Upkeep and response — belongs to whoever runs the building now. From 3 of 3 rated buildings here and 38 in the market.
The market here is Egypt: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • ALLEGATION Reported March 29, 2021; the settlement payments were completed by December 2020 and the criminal proceedings were terminated by reconciliation. A 2021 court-reported settlement ended the “SODIC land” criminal proceedings after SODIC, former chairman Magdy Rasikh and others paid EGP 1.315 billion to the state; the case concerned allegations that a 2,550-feddan plot had been obtained contrary to law and that instalments had not been paid, while the reported resolution was settlement rather than a merits finding against the current company.
  • LEGAL Reported October 11, 2026; judgment reported in the same article as occurring during 2026. SODIC brought a 2026 action seeking rescission of a 2019 sale contract for an EDNC unit over allegedly unpaid instalments and recovery of the unit; the court later held the action inadmissible as brought against the wrong party and ordered the claimant to pay costs, while the buyer’s representative maintained that the units belonged to Haifa Wehbe.
  • DELIVERY DELAY Project stalled in summer 2018; status reported 2020-03-02 Malaz, SODIC’s North Coast project, was reported as stalled from summer 2018 because required coastal-land permits had not been issued; in March 2020 SODIC was still only expecting permits within two months and construction to begin the following summer, so the contemporaneous source does not establish a later resolution.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Forty WestSODIC West, Sheikh Zayed175 units
8.7/ 10

8.7/ 10

Google Reviews/Maps is the only building-specific published aggregate located and its 4.5/5 rating from 184 reviews sets the level, converting to 8.5/10. The sampled written feedback is mostly positive and repeated praise concerns services, amenities and design, producing a modest commentary uplift; no published engineering or systems rating supports a structure score.

+ Attractive architecture and design
+ Positive management and services+ Nearby shops and amenities+ Pool views+ Pleasant place to live
− Security-staff conduct complaint− Construction reported in one review− Expense complaint

The published reviews provide limited direct evidence about physical systems such as plumbing, HVAC, electrical infrastructure or waterproofing. The structural-related praise is aesthetic: one reviewer called it “Lovely architecture and design, very beautiful”; no specific structural failure was reported in the material read.

Day-to-day feedback is mostly favorable: a reviewer described “wonderful services from the management” and nearby groceries, pharmacy, shops and malls, while another called it a “Nice place with amazing view on swimming pool.” The negative operational comment was specific rather than recurring: “stay away from the security cuz they have ego problems,” and another review noted “a lot of construction going on.”

8.0/ 10

The Google Reviews/Maps aggregate of 4.5/5 from 345 reviews sets the level, converting to 8.5/10 under the stated curve. The reported safety complaint about hazardous construction traffic is serious enough for a 0.5-point downward adjustment, while there is no review-based structural evidence to score structure separately.

+ Beautiful landscaping+ Friendly and professional security+ Privacy+ Sense of safety+ Main services included
− Hazardous outside construction traffic− Unfinished outside dirt road− Rental-deposit complaint

no notes returned

no links returned

Residents praised the setting as having “beautiful” landscaping, “friendly and professional” security, and a “very safe” and private atmosphere. The main operational warning was a resident’s 2/5 report of an unfinished outside dirt road and “daily nonstop harassment” from construction vehicles, alongside a separate 1/5 complaint that a landlord kept the insurance deposit.

The Estates — Phase 1New Zayed, New Zayed
7.5/ 10
—/ 10
7.5/ 10

Google Reviews/Maps is the only published building-level aggregate located: 4.4/5 from 7 reviews, which converts to approximately 8.2/10 before the small-sample constraint. Because the aggregate has fewer than 10 reviews, the score is kept within one point of 6.5 and set at 7.5; structure remains unscored because no physical-condition review evidence was published. Official SODIC material confirms the project identity and reports Phase 1 construction progress, but it is not a resident-review rating.

+ Positive general impression+ Positive location comment

no notes returned

no links returned

The visible review text is sparse rather than operational: one reviewer wrote “Good” and another “لوكيشن ممتاز” (“excellent location”). No reviewed source supplied resident-level comments on management response times, security, staff conduct, amenities upkeep, or common-area maintenance.

Only buildings that have reached handover are rated. 1 of 4 projects carries no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

ALLEGATION Reported March 29, 2021; the settlement payments were completed by December 2020 and the criminal proceedings were terminated by reconciliation.
LEGAL Reported October 11, 2026; judgment reported in the same article as occurring during 2026.
DELIVERY DELAY Project stalled in summer 2018; status reported 2020-03-02
Malaz, SODIC’s North Coast project, was reported as stalled from summer 2018 because required coastal-land permits had not been issued; in March 2020 SODIC was still only expecting permits within two months and construction to begin the following summer, so the contemporaneous source does not establish a later resolution.
DELIVERY DELAY Suspension reported 2022-04-26; relaunch announced 2022-09-07
SODIC’s unnamed 500-acre New Sheikh Zayed residential project was temporarily suspended because of the high-speed-rail alignment and land relocation; SODIC later relaunched the re-masterplanned 464-acre New Zayed project in September 2022, so this is resolved historical interruption rather than an active cancellation finding.
DELIVERY DELAY 2020-07-29
The SODIC–Heliopolis Housing and Development 655-feddan New Heliopolis co-development had its development deadline extended by 11 months in July 2020, with the revised deadline not disclosed; the report attributes the restructuring to the economic slowdown and does not establish subsequent completion.
DELIVERY DELAY Repair deadline arose 2017-10-01; continuing dispute reported 2026-09-18
A documented Alleg ria unit-repair and re-handover commitment required SODIC to complete defect repairs within nine months of the 1 October 2017 handover record, but a September 2026 report says the owner’s dispute remained unresolved for years; this concerns a unit-level remedial obligation, not proof that the whole project was undelivered.
