common-area fee reported

One resident review reported that drainage clogged twice in four months and that the kitchen-sink pipe leaked from the floor; it also described a water-system check involving a neighbouring unit. A separate project review highlighted installed fire sprinklers, but no published building-specific structural rating or engineering assessment was found.

The published reviews are predominantly positive: residents called it “Ultra luxurious place for living,” “คอนโดสวย น่าพัก,” and praised the quality of the supplied furnishings. Counterevidence includes a 1/5 warning to read contract terms carefully, a complaint about parking being only 45%, and a later review reporting repeated plumbing incidents; the 2021 review also praised weekly housekeeping and 24-hour concierge service.

Keller Henson is the only located building-specific published aggregate: 5/5 from 3 ratings. Because the review base is below 10, the stated rule requires keeping the result within one point of 6.5; the score is therefore capped at 7.5 despite the nominal 5/5 conversion.

PropertyHub is the only published building-specific aggregate located: 5.0/5 from one project review. Because the review base is below ten, the rules require keeping the score within one point of 6.5; with one positive written review and no documented recurring complaints, 6.5 is retained rather than treating the isolated 5.0/5 as a full-strength anchor.

+ Chatuchak Park proximity+ Complete facilities+ Concierge service+ Private single-corridor layout+ Convenient BTS/MRT access

no notes returned

no links returned

The only resident-style project review read was positive, describing the building as good, close to Chatuchak Park, and having complete facilities. Editorial reviews also highlight concierge service, private single-corridor access, and extensive amenities, but these are published feature descriptions rather than a broad resident consensus; the available evidence is therefore thin and largely positive rather than a current operational verdict.

Only buildings that have reached handover are rated. 1 of 7 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

LEGAL Reported January 23, 2023; judgment March 25, 2024; appeal reported May 9, 2024
A land-assembly dispute led SC Asset to sue Sarayut and Latfa Rattanaphan for repayment of THB20 million; the family alleged that SC Asset failed to honor the land-assembly arrangement and that the loan agreement concealed compensation, while SC Asset denied the allegations.
