AI research over published reviews and resident comments. Scores are a model’s reading of opinion, not figures stated on a page, and nothing here feeds any number above it. The links under each block are the pages that research says it used. Based on available resident reviews of covered buildings. The market here is United States: every other developer whose head office is in the same country, because the review platforms residents use, and the service norms they judge against, move together within one. It is not a city, a sector or a price band. Read structure and living together. A developer above the market on structure and below it on living builds well and runs buildings badly, which is a fixable problem and a different one from building badly. Higher ratings are better; differences use the displayed scores rounded to one decimal. Rated buildings only, on both sides, and a structure or living score with no stated basis — no review count and no notes or links — is left out of both.

Risks & source coverage

  • DELIVERY DELAY October 2024; April 2025 Sunroad’s Harbor Island hotel remained unbuilt and delayed: in October 2024, the Port approved a further two-year extension because high construction costs and interest rates made financing difficult; in April 2025, Port officials said the already long-delayed 450-room project would not remain viable without rent concessions, and approved concessions expected to save the developer more than $13 million over the lease term. These reports document delay and financing difficulty, not cancellation or a prediction that the project will ultimately fail.
  • DELIVERY DELAY Original commitment reported November 23, 2021; construction-start extension approved October 17, 2024 to December 7, 2026; status page retrieved for 2026 research date Sunroad HIE Hotel Partners, L.P.’s Sunroad Harbor Island East Hotel in San Diego was not delivered against its original schedule: a November 2021 report said construction was expected to begin in late 2023 and opening was scheduled for late 2025, while the Port later extended the construction-start deadline from December 7, 2024 to December 7, 2026; as of the Port’s 2026 project page, the hotel remained described as being planned, so completion had not been documented by October 11, 2026. The Port and Sunroad subsequently negotiated revised terms and financial concessions to keep the project viable; this is a documented delay, not a finding that the project was cancelled.

The market here is United States: every other developer whose head office is in the same country, because planning regimes and reporting norms move together within one. It is not a city, a sector or a size band. Read the two delay figures together. A median close to the market with a much better average means no single disaster; the reverse means one project is carrying the record. Time to deliver runs from the earliest start we hold to the completion itself — a construction start where a source gave one, otherwise a sales launch, otherwise the launch year read as its January. A handover the sources place only inside a year is read as that December, so a duration is the widest the record allows rather than the flattering end of it. Only delivered projects dated at both ends count, so it is taken over fewer projects than the delay figures, and a long build is not a fault: a tower is not a villa run. Sourced figures only, both sides, and values taken from documents held on file are excluded here — a developer who shares their records should not score better than one who does not.

Click a row in the chart to open a project, or a table row below to see its sources. The chart runs wider than the page where the record spans many years — scroll it sideways to follow a project to its handover. Every date we have is drawn. A hollow marker is only a launch year, not a date anyone published. No dates published means we looked and found none; dates not yet checked means we have not looked yet. Handing over is not finished — rows say which. A delay is shown when one source gives the promised date and another gives the real one, however rough: "2019" still counts, and the row shows how wide that is. Projects missing one of the two dates, or with sources that disagree, are left out of the figures. 6 turned out to be about something else — a phase, a neighbour, the wider masterplan — and are marked off-subject.

Vive on the Park – Phase IKearny Mesa, San Diego302 units

5.5/ 10
6.6/ 10

The largest published review base is Birdeye's 4.0/5 from 818 reviews, which converts to 7.0/10 and sets the level. The lower Yelp result and repeated resident complaints pull the resident-experience score down, while recurring praise for amenities, staff and location prevents a larger reduction. Structural evidence is materially weaker and complaint-led, so it is scored below the living score.

+ Modern appliances and layouts+ New facilities+ Strong-feeling structure reported by one resident
− Roof leaks− Plumbing and hot-water problems− Thin walls and persistent noise− Broken trash chutes− Elevator and front-door malfunctions
+ Resort-style amenities+ Friendly leasing staff+ Convenient location+ Community events+ Clean and safe reported by some residents
− Security and garage break-ins− Management disorganization− Slow maintenance follow-through− Package and trash-service problems− Noise and resident nuisance

Published resident reviews describe both attractive, modern interiors and serious maintenance complaints. Specific reports include “My roof leaked twice,” a two-month unresolved “loud tapping problem ... from the pipes,” no hot water, plumbing-related displacement, thin walls, and recurring elevator or front-door failures; these are resident reports rather than an independent engineering inspection.

Residents frequently praise the amenities, location and individual staff members—for example, “The amenities are great and the staff is amazing!” and “Safe community, clean. Friendly and professional staff.” But the operational experience is inconsistent: other reviews call the office “incompetent,” report lost packages, missed trash collection, unresolved work orders, repeated break-ins and persistent noise complaints.

RentCafe 4.5/5 · 58 reviews · rentcafe.com
RentCafe publishes 4.5/5 from 58 reviews. Adjusted for where resident ratings usually fall, and weighted toward the 6.5 midpoint (more strongly the fewer the reviews), that gives 7.8.

RentCafe 4/5, 4.5/5, 4/5, 4/5, 4.5/5, 4/5 · 58 reviews · rentcafe.com
Combined from 6 published figures on 1 platform, weighted by review count, adjusted for where resident ratings usually fall and weighted toward the 6.5 midpoint where reviews are few: 7.2.

Google's 3.6/5 from 187 reviews is the largest review base and converts to 5.8/10, setting the level. Recurring security, management and access complaints reduce the resident-experience score, while repeated praise for amenities, cleanliness and staff partially offsets them. Structure is scored only as a cautious evidence-based assessment because the published maintenance/building feedback is mixed, not because absence was treated as a negative.

+ Modern construction and finishes+ Responsive maintenance reported by some residents+ Hallway flooring upgrades+ Clean and well-maintained facilities reported by some residents
− Garage door failures− Key-fob/access failures− Elevator malfunction report− Delayed hot-water repair− Animal urine and poor move-in condition reported
+ Resort-style amenities+ Friendly staff reported+ Community events+ Clean common areas reported+ Responsive maintenance reported
− Security and theft concerns− Unresponsive management reported− Noise in common areas− Broken amenity electronics− Parking dispute and towing complaint

Physical-condition feedback is mixed. RentCafe publishes a 4.5/5 maintenance sub-score, and some residents say maintenance is “handled promptly,” but other reviews report that the garage door failed, key fobs did not work, an elevator malfunctioned, and hot-water repairs took six months. These are resident reports rather than independently verified engineering findings.

Daily-life reviews range from enthusiastic to strongly negative. Positive renters describe “a resort with all the amenities,” clean common areas and staff who are “friendly, responsive,” while others report zero security, stolen motorcycles or packages, staff who do not return calls, and noise from common areas after hours. The newest material available in the reviewed pages includes both June 2026 complaints and positive reviews, so the current position is genuinely mixed rather than settled.

5.8/ 10
6.2/ 10

Birdeye’s 4.0/5 from 818 reviews is the largest review base and converts to 7.0 under the specified curve. The score moves down because multiple reviews report serious security incidents and recurring maintenance, management, noise and building-system problems, although repeated praise for amenities, location and staff prevents a lower result. Completion evidence is historical: project records forecast lease-up/completion in 2019–2020, while the review evidence confirms the operating building but does not independently establish a precise completion date.

+ Strong-feeling structure reported by one resident+ Modern appliances and layouts+ Clean room interiors+ New facilities
− Roof leaks− Plumbing and hot-water problems− Thin walls and pipe noise− Elevator and front-door malfunctions− Bathroom moisture and AC odor
+ Extensive amenities+ Friendly leasing staff+ Convenient central location+ Community events+ Positive cleanliness reports
− Vehicle break-ins and garage-gate concerns− Management communication problems− Maintenance delays− Trash and package-service complaints− Noise complaints

Reviews describe a generally attractive, modern property, including “modern appliances, spacious layouts” and one resident’s view that “the structure feels strong.” However, residents also reported “My roof leaked twice!”, no hot water, plumbing problems requiring a temporary move-out, persistent pipe tapping, thin walls and recurring elevator/front-door failures.

Residents praise the “amazing amenities,” central location and individual staff members, with reviews describing the community as “safe,” clean and resort-like. The negative operational feedback is substantial: residents report lost or stolen packages, repeated vehicle break-ins, missed trash collection, “poor management and maintenance,” and staff who do not follow through on complaints.

Only buildings that have reached handover are rated. 5 of 8 projects carry no rating: a building still under construction is never asked about, one that has just been handed over may not have been reached yet, and the rest were asked about and no published resident commentary was found. Structure is fixed at handover and stays the developer's; management and living belongs to whoever runs the building now. The overall verdict weights both rather than averaging them. None of this is checked: a rating is what people published about a building, aggregated — it is not evidence, it cannot move a delay figure, and it is not part of the delivery record above.

Projects

Assessment coverage

Completed projects: 2016-10-15 through 2026-10-15. Initial research is capped at 10 completed projects and a separate delivery-risk search capped at 7 findings. Risk findings are not project assessment counts. Absence is not proof of a complete portfolio or no failures. Month-level dates overlapping a boundary are excluded from figures.

0 undated completions and 0 boundary-uncertain completions are retained but excluded from figures.

Stalled, cancelled & overdue projects

0 evidenced cases
The capped delivery-risk search ran; no project-level exception cases are recorded here. Risk findings are listed under Risks and are separate from assessed projects. This does not establish that the developer has no delivery failures.

DELIVERY DELAY October 2024; April 2025
Sunroad’s Harbor Island hotel remained unbuilt and delayed: in October 2024, the Port approved a further two-year extension because high construction costs and interest rates made financing difficult; in April 2025, Port officials said the already long-delayed 450-room project would not remain viable without rent concessions, and approved concessions expected to save the developer more than $13 million over the lease term. These reports document delay and financing difficulty, not cancellation or a prediction that the project will ultimately fail.
DELIVERY DELAY Original commitment reported November 23, 2021; construction-start extension approved October 17, 2024 to December 7, 2026; status page retrieved for 2026 research date
Sunroad HIE Hotel Partners, L.P.’s Sunroad Harbor Island East Hotel in San Diego was not delivered against its original schedule: a November 2021 report said construction was expected to begin in late 2023 and opening was scheduled for late 2025, while the Port later extended the construction-start deadline from December 7, 2024 to December 7, 2026; as of the Port’s 2026 project page, the hotel remained described as being planned, so completion had not been documented by October 11, 2026. The Port and Sunroad subsequently negotiated revised terms and financial concessions to keep the project viable; this is a documented delay, not a finding that the project was cancelled.
