Upkeep and response — belongs to whoever runs the building now. From 3 of 3 rated buildings here and 227 in the market.
The market here is Canada: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • LEGAL Reported October 12, 2022; appellate decision October 11, 2022 A 2022 Alberta Court of Appeal matter was reported as “bitterly fought litigation” between MTM Commercial Trust and The Statesman Group of Companies concerning the development and management of the Riverside Quays Calgary condominium project; the reported appeals and cross-appeals concerning amended claims were dismissed, so this is a litigation record rather than a finding that the allegations were proven.
  • DELIVERY DELAY October 12, 2010 In Riverside Quays litigation, the Alberta Court of Queen’s Bench recorded that Statesman voluntarily halted construction in July 2010 and ordered that it not continue construction on Phase 2 pending resolution of alleged contractual breaches and other misconduct; the court found a strong prima facie case that Phase 2 had proceeded without the required partner approvals, while noting that the allegations remained subject to merits determination.
  • DELIVERY DELAY 2022-06-13 (source publication; reported project status as of June 2022) Pleasant Harbor Marina & Golf Resort (Washington): reporting in June 2022 said the Statesman Group was marketing the proposed resort although none of the required Phase 1 infrastructure or amenities had been constructed, no necessary permits had been filed, and little progress had been made since the 2018 development agreement; these claims were attributed to project opponents and are not independently adjudicated in the source.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures.

Google Reviews/Maps publishes the only building-specific aggregate located: 4.9/5 from 7 reviews, which converts to 6.5 under the specified curve. Because the review base is below ten, the result remains close to 6.5; repeated praise for community, building care, construction and amenities moves it modestly to 6.7. Structure is set at 7.0 from the reported steel-and-concrete, well-cared-for and well-constructed observations, without treating the absence of defect reports as positive evidence.

+ Steel-and-concrete construction+ Well-cared-for building+ Maintenance-free materials+ Quality construction+ Secure lock-and-leave design
+ Friendly community+ Positive Statesman dealings+ Lock-and-leave convenience+ Gym and golf simulator+ Views and location

Published material describes The Views as a steel-and-concrete building and calls it “well-constructed”; a resident review calls it a “well cared for building.” The available reviews contain no reported leaks, flooding, lift failures, HVAC problems or other physical-system complaints, although this is limited evidence rather than an engineering assessment.

The published resident feedback is strongly positive: one reviewer says, “We have met very friendly people and feel very much at home here,” while another reports the building is well cared for and can be left “without any concerns.” Other reviews praise the gym, golf simulator, location, views and “100% positive” experience; no operational or staff complaint was found.

7.0/ 10
8.2/ 10

The largest published review base is the Google aggregate shown by Birdeye: 4/5 from 115 reviews, which converts to 7.0/10 under the requested curve. The larger-than-anchor 4.4/5 listings point materially higher, while the reported praise for amenities, staff, cleanliness and security outweighs the limited social/HOA complaints; the physical-condition evidence is too sparse for a high-confidence structure assessment.

+ Good inter-unit installation reported
− Possible impact noise from units above− Buildings perceived as close together
+ First-class pool, clubhouse and gym+ Helpful staff+ Strong sense of community+ Clean common areas+ Good security
− Resident conduct complaints− HOA/pet-rule friction− Price perceived as high

The published material contains limited physical-condition evidence. One reviewer reported that owners said they could hear neighbors above, while also saying the "installation between the units is good"; no published reviews located reported flooding, leaks, HVAC, plumbing, electrical or lift failures.

Residents and visitors describe a strongly amenity-led lifestyle: one review calls the pool, clubhouse and gym "first class" and says they are kept "showroom" ready, while another says security is great and amenities are excellent. The negative operational feedback is mainly social and governance-related—"entitled" residents, dog-leash and waste complaints, and a report of residents harassing visitors—rather than slow management or a documented service failure.

RentCafe 5/5 · 7 reviews · rentcafe.com
RentCafe publishes 5/5 from 7 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 8.3.
7.4/ 10
RentCafe 4.5/5, 4.5/5, 4.5/5, 4.5/5, 5/5, 3.5/5 · 7 reviews · rentcafe.com
Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.4.

LocalityBiz’s 4.2/5 aggregate from 127 reviews sets the level and converts to 7.6/10 under the supplied curve. The score is adjusted slightly downward for reported noise, maintenance, management, elevator and access-control problems, but recurring positive reports about staff, cleanliness, maintenance, amenities and location limit the reduction. The structure sub-score is lower because the written evidence includes noise, elevator, gate, landscaping and plumbing complaints; this is a review-evidence judgment, not an engineering inspection.

+ Good maintenance reported by some residents+ Modern finishes and appliances+ Underground parking+ Clean elevators and common areas reported+ Responsive maintenance reported
− Noise and thin walls− Elevators reported frequently down− Security gates reportedly failed for months− Sewer smell and recurring sink blockage− Unfinished landscaping and broken lamp posts
+ Friendly staff+ Prompt maintenance reported+ Clean community+ Amenities and community events+ Convenient location near shopping and highways
− Unresponsive or unavailable office reported− Leasing-staff hours complaint− Package-security concerns− Key-fob access failure− Pet-waste and odor complaints

Structural feedback is mixed. One reviewer called the construction “shoddy,” reporting severe upstairs noise, while another reported that a unit “smells continuously like sewer” and that kitchen-sink water backs up despite several requests; the property’s 4.8/5 Apartments.com score is a blended building-and-renter score based on only 3 reviews, so it does not resolve those complaints.

Day-to-day reports are divided. Positive residents describe staff as “friendly and responsive,” a “clean” community, prompt maintenance and engaging events, while negative reviews call management “a joke,” report staff-treatment problems, package theft exposure and a broken key-fob system that made one resident feel unsafe.

Only buildings that have reached handover are rated. 0 of 3 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

Risks

Risk flags

6 found
LEGAL Reported October 12, 2022; appellate decision October 11, 2022
A 2022 Alberta Court of Appeal matter was reported as “bitterly fought litigation” between MTM Commercial Trust and The Statesman Group of Companies concerning the development and management of the Riverside Quays Calgary condominium project; the reported appeals and cross-appeals concerning amended claims were dismissed, so this is a litigation record rather than a finding that the allegations were proven.
DELIVERY DELAY October 12, 2010
In Riverside Quays litigation, the Alberta Court of Queen’s Bench recorded that Statesman voluntarily halted construction in July 2010 and ordered that it not continue construction on Phase 2 pending resolution of alleged contractual breaches and other misconduct; the court found a strong prima facie case that Phase 2 had proceeded without the required partner approvals, while noting that the allegations remained subject to merits determination.
DELIVERY DELAY 2022-06-13 (source publication; reported project status as of June 2022)
Pleasant Harbor Marina & Golf Resort (Washington): reporting in June 2022 said the Statesman Group was marketing the proposed resort although none of the required Phase 1 infrastructure or amenities had been constructed, no necessary permits had been filed, and little progress had been made since the 2018 development agreement; these claims were attributed to project opponents and are not independently adjudicated in the source.
PROJECT CANCELLED 2020-10-05 (receiver report publication; termination reported as occurring in 2013)
Highbury, Calgary—Phases II and III: Deloitte’s court-appointed receiver reported that The Statesman Group of Companies Ltd. bought the phases in 2013 and that their development was terminated under the phased disclosure statement; this is a documented cancellation of those phases, not evidence that Statesman was the original developer of the wider Highbury project.
DELIVERY DELAY 2010-10-12 event/court decision; litigation reported 2022-10-12; current status uncertain
Riverside Quays, Calgary: a 2010 Alberta court decision recorded that Statesman’s affiliate Statesman Master Builders Inc. voluntarily halted construction and was enjoined from continuing the project pending resolution of alleged contractual and misconduct issues; a 2022 report still described bitter litigation involving the Statesman Group, but the sources retrieved do not establish the project’s current completion status as of October 11, 2026.
PROJECT CANCELLED 2011-04-05 (source publication; withdrawal reported as occurring in summer 2010)
Royal Bay, Colwood: contemporary local reporting said the Statesman Group considered buying the development site but pulled out of the deal in summer 2010; this is older unresolved material relevant to the group’s abandoned involvement, not a finding that Statesman cancelled a project after acquiring it.
