Risks & source coverage

  • LEGAL 18 November 2022 judgment; 23 December 2022 costs ruling The Queensland Supreme Court entered judgment for Pipe Networks against Springfield City Group on claims including breach of contract, misleading or deceptive conduct, unconscionable conduct, statutory-duty breaches, trespass and conversion concerning a competing fibre network; the court found the claims failed, and a later costs ruling ordered Springfield City Group to pay the defendant’s costs on the standard basis and then indemnity basis for rejecting a settlement offer unreasonably.
  • LEGAL Proceedings commenced 6 June 2023; appeal judgment 31 May 2024 Springfield City Group and Springfield Land Corporation obtained an interlocutory injunction in proceedings against Aveo over disputed 2021 and 2022 business plans for the Health City seniors development; the Court of Appeal dismissed Aveo’s appeal on 31 May 2024 and ordered Aveo to pay the appeal costs, while the retrieved judgment makes clear this was interlocutory relief rather than a final determination of the underlying dispute.
  • REGULATORY Reporting period 4 April 2019–3 April 2020; report published approximately two months late A Commonwealth EPBC annual compliance report for Springfield Land Corporation’s First Nine development recorded non-compliance because the required annual report was published about two months late, and also recorded minor non-compliance concerning fence construction and revised commencement and completion timeframes; the report does not state that a fine or prosecution resulted.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Power Traveller 9/10, 8.2/10, 9.3/10, 9.1/10 · 546 reviews · powertraveller.com
Combined from 10 published figures on 2 platforms, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 8.1.

Power Traveller supplies the largest reported review base, 546 guests, and its published 8.7/10 overall rating sets the anchor at 8.7. Tripadvisor’s 4.8/5 and Booking.com’s 9.1/10 are higher but do not replace the larger-base anchor; repeated praise for staff, cleanliness, comfort, facilities and location moves the result upward, while the evidence does not support a structural score.

+ Friendly staff+ Clean apartments+ Good housekeeping+ Comfortable rooms+ Convenient location
− Some maintenance needs addressed

no notes returned

no links returned

Guest reviews consistently describe a comfortable day-to-day stay, including “spotlessly clean” apartments, friendly and professional staff, good housekeeping and convenient access to shops and the Mater Hospital. The main operational caveat was one June 2026 review saying, “Some maintenance needs to be addressed,” although the reviewer also said progress was being made and remained happy overall.

Only buildings that have reached handover are rated. 2 of 3 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 1 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

4 found
LEGAL 18 November 2022 judgment; 23 December 2022 costs ruling
The Queensland Supreme Court entered judgment for Pipe Networks against Springfield City Group on claims including breach of contract, misleading or deceptive conduct, unconscionable conduct, statutory-duty breaches, trespass and conversion concerning a competing fibre network; the court found the claims failed, and a later costs ruling ordered Springfield City Group to pay the defendant’s costs on the standard basis and then indemnity basis for rejecting a settlement offer unreasonably.
LEGAL Proceedings commenced 6 June 2023; appeal judgment 31 May 2024
Springfield City Group and Springfield Land Corporation obtained an interlocutory injunction in proceedings against Aveo over disputed 2021 and 2022 business plans for the Health City seniors development; the Court of Appeal dismissed Aveo’s appeal on 31 May 2024 and ordered Aveo to pay the appeal costs, while the retrieved judgment makes clear this was interlocutory relief rather than a final determination of the underlying dispute.
REGULATORY Reporting period 4 April 2019–3 April 2020; report published approximately two months late
A Commonwealth EPBC annual compliance report for Springfield Land Corporation’s First Nine development recorded non-compliance because the required annual report was published about two months late, and also recorded minor non-compliance concerning fence construction and revised commencement and completion timeframes; the report does not state that a fine or prosecution resulted.
DELIVERY DELAY 31 May 2024 (Court of Appeal judgment; underlying plans and dispute arose in 2022–2023)
The Health City seniors-living development at Greater Springfield, for which Springfield City Group (with Springfield Land Corporation) was master developer and Aveo was the development entity, was subject to a continuing delivery dispute: Aveo’s 2021 and 2022 plans projected only 562 products by 2026 against a deed objective of at least 2,500, and the Queensland Court of Appeal upheld an interlocutory injunction stopping the expert-determination process; the court did not finally determine that the project was abandoned or that either party was ultimately liable.
