The market here is Australia: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • DELIVERY DELAY Reported April 28, 2024; ministerial approval reported October 17, 2024 At Pentridge Prison in Coburg, Shayher’s proposed 11- and 12-storey apartment towers faced a lengthy planning dispute: Merri-bek Council unanimously opposed the application at VCAT in April 2024 over height, bulk, overshadowing and missing ground-floor commercial space, and the Victorian planning minister later intervened to approve the project in October 2024, stating the intervention was intended to prevent it becoming stuck in VCAT; this was a planning delay and opposition, not an abandonment, and the proposal was ultimately approved.
  • DELIVERY DELAY Original completion commitment: 2018; temporary demolition stoppage reported June 2014; final precinct completion reported 2021-09-20. The former Brisbane Supreme and District Courts redevelopment at 300 George Street (Brisbane Quarter), attributed to Shayher Group, was publicly expected to be completed by 2018 but the final precinct component, The One Residences, was only reported complete in September 2021; construction was also temporarily disrupted in 2014 when the demolition contractor became insolvent, although the project ultimately completed and is not an active failure as of 2026-10-11.

The market here is Australia: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 2 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Google Reviews/Maps provides the largest and only published building-specific review aggregate found: 4.9/5 from 15 reviews, converted to 9.7/10. The seven displayed written reviews were all positive overall, with repeated praise for transport, shops and amenities; the resulting commentary adjustment brings the resident-experience score to 10.0, while structure remains unevidenced.

The published reviews are strongly positive about daily convenience: one calls the LRT "walking distance (50 meter only)," while another says public transport and shops are nearby. A Japanese-language review praises the uncrowded, well-equipped gym and rooftop views, but adds the limited operational complaint that "エレベーター内が暑い" (the elevator was hot).

Combined from 14 published figures on 3 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.4.

Agoda has the largest published review base and its 9.1/10 overall guest rating sets the level, converting to approximately 8.8/10 under the stated curve. Tripadvisor and Google/Maps are broadly consistent, while the written evidence adds repeated praise for rooms, staff and amenities but also recurring complaints about breakfast and service speed; the resulting resident-experience score is 8.9.

+ Clean rooms+ Modern bathrooms+ Quiet rooms+ Well-maintained facilities+ Comfortable rooms
− Inconsistent room cleanliness− Broken cabinetry reported− Air-conditioning failure reported− Wet sheets after delayed servicing− Bathroom shower-curtain quality
+ Friendly staff+ Helpful service+ Unique atmosphere+ Convenient tram access+ Strong pool/bar/precinct amenities
− Slow breakfast service− Slow reception/check-in− Limited breakfast menu− Occasionally chaotic wine-bar service− Mixed value perceptions

Guests commonly describe rooms as “exceptionally clean,” “well presented,” modern and quiet, and one Trip.com review called everything “immaculate.” Counter-evidence includes a report of dirty windows and broken cabinetry, an air-conditioning failure requiring a room change, and a bathroom nylon shower curtain that “fell short of the luxury experience”; these are guest reports rather than an engineering assessment.

Daily-life feedback is strongly positive: guests describe staff as “friendly and efficient,” call the location superb, and praise the pool, gym, wine bar, parking and nearby precinct. The main operational criticisms are that breakfast was “slow,” the prepaid breakfast had a “limited menu,” check-in could be “painfully slow,” and wine-bar service was “a little bit chaotic at times.”

8.5/ 10

The only published aggregate located for the relevant place is 4.5/5 from 545 reviews for Brisbane Quarter, a named cluster containing 300 George, so it sets the level after conversion to 8.5/10. The evidence is primarily precinct/visitor feedback and operator material, not resident reviews of the office tower; therefore structure is unscored and the living figure should be treated as low-confidence proxy evidence rather than a residential assessment.

+ 5-star NABERS Energy rating+ 5 Star Green Star rating+ Central Energy Plant+ Advanced lighting, water conservation and climate-control systems
+ Friendly, knowledgeable concierge+ 24-hour onsite security+ Dedicated management team+ End-of-trip showers, lockers and bike facilities+ Convenient food, retail and transport access

Published material identifies 300 George as a completed A-grade office tower rather than a residential building. The project page reports “5 Star Green Star; NABERS Energy Use 5 Star Design,” while the building’s services page describes a Central Energy Plant and advanced lighting, water-conservation and climate-control systems; these are certifications and operator descriptions, not resident structural reviews.

The building’s published services describe an “impeccably presenting, friendly, and knowledgeable Concierge team,” 24-hour security and dedicated management, plus showers, towel service, lockers, bike racks and drying cupboards. The only independent review material located was for the wider Brisbane Quarter cluster: displayed reviews call it a “beautifully designed precinct” with a “relaxed, upscale atmosphere” and “stunning river views,” rather than reviewing 300 George’s residential living experience.

Combined from 9 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.3.

Agoda’s 9.1/10 aggregate, based on 2,753 verified reviews, is the largest review base and converts to 8.2/10 under the guest-rating curve. The reported praise is substantially stronger than the limited operational criticism, so the commentary adjustment produces an overall resident-experience score of 8.5; no published evidence supports a separate structure score.

+ Friendly staff+ Helpful service+ Strong location+ Clean rooms+ Pool and spa facilities
− Inconsistent complaint handling− Occasional service lapses− Noise in common areas− Some maintenance needed− High parking cost

Guest feedback consistently praises the day-to-day experience: reviewers describe staff as “very friendly and professional,” “approachable and polite,” and say they “go above and beyond,” while Agoda records 9.6 for location and 9.3 for cleanliness. The negative evidence is limited but concrete: one June 2026 guest reported a damp-smelling room, dirty air-conditioning vents and loud common areas, while other reviews mention that “some maintenance needs to be done”; older Tripadvisor and OpenTable reviews describe poor complaint handling or staff forgetting drink orders.

Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 6.9.

The largest clearly building-specific published review base located was 4.2/5 from 47 reviews, which converts to 7.6/10 and sets the level. The result is adjusted modestly downward for the documented car-park safety/management complaint and repeated minor operational criticisms, while the broad positive commentary about the heritage setting, cleanliness, amenities and community atmosphere prevents a larger reduction.

+ Clean public areas+ Modern fitout+ Well-maintained gardens+ Accessible parking and paths
− Car-park safety defect reported− Some parking-navigation confusion− Back section described as unfinished
+ Strong heritage character+ Good local convenience+ Cinema and dining offer+ Family-friendly playground and grounds+ Community events and atmosphere
− Reported poor management response to car-park hazard− Limited shop variety− Parking can be confusing− Some food-quality complaints

Reviewers generally describe the precinct as clean, modern and fresh: one wrote, “This old prison are very clean,” while another praised the “modern fitout.” Evidence is limited and largely visitor-based rather than engineering-based; one 2022 review said the build was “noticeably unfinished in the back section,” and another reported a serious car-park injury and an alleged failure to fix the defect.

Daily-use feedback is mostly favourable: visitors call it a “small convenient shopping mall for locals,” praise the cinema, IGA, eateries and grounds, and describe a strong community atmosphere. The main operational warning is a reviewer’s complaint that “The management service is terrible” after a car-park injury; other reviews mention limited shops, confusing parking and occasional food-quality dissatisfaction.

7.2/ 10

Booking.com’s building-specific guest aggregate of 8.5/10 from four reviews is the only qualifying whole-property rating located, and its guest-scale conversion is 7.0 before commentary. Repeated praise for location, cleanliness and facilities supports a modest upward adjustment, while the review base is below ten and therefore limits confidence; no structural score is assigned because no published structural-condition evidence was found.

+ Central location+ River and city views+ Clean apartments+ Pool, gym and sauna+ Well-equipped kitchens
− Hot, humid corridors− Inconvenient key pick-up− Limited coffee supplies− Limited kitchen knives

no notes returned

no links returned

The guest feedback describes “great location”, “great facilities”, very clean apartments, good views and convenient pool, gym and sauna access. The main operational criticism was that there was “no air conditioning in the corridors”, making them “very hot and humid”, while another guest noted an inconvenient key pick-up and limited coffee and kitchen supplies.

PIXEL City SentralBandar Sri Permaisuri, Kuala Lumpur351 units
6.3/ 10
—/ 10
6.3/ 10

The largest clearly identified building rating is 3.7/5 from 43 reviews, which converts to approximately 6.3/10 under the requested curve and sets the level. Resident commentary is mixed: repeated deposit-refund complaints modestly offset repeated praise for transport access and amenities, while the evidence is insufficient for a separate structure score.

+ Well-maintained gym+ Modern building+ Pool and rooftop facilities
− Lift reliability complaint− Highway dust− Weak window soundproofing− Nearby highway noise− High-tension cable and LRT-track noise reported before completion
+ LRT and KTM access+ Nearby Hero Market and eateries+ Well-maintained gym+ Swimming pool and rooftop amenities+ Some praise for responsive management
− Delayed deposit refunds− Rude or unhelpful staff reported− Inconsistent management rules− Lost parcel reported− Common-area litter around stray-cat feeding

Resident feedback includes a direct systems complaint that the "Lift always broken," alongside "A lot of dust as near to the highway and windows' soundproof quality is bad." Earlier pre-completion forum discussion also warned of "high tension cable, highway noise and lrt track sound"; that is an original 2020 observation, not proof that conditions remained unchanged by October 11, 2026.

Residents repeatedly praise the location: one says it is close to LRT and KTM and near Hero Market, while another calls the condo gym "nice and well-maintained." The operational record is uneven: multiple reviews describe deposit refunds taking two to four months, one says staff were "rude and unhelpful," and a February 2026 review calls the new management’s rules "inconsistent and confusing."

Only buildings that have reached handover are rated. 2 of 9 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

DELIVERY DELAY Reported April 28, 2024; ministerial approval reported October 17, 2024
At Pentridge Prison in Coburg, Shayher’s proposed 11- and 12-storey apartment towers faced a lengthy planning dispute: Merri-bek Council unanimously opposed the application at VCAT in April 2024 over height, bulk, overshadowing and missing ground-floor commercial space, and the Victorian planning minister later intervened to approve the project in October 2024, stating the intervention was intended to prevent it becoming stuck in VCAT; this was a planning delay and opposition, not an abandonment, and the proposal was ultimately approved.
DELIVERY DELAY Original completion commitment: 2018; temporary demolition stoppage reported June 2014; final precinct completion reported 2021-09-20.
